I created a service request to have my AC fixed. A month and four visits later and nothing has been done to fix my issue. It is currently summer in California. The inside of my home is over 100 degrees. Once the temperature exceeds 100 degrees the thermostat just reads "HI." There is no sense of urgency, nor does there seem to be an understanding of how critical the issue is. Customer service representatives are useless and provide no real resolutions. Worst insurance company I've ever dealt with. Completely unacceptable.

Simple- do your research before purchasing a home warranty company (as I did not and definitely should have). AHS has the worst ratings and reviews I have ever seen. I needed an A/C replacement and they are contracted with 'Standlee Heating and A/C'. They are an absolutely horrible company with the worst reviews and are not even accredited with the BBB. There are so. Many really awful reviews for Standlee Heating and A/C that AHS should have changed or adjusted the use of them to better help their customers. I am shocked that with the number of negative reviews there are out there, that AHS would still be contracting with them. That makes AHS look back and you can see this in all the negative reviews that AHS also has (likely for this very reason). Simply put- FIND ANOTHER COMPANY TO DO YOUR WARRANTY WITH!

American home sheild owned by Front Door, has false advertising. Tv commercial gives a perception everything is covered. Anything regardless of how it stops working. I have had to pay several times over two years for my air handler malfunctioning. 8/8/22,8/12/22,9/29/22,11/18/22 and recently 8/7/23. Each time they said it's not the air handler in my attic. Made me replace an air conditioner that was less than 3 years old. I paid over $2,000. Now they say it was a high voltage surge not covered. They want $3,600 out of pocket for InAir Heating and air conditioning to fix. The
Wire is burned out after they came out so many times not replacing the unit. The unit has been the house at inception built in 2005. AHS and INAIR are working against me as the consumer. I have paid for the warranty over a year now. The recently increase the monthly payments to $90. AHS is a scam taking advantage of elderly & a veteran. The contractor tried to get me to report claim to my personal homeowners insurance so he wins regardless. Makes AHS happy with report to deny claim with appropriate words. Exclusion on policy. All legal but unethical and immoral. Go to youtube see AHS commercial very false and misleading to any consumer. FTC should look into this practices. BBB, Elderly abuse, Veteran Affairs Office in Georgia. They Suck monthly payments out of us. Then deny or restrict coverage extremely so you pay a lions share of the repair.

Please, please don't wash your money down the drain with this company. Place that $84.99 in a savings account and use it for home repairs. This product will NEVER pay for itself.
1) The companies they contract with are nearly always 1-star kind of places that are neither reputable nor honest. That's no wonder, as AHS is horrible to its providers and pays them pennies on the dollar. Reputable repair companies (I've spoken with several) have all broken ties with them. You cannot choose your own repair company. There will be ONE vendor in your area available, maybe 2.
2) If you have a big-ticket item, it will not be covered. Your contract will say that it is there to cover normal wear and tear. But not if it's a $3,000 evaporator coil. They'll pay for labor and a few other things. You'll owe $3,000 of the $3700 bill.
3) You will WAIT and WAIT and WAIT for repair. The repair company will indeed call you within 24-hours per contract, but they will not be able to come assess your leaking water heater for 3 more days. Then they will need to put you on the schedule for replacement once AHS approves it, which will take another 2-3 days. So plan on being without hot water for a week. You will call AHS and find that there is no "emergency" or "escalated" importance process for claims. You contract will state that your vendor does not have to arrive at the residence before 7 days. And I promise, as a warranty claim, you are not the priority. A friend will be able to call them separately for service and they will magically be able to respond the following day.
4) You'll still have to pay - a lot. Even if the cost of the water heater is covered, there will be elements that "must be modified for liability" that will cost 75% of the total cost of replacement ($1400 - we replaced on our own for $2200 the next day instead of waiting a WEEK for water).

Friend, it's just not a wise investment.

Yes we had this for 20 years. At around $64/month, that's $15,000 they've charged us.

