DO NOT BELIEVE ANYTHING THEY TELL YOU. They will sell the easy items for almost nothing and charge you a listing fee. They will leave you all the difficult pieces to handle on your own, and make a total mess of the house in the process. They SAID they would leave my house so clean the realtor could take pics the next day. THEY LIED. The next day I had to call a trucking company, and then a cleaning company - several thousand dollars in extra bills. MaxSold's answer was to point to the microtype in the contract that said I was responsible for everything, no matter what the "verbal agreements" were.

They definitely will NOT clean out your house.  They will pick and choose and the. Only if an item is bid on, paid for, and picked up by the buyer will it leave your property.  They definitely do not sell 98.7% of your property.  I had a good 30-40% that became "my problem" after they were either not bid on, bid on and not paid for, or paid for and not picked up.
