I have never written a review on anything because plan and simple I don't have time, but this management company needs to have a review of just how bad they are, so people know. They don't do crap for you and they have the rudest people working there. One to mentioned is Mell Livingston who is not only rude but is pretty much useless. If I ever see that this company is the management company for any of my future properties I will definitely say "F-NO!" and run away from that property. I don't ever care how much the property is, which shows you how bad this management company is. You email or call them with no response and/or no answer to your question and you feel like you're just going in circles with them or they find an excuse not to answer you, so at the end no answer to your questions but a bunch of waste time.
STAY AWAY. This company is non compliant with California Civil Code, mistreated homeowners, did not keep records required, threatened to sue a homeowner when the individual inquired about HOA financial documents, would continuously ignore inquiries, and the owner, Mell Livingston, eventually told our community to find other management because he didn't want homeowners asking any more questions he wasn't willing to answer. In one year or so of managing our property, we went from being overfunded, to being underfunded, yet our assessment went up, and all the extra money was being spent. No money was ever placed into a reserve account. None of their staff would help get things done. They have unethical business practices. They should not be in this business.

Look elsewhere! They don't charge much per month, but cheap gets expensive.
API was contracted by HOA board to begin Property Management Services 01/01/2021, Suddenly, 06/2021, we owed $1,954.00 for years 2012 and 2013. We sent API and the new board proof of payments more the 3 times. We were ignored and sent letters of intent to lien our house, sell house if the $1,954.00 plus late fees were not paid within 30 days. Finally the Property Management's lawyer sent a demand letter ($5,645.40) saying pay or the house will be liened and sold. We became a victim extortion by the HOA and API. The HOA Board agreed with Mell Livingston of API Property Management to extort 2 senior citizens out their house of 21 years.
This is the worst management company I have ever dealt with, The manager is a by far the worst person to deal with if you upset him he hangs up on you, REALLY. We pay a lot for this service and do not deserve to be treated like that,,