Maybe 4 years ago we had an AC unit replaced. It took a long time; the contractor reeked of marijuana, and the unit was installed crooked. It was the lowest quality unit available at the time. But, it's been working. I doubt the whole service was worth over $3000. We almost cancelled, but did not see anything noticeably better out there. Terrible customer service; impossible to reach an English-speaker person; all around poor experience.

Our current AHS disaster is our water heater. It has been 5 weeks without hot water. Customer service is with barely English speaking persons who have no idea what they are doing. The cut-rate contractor they assigned us sent out an uninformed "technician" who apparently did nothing. AHS claimed they would not pay for REMOVAL of the broken water heater. The plumbing company wanted $1350 in "not covered" expenses. AHS claimed they sent a unit to the contractor, then blamed the "supplier." Meanwhile the contractor was impossible to speak to as well. We finally fired them all.

I called a local plumber yesterday and he's installing my new Rheem ater heater RIGHT NOW. The cost will be $2200. He's nice and seems to know what he's doing.

Summary: AHS has taken $15,000 from me over 20 years, did one AC install (super cheap components) and now wants nearly $1500 above their "insurance" to install a cheap foreign water heater.

Folk you're way better off putting $65 aside every month and paying yourself. You'll save money, get better service, and avoid a massive headachel.

I Have a home warranty package that I pay for every month through American Home shield. They take out $81.99 every month for this.
I called them about two weeks ago and filed a service request with them to send a contractor out to me for my plumbing. I paid the $125.00 service fee for a contractor to come.out and fix my plumbing.They told me that they would have a contractor contact me within 24-48 hours. I waited. They never had anyone call me. I called them back and still no contactor. I had to call them every day so far for the past two weeks.now.its same story every time they don't have any contractors in my area. I live within 30 minutes of a big City.Then a couple of days ago some woman called me with kids screaming in the background, dogs barking and she sounded groggy and muffled saying that I needed to call her back and she was from American home shield or she would cancel my service request that I already paid $125. Service fee for. I called American home shield back again only to have them say that they.just had her call to update me that they still do not have a contractor. I have asked to speak to a manager each time that I have called them in regards to this matter only to have some representative with a really thick accent say they still do not have any available contractors in my area.and that they do not have any managers but they will put me through to the escalation team and have them contact me back but then they never do. The last time I called 1/27/2024 they told me they would reimburse me but I had to pay out of pocket and get my own contractor first. I said No this is why I pay so much for a home warranty package every month and I already paid the $125 service fee for them to get a contractor. They still have not called me with any contractors and no one from the escalation team has even tried to contact me either. And It's been two weeks now.

DO NOT BUY into American Home Shield (AHS).

Learn from our mistake. They replaced our oven
With a MUCH lesser version (replaced a Vikiing with a GE)... delivered it, but never removed the broken one to INSTALL the lesser version.

This started in JANUARY of this year. In July we sold our home and the (non working) Viking oven is still in the house with the GE still in our garage.

We've moved out. Now AHS wants to CHARGE us a fee to cancel our service.

STAY AWAY from AHS. They aren't worth the hassle!

This company is a truly a NIGHTMARE. I HAVE SOME APARTMENTS I GOT THERE HOME WARRANTY ON. ITS IS TERRIBLE. THERE VENDERS NEVER SHOW UP ON TIME AND WE HAD SUCH A HARD TIME GETTING THINGS FIXED. AS OF RIGHT NOW LAST 2 WEEKS I BEING TRY TO GET A VENDER TO COME FIX AC IN AN APARTMENT THAT HAS 106F WEATHER. THEY HAVE NOT BEEN ABLE TO PROVIDE A VENDER FOR US. MY TENANTS ARE ELDERLY AND HAVE HEART CONDITIONS.
THIS POOR SERVICE COST ME STRESS AND TIME. THEY TELL ME NOW I CAN FIND SOME ONE TO FIX BECAUSE THERE VENDERS DIDN'T SHOW UP LAST TWO TIMES AND NOT RELIABLE. ISSUE IS WITH ALL THERE CHEAP RATES AND CONDITIONS NO VENDOR WANTS TO WORK. I RECORDED THE PHONE CALLS FROM AHS AND SAID YOU CAN FIND YOUR OWN VENDERS. I WILL NOT MY SELF OR RECOMMEND ANYONE TO USE THEIR SERVICE. IT'S JUST ME. THEY HAVE NEVER PROVIDE ME WITH A SUPERVISOR, MANAGER, EMAIL ADDRESS. IT'S SO BAD.

