If you are like me, you rely heavily on reviews before booking anything. When I first booked this home, there were no reviews because it was a new property, and I was very nervous. However, I'm here to tell you that there was no reason to be!
We traveled to Kauai to celebrate my mom's 70th birthday. We had 10 total people, including two kids. The house was big enough to accommodate everyone, and it never felt like we were crowded or stepping over each other, including the person sleeping on the air mattress. Plenty of towels, chairs, beach equipment, and kitchen equipment. Each room has a separate air conditioner unit which everyone really appreciated.
The location cannot be beat. Short walk to the beach, and easy to walk over to Poipu beach every night to check out the sea turtles (most seen was 54!). The beach right at the end of the road might be a bit rough for littles, but my 11 and a half year old niece and nephew loved learning how to boogie board. Right next door to this beach is Poipu beach, good spot for snorkeling with calmer waters. Also, the home is at the end of a dead-end street so there is not much in the way of car traffic. Narrow street means limited parking, but worked out ok for 3 cars.
Communication with the property manager was amazing, she is very responsive and helpful. She answered all my questions and was even kind enough to provide me with recommendations for my mom's birthday dinner. Don't hesitate to book this place, we had a magical time!

Owners of Short Term Rentals BEWARE. Evolve representatives are not professional and have hidden behind vague statements of "potential discrimination" and "we cannot require or ask guests to send their ID's prior to checking in, as many guests may feel uncomfortable in doing so, and we want to ensure they have the most positive experience they can" so Owners beware. Evolve will NOT enforce your house rules when it comes to: a) guest ID verification (but they will tell you that you can do it if you want); b) pet fees (unless you report it to Evolve after a guest checks out); c) number of guests allowed in your home; or parties or large gatherings just to name a few. You are definitely on your own and they imply you are getting a great deal from them because they only charge you 10% fee for bookings but what they don't tell you is that they charge another 10% "guest fee" to your guests for a total 20% management fee and FOR WHAT? And to top if off, Evolve charged me a $250.00 cancellation fee for a guest that failed to provide their photo ID to me prior to the check-in date. RUN. JUST RUN from this company. Find someone local with cleaning and maintenance workers that are reliable. You will thank me later.
We booked a rental through VRBO that was managed by Evolve. It looked like it would be the perfect getaway for us. We took off work, cleared our schedules, and drove all the way out to the rental in the next state over...only to find out that Evolve had canceled our booking right before we arrived due to a flooding issue. From the timeline I've gathered, they could have notified us before we'd left our home and driven hours to get there, but they waited for some reason. Evolve customer service's response was basically you're SOL. They didn't help us find a new place to rent for our vacation, they didn't help us find a hotel room in a nearby city, and they didn't offer a discount on our next booking. Nothing! We had to turn around and drive all they way back home. They said they would issue a full refund, but we've only received a partial refund and are fighting with them to get the cancelation insurance refunded since we didn't cancel the booking. So, our vacation was ruined and we're out gas/time/money to get there. And we might not even get our money back! I highly recommend everyone AVOID Evolve managed properties. I don't know what they do for the rental owners, but their customer service for renters has always been horrible and this time it went beyond. We definitely won't be renting an Evolve property in the future.
My issue was that my property was not showing up on AirBnB and not even on Evolve's site due to issues with the filters people use to search for properties. Ritha fixed the problem with AirBnB and Evolve's site, but my property does not show up on VRBO's site regardless of the filters used. I searched using the filters that most people use to find a property and my property does not appear. I've had guests stay with me before that used VRBO, but now they won't be able to view my property. I'm losing bookings because of this. THIS IS THE THIRD TIME I'VE HAD TO CONTACT EVOLVE ON THE SAME ISSUE. I WANT THIS FIXED NOW!

We had a relaxing stay! The home was very comfortable and location was excellent for exploring around Tampa. We loved cycling around Davis Islands.

Trusting Evolve to manage my vacation rental was a huge mistake. The owner support is beyond incompetent. There's zero protection or support when guest damage your property. Evolve says you're protected up to $3k for damages but consequently Evolve makes it so difficult to proof your claim, and the run around, I just gave up and took the lost. Further, Evolve has such a small foot print in the vacation rental market, Evolve depends on ABNB and VRBO for your rentals. So, use ABNB or VRBO to list your property. These organizations have a much better infrastructure and owner support departments. At the end of the day, avoid Evolve like you would the plague. My personal unsupported lost is over $6,000. My involvement with Evolve has been 2 seasons equaling 8 months. My property only rents during the warm months due to its location in the mountains of PA. Look for a local management company if you can. I have and the smaller management organizations have the same access through the 2 giants in the vacation rental market or go with the 2 giants in the business to maximize your profit's, limit your damage lost, and get the owner support we property owners desperately need. Whatever you decide avoid Evolve like the plague. It was a horrible experience.
DO NOT USE THEM TO MANAGE YOUR PROPERTY. Evolve is a nightmare. They will lie about all of the timelines to get your property live, they will price your unit offensively low, anytime you call them they will be extremely RUDE and act like THEY OWN YOUR HOUSE! Not to mention, anytime you have an issue they will call you back in "2-3 business days" UMMM WHAT? Oh and if you have a pricing issue---forget it! They'll call you in "6-7 business days" So your listing will take months to go live, and even if something is wrong, good luck speaking to someone about it. Oh and decide to give up and list it yourself? THEY WILL CHARGE YOU $250 to cancel (or $500, depending who you talk to) EVEN THOUGH THEY LITERALLY COSTED YOU THOUSANDS BY WASTING WEEKS THAT YOUR PROPERTY COULD HAVE BEEN LISTED. Please please please, learn from my mistake and RUN RUN RUN far away.
