*Their "Previously appraised at" prices is the highest value the property has EVER been valued at, not the current value. The property I was bidding on had the previously appraised price at 145,000. I stopped bidding at 65,000. The auction went to 75,000 and closed without the reserve being met. The second auction on this property ran up to 95,000 and closed without the reserve being met. The bank finally relisted with a real realtor and sold for 65,000. A far cry from 145,000.
*You are mostly bidding against the auction site. They run the price up during the auction.
*They will wait until the last 60 seconds of the auction to outbid you and add more time to the auction to continue running the price up.
*You will have to fight to get your deposit back from them when you loose on bidding, sometimes up to 4 months.
*No one I know will used these types of servics.
*You are wasting your time with this site.

Hello, I registered to bid on item #7425 on Jun 14, but never bid on said property. I registered simply so that I could see more information about the property.
After checking my email today it says that I am the winning bidder! After going through my emails it also stated that I put in a proxy bid of $200,000 at the time of registration, which I did not.
Even if let's say I hypothetically did, the auction ended with a winning bid of $235,000, but it still says that I am the winner. I called customer support and they claimed my proxy bid was $280,000. Once again, I never bid on this property or any other properties, but I am trying to make this easy on the poor customer support people by providing them with a screenshot of the email I received in regards to my proxy bid, which I hope is enough to void any obligations they may believe I have.
This situation has been incredibly stressful for me and I hope for everyone's sake it can be handled promptly and properly, but regardless, this company obviously has big problems. Even if you read through the reviews on this site, all of the 5 star reviews don't sound like they are from real buyers, but by people being paid to write a positive review.
On top of all of this, I was telling my landlord today about this crazy thing I am going through with this property I never bid on and he says that he was bidding on that property! By looking him up auction.com would realize he owns a bunch of property, so my theory is that auction.com was using my account to shill bid and get my landlord to pay more, but my landlord stopped bidding too soon and therefore the property went to the account they were using. Obviously that is all speculating, but the pieces seem to fit.
If they were an honest company then they would show everyone that is bidding and their bids, just as ebay does. For example; J*********x bid $205,000 etc.
Do not engage with this company in any way!
Recently experienced just how shady a process auction.com is operating. Lets be perfectly clear that in their "auction" they hold all the cards, make all the rules, and clearly engage in the practice of shill bidding to artificially inflate the price up to an undisclosed "reserve" that the seller sets. The minimum bid means absolutely nothing, and the bid ending time also means nothing. Please be fully aware that you may be the only bidder, but auction.com will bid against you (on behalf of the seller) to inflate the price. And even after the auction "ends" they can and will add 2 minute increments onto the remaining time to further drive the cost up if they have gotten you engaged in the bidding.
Also worth noting is that the "Special" deed is NOT a "General" deed, and you will not be eligible for a mortgage until you have gone through the process of getting it changed. And although changing a special deed to a general deed should be easy, it could become your worst nightmare if there are outstanding liens etc. on the property or home.
This site may be the banks go-to for getting rid of their property assets, and upon closer inspection/experience it is obvious why. Furthermore its a mystery how they get away with the numerous legally gray practices they participate in. Shill bidding is very much illegal, and clearly what auction.com does regularly (though they may call it something else), in addition to to them reserving the right to extend the "end" time, leaves the buyer very much at a disadvantage and prone to be taken advantage of.
Please be aware of and take these things into consideration when thinking of bidding for a home from auction.com

In January 2019 I won an auction on a house year my property. The listing said, buyer would pay title insurance premium and I was taking responsibility for the city inspection issues, I talked to the City, I knew what they were, I was ok with that. I sent in my paperwork and the down payment, I got the HUD to close. There was the cost of Title insurance in the column saying I would pay for on it. I complained. Took 5 weeks to get a new closing date, which they missed and we had extension upon extension because THEY could not get someone to sign the agreement.
In the meantime there was reminder from the city about the inspection a year earlier, and I was told the seller wanted to fix the issue (even though I was obligated to fix as per the original contract). Fine, but by JUNE it was not fixed, no work done. By July I gave them the option, send me a "hold harmless agreement"... so I am ultimately liable, or give me a credit and I will get the work done (as mentioned it is right down the street). By August they say ok... to both actually. So that was promising.
THEN they get another fine from the city in August (grass too long, because they stopped the maintenance visits on the property), they agree to pay the $180, but have me be "liable for any and all fines" from the city inspections prior (to the now) August sell date. I ask them to send me a list of these fines. They can not. I say I won't be responsible for things that I do not know about and is clearly their fault for not maintaining the building while they were farting around with the close.
Emails back and forth. Until November...
I throw in some legal language in my emails "Changing terms of contract" "lack of good faith", "Fraud"... I got my deposit back in February of 2020, 12 months after I sent it in hoping for a quick close... now 7 months later, the house still sits. Vacant, not on the market and an eyesore.
I'll stick with Craigslist.

RUN DO NOT WALK AWAY FROM THIS CORRUPT BUSINESSMAN. HE WILL DO ANYTHING FOR A BUCK AND STOLE MORE THAN $5500 FROM ME FOR A DAMAGED LLADRO THAT I RETURNED TO HIS CARE. I PURCHASED SEVERAL ITEMS AND FOUND MOST OF THEM TO BE IN POOR CONDITION AND QUESTIONED THE YELLOW GLUE MARKS ON THE PIECES. BUT I KEPT ONE LARGE HORSE/CAR PIECE BECAUSE OF ITS RARITY BUT MADE IT EXCEPTIONALLY CLEAR TO DOUG THE OWNER OF TRADING POST ESTATE SALES THAT I WOULD BE HIRING AN APPRAISER TO CHECK OUT THE LICENSE PLATE, AND THAT IF IT WAS RE-ATTACHED I WOULD BE RETURNING IT FOR A FULL REFUND. HE SWORE UP AND DOWN TO ME THAT IT WAS LEGITIMATELY FROM THE FACTORY AND HAD NEVER EVER BEEN GLUED ON. WELL, UPON ARRIVING HOME, THE PIECE BROKE OFF AND I DIDN'T REALIZE IT UNTIL I WENT TO TAKE PICTURES OF IT FOR THE APPRAISER. I TOLD DOUG THAT IT WAS GOING TO BE RETURNED, I DID IN FACT RETURN IT, AND HE FLAT OUT REFUSED TO RETURN THIS MONEY, WELL OVER $5500. WHAT A LIAR AND A THIEF. DO NOT USE THIS CRIMINAL. Answer: I believe that the average potential buyer does not do their DUE diligence AHEAD of time. I first, read all the documents attached to the property I was interested in. Second, I drove by the property to check things out. Third, I went to the county recording office to see if there were any liens against them. Fourth, I ran the comps for the houses in the neighborhood and look at the rating for the schools within the district. Fifth, know what your limit is on what your final bid will be and do not bid over that amount just to win the auction. Other tips, try to get ahold of the agent that is representing the property and just ask them if they are willing to let you see the property inside, all they can say is no, right? I hope this helps. Wait, miscellaneous stuff, It is true, all auctions on this site are STRICKLY in favor of the seller... Negotiating is near to none.
Answer: The bank can and will bid against you to get a higher price (shilling). Read the web site. This practice is illegal everywhere else. But get the banks a higher price.
Answer: If you win the auction it is a binding contract. Contracts are to be E signed within like 2hrs I think. Most are sold as is. Due your homework before you buy! Mark

Answer: It means that the sale did not go though, there could be many reasons. And they are so opaque you will never find out what the reason was... maybe no financing, maybe spam bidding, maybe the seller backed out...