Let me start by saying that I have had an AHS warranty for over 10 years - until now. This has been the absolute worst experience and I will never use, nor recommend, them again. I put in a service request for a new water heater on Sept. 11 - it is now Oct 5th and I JUST TODAY received the water heater (that's over 3 weeks with NO HOT WATER!). The good news is that it finally came today. The bad news is that the unit that was received was damaged pretty badly. After ANOTHER 45 phone call of being put on hold every 2-3 minutes by their customer service reps and hearing roosters crowing in the background (yes, roosters!), I had no answers and still no hot water. So I was left with no alternative but to have the damaged unit installed. The plumbers assured me it will not impact the functionality of the unit but since I am not a plumber, I have no idea if that is true or not. So I guess I wait to see if the unit works and if not, I'll have to call my new warranty company to get it fixed. Save yourself a lot of time and frustration and go somewhere else.

I have been an AHS customer for 19 years. In the past, problems with three appliances have been handled very well. On August 5th our one (only) refrigerator went out. The first two contractors that AHS sent out were unable or unwilling to repair our refrigerator. The third contractor diagnosed the problem and reported back to AHS. AHS parts notified me by email on August 24th that it would be 10 to 14 weeks to get the needed parts. Talking to an AHS agent and an AHS supervisor I was told that if parts were not available within 21 days, my refrigerator would be replaced. Getting transferred to either their purchasing or authorization department I was told that their agents did not have the authority to say my refrigerator would be replaced. My only options was to wait... 10 to 14 weeks... or accept $520 as a cash-in-lieu of the repair. The replacement cost of my refrigerator was approximately $2,300. On August 31st, after being without a working refrigerator for 26 days, I accepted the $520 cash-out and purchased a new refrigerator. On my 27th call to AHS today I cancelled my service contract and the company had the audacity to charge me a $66 administrative fee.

One very frustrating issue with AHS is their agents are trained to be polite, but don't seem to have the authority to actually solve any problems. My personal opinion is that AHS service is terrible.

Tip for consumers:
Please review AHS contract before doing business with this company. If there is a problem, in every instances AHS can do what is in the best interest of AHS and contract holders are prevented from taking the company to small claims court.

I have been a customer of AHS for many years, have one time 6 houses under the warranty, so kind of a sizable customer. But nothing really matters, when you need the services. And the warrant do not cover the total cost. After many experiences, and always get shorted, I give up and canceled. Examples: heater break, AHS bring a company to fix, then you need to pay $900 on top of the warranty! A/C stop, AHS send a service company, need refill the R22, you pay $600-$1000, but they do not fix the leak, so next year you pay again! In the event that the A/c need to be replaced, AHS do everything to avoid the cost, so you end up with a $1800-$2500 out of pocket for AHS to replace or AHS offer you a cash out check of $385? When a system new cost 3800-4500. Really, I am writing that so you do not get fool by this company or any other home warranty! (They all the same) Scam you to pay for years, and when you need you will experience a horrible service. (not even talk about the hours on wait on the phone with AHS)… Just save money aside for home issues and avoid the frustrations! (I am a homeowner like you.)

DO not be fool .. it is not worth and will create frustration and you will feel scammed. I am writing that so you do not get fool by this company or any other home warranty! There is no way that I would EVER recommend AHS to anyone. I had a water heater issue and it was like pulling teeth just to get answers. The worst part is that NO ONE speaks good English. The communication was poor. They were repetitive in there words which didn't help any and they had a hard time explaining the services. I made about 6-7 calls just to get a supervisor that speaks English and it never happened. They don't even have a legitimate corporate number. When I looked it up the number took me back to the original people I spoke with. What started out to be a complete overhaul of my water heater turned into them not covering it and me having to pay $2500 out of pocket to have a water heater replaced that was under manufacturer warranty. $2500 just to install it because of some secondary tank issue. This all happened from July 16th 2022 when it started until July 20 now whereas the plumbers have to get back with me for a date to come back. Just about a month ago they sent a contractor to fix my AC unit. Come to find out it was the capacitor which is $20 and they were going to charge me over $700. $495 of that was for said capacitor. I ordered the part on Amazon and replaced it myself using YouTube. Once my water heater is installed I will be looking to replace these clowns once and for all. BUYER BEWARE! DO NOT USE AMERICAN HOME SHIELD if you want great quality service and great customer service.

I signed up for American Home Shield back in October 2021 because all of my Viking appliances (Refrigerator, 6 Burner Stove, Dual Oven, and Microwave) are approaching 20 years old. I was betting something would go wrong. I am glad I did. I saw a leak under my refrigerator on Saturday, 7/23, my microwave stopped working, and 3 of the burner on the stove took about 10 seconds to ignite. I filed a claim for all of them on Saturday night. Got a call the first thing the next morning on 7/24, and the owner from Optimum Appliance said he would be in my area on 7/25 from 8-12.

The owner called me at 8:45 and said he was on the way. He got here at 9:30 and was able to complete everything in under 2 hours. He tested the components of the frig and said that the drip pan overflowed because of the excess mold and "stuff" on it, preventing the evaporating pan from evaporating the excess water. Whether that is totally true or not, we'll find out. He said he will come back if it didn't take care of the problem free of charge. He took care of the ignitor on the stove and microwave in less than 30 minutes. They all work like new now.

The gentleman was older, but seems to be very knowledgeable. He did outstanding work as far as I can see now. Looking back, I am glad that I had American Home Shield. He said, if I didn't have it, he would have charged easily over $800 for all the repairs, including parts and labor and tax. Instead, I paid about $83 for the service charge fee and tax.

Hopefully, I won't need to use the insurance again, but I am happy that I have it if I do.

In November 2019 I requested service for a broken water heater. The company that was dispatched sent the technician 5 hours later than the scheduled appointment time. I was have work done in my house and the workers had placed two boxes in front of the water heater. The technician did not ring the bell but walked into the garage and left. When I called to inquire regarding the location, he informed me that he walked into the garage and saw the boxes in front of the water heater and left because he could not access the water heater. He was also supposed to repair the toilet (if you use this company, make sure that you have two items for the trip). He had no response. He wanted to return at 6pm. I had an appointment. I never got the hot water heater. One month later, they dispatched another company that couldn't come until January 2020. They came to rediagnose the hot water heater, two weeks later I called. The COMPANY supposedly mistakenly reported that the water heater had been repaired. Finally, this company said that I need to pay an addition $525 or the installation. The first company said that the uncovered portion was $179. I have had this company 10 years and it has become a nightmare to deal with them. Beware, stay away. I have three properties under warranty and if you value your time and money, don't deal with AHS.

Please do not buy this warranty i had issues they gave me run around hold for hours every time diff story and then i called because i was super upset wanted to cancel the warranty the person i talked agent id ******* name carol i think you guys can listen to the phone call i made around 4:30 Ca time on 5/26/20 she told me there was a charge 34 dollar to cancel the warranty i had paid for 12 months and used only for 10 months when she told me the charge i was gonna ask her since i am not getting any money back for 2 months left i rather keep it but she cancelled it when i was just asking her why have to pay 34 dollars to cancel which was not disclose when i was talking abt cancelling it anyways plz DO NOT BUY THIS HOME WARRANTY I had to pay them 125 and for repair 216 for 5 mins repair and i was told i would get some refund from ac company and might get deductible back i didnt want to get it done free i wanted to be fair

STAY AWAY! I've had multiple homes previously with AHS and had good experiences, not now! Whether pool, electrical, or any other service, AHS constantly looks for ways not to cover, claiming "not caused by normal wear and tear."
Example: I paid for additional coverage for my salt water pool. The heater developed a leak and died. The first technician said it was due to rodent damage. Denied coverage. Since the heater electrical was fine, and the heater is made of copper and aluminum, no way it was rodent damage. Called for a second opinion. Second technician said definitely not rodent repair, it was due to a leak that developed over time due to chemicals in the water. AHS said that is not normal wear and tear and since this was the second opinion, coverage denied and no further discussion.
Seriously? The 2nd tech said that it was normal since the heater was 10 years old.
Called in 3rd tech myself, paid myself for diagnosis -- leak due to normal wear and tear.
AHS will repair -- cost: $3,500!
AHS went round and round with explanations, including the heater was not designed for salt water. Great, that is covered according to the contract. But, no, AHS states again, no normal wear and tear.
Similar issue with an electrical problem in the house. Not covered. Got second opinion, and they agreed to address.
Total SCAM... buyer BEWARE! If you've used AHS in the past, it's not the same...

American home shield had a vendor come out to look at leaking pipe 3-21-2023 and I have not received a response from vendor and it is now 5-4-2023 The vendor came out and I have not been able to get a hold of vendor to fix problem in the last month. Called american home shield and they just say it has been escalated and wait 24-48 for the last two weeks. They have told me I just have to wait. This is not the service I have paid for.
I am still experiencing the problem. I call everyday now and get the same response we will get you a response in 24-48 hours. I have not gotten a response in 2.5 weeks since i have been calling to check to see what is going on. All they say is problem has been escalated and that is all we can do. I call the vendor everyday and no response, then I call American home shield and they go through the same routine the parts have been ordered. Then I have to tell them I know they are supposed to be ordered, but are they really i cannot get a hold of vendor to see what is going on. Then after I tell them that then call the vendor and say the vendor will not answer and we will send an email to vendor. So I will call back the next day and have same result. I have been hung up on by the call center when asking what is the resolution after 2 weeks of non communication for vendor. I will call again today and I promise it will be the same result. The last few times I call first then i go to the chat on AHS homeshield to try to get a response another way, but same result. The crazy thing is AHS still is debiting money out of my account while I am not receiving service.

Do not get this insurance since it is scam.
First of all, any time you have an issue you have to pay $75.00 for them to come and check the issue. Second, if the company that they have send has not fixed the issue you need to call American Shield to send that company back but they world not send them back right a way. For example, we had a leak that American shield had assigned a plumber to fix the issue. It took them 3 days to come to check the issue and next day we still had the leak and when we called American Shield they said they need to wait for plumber to send them the repot and that could take between 24 to 48 hours and since we called Friday now we have to wait until Money to find out when they will send someone to take care of this issue. Third, when they assign a company to fix the issue you find out that the issue is not covered by American Shield and you need to pay out of pocket.
My suggestion, save your money that you want to pay American Shield and use that money for when there is an issue, it will be cheaper and faster.

AMERICAN HOME SHIELD, is the worst ever. THEY ONLY TAKE YOUR MONEY. I have been with ahs since 2016, and their coverage is 10% of the warranty. THEY ARE SCAM! The local contractors are sad, the contractors are all bout making extra money. The work orders was for the plumbing, and appliances. THE CONTRACTORS WAS, CONCEPT RENNAISSANCE SERVICES, TOTAL AIR CARE POLOR PLUMBING, ALL BRAND APPLIANCES. PLEASE NEVER USED! I paid services fee of 150.00$ and my pay monthly fee 63.00 $. The work order was place on 6-15-2019 and NO RESOLUTION.

I had issues with my air conditioner in 2020. The contractor sent to house duct taped. My AC unit was older it could've caught my house on fire and AHS sent another contractor purchased a Bryant air conditioner for me had one of their contractors install it but wasn't able to order parts and wasn't a dealer. After speaking to AHS about the parts needed three weeks after they put in a brand new air conditioning unit I was told I had to contact Bryant and I had to pay for the repairs, it wasn't my choice what kind of air conditioner and the contractor sent is a goodman dealer not a Bryant dealer one part $350 labor yes the part is covered but yes that's the labor to fix it and I'm being told I have to pay for it. This place is a joke I had no choice of the unit and why would they put a Bryant an Air Conditioner and at the contractor doesn't., I had no choice of a unit and why would they put a Bryant a Air Conditioner in if the contractor doesn't have the ability to order parts? Stay away from this home warranty company

Description of Complaint:
I recently purchased a home. As part of the process, I requested and received a home warrantee from the seller/seller's real estate agent. The house was purchased on January 11,2022. The seller/seller's attorney purchase the home warrantee from American Home Shield. The American Home Shield contract number associated with the warrantee is XXXXX. On March 7,2022, I learned the pool heater and pool spa were not working. I called American Shield and opened a work order. They rejected the claim stating the that the pool is not heating because of something other than the pool heating equipment.
I asked them to clarify and they said they were not required to explain their decisions. Section I. 3 of the contract status that covered items include pool equipment "above ground, accessible, and operationally necessary components and parts of the heating, pumping, and filtration system". They claim that the pool is not heating because of something other than from the pool heating equipment.

Customer Service was horrible.

Horrible company, you can't email them for anything, you have to call, you can't cancel your account online, you have to call during business hours, long wait time on the phone, 20-40 min each time. Their venders are horrible for the most part, some are ok but they will try to nickle and dime you every time and you pay $100 every time you need a visit even if you need the visit on the same day for 2 diff toilets, it will be $100 for each toilet (just an example). Right now, I'm scheduled to wait almost 3 weeks from the time I requested service for a garbabe disposal to the time they can come install it and the company they are making me use is rude, so I went to home depot, bought my own and installed it. I'm trying to cancel my AHS account but they make it hard, can't do it on a Sunday, total BS, don't use them unless you want a lot of stress and want to waste money on service fees hoping to get a quality service provider. All of their web reviews are paid for, no google reviews, no real reviews.

You guys are terrible! Worst customer service process I have ever seen! Managers are afraid to talk to customers or deal with escalations.
Agents are left on their own to handle customer issues with a very precarious process. Terrible company. In addition to not renewing the contract once it ends, I also don't recommend AHS to friends or family. In fact, I wouldn't even recommend it to enemies.
Also, when you give the option to rate your business with a stars via survey, I strongly recommend that you allow us to rate your company with ZERO star. One Star is too too many starts for this crap service. Also, instead of just giving us the option to choose ONE reason of why we would give ZERO star, please add the option "all the above". The overall AHS experience is terrible punctuality, poor coverage, poor problem solving and professionalism? This option is a joke! In a company where managers are afraid to talk to customers when there is an escalation and leave agents alone with a bad workflow, there is no Professionalism.
I hope my comments help this company get a little better and respect their customers. Today, this company couldn't be worse. Please stay away from AHS.ST

Do not waste your money on AHS they will never fix anything just keep sending out vendors until someone agrees with AHS. Waste of money and time of frustration.

AHS - American Home Shield first sent us their sub contractor upon opening a service request. After making several calls and leaving 3 voice messages they finally called back after 3 days and said they do not service refrigerators. Then we called back and the sent another company. Same thing after repeated calls and leaving voice messages they gave an appointment. Tech showed up and said he cannot do anything and AHS will not cover anything because it is old Fridge and to call LG directly to see if they can help. Called LG support and they said Fridge is covered and they will send certified tech and he will replace the compressor free they will charge 125 service fee and 250 labor. Called AHS to cover the labor cost and they said they will not pay anything. I asked them to atleast refund me back my 125 deductible I had paid to open the request as their service contractors were not able to repair anything and it was waste of my precious time. They said they will not refund. I said please cancel both my rental property and residential and they said I have to pay administration fees and their retention team will call.
We are 7 people in family with 2 kids and also a 89 year old and had to wait 2 weeks and fridge is still not repaired.
Please stay away from American Home Sheild, they just take your money and put service charge and when it comes time to refund make excuses not to pay you.
