Ohhh yes they know how to play you and they DO have a bunch of people bidding "AGAINST YOU" SITTING AT THE AUCTION.COM OFFICE! They have the timing down, the formula down, and the profitable arrangements with the banks to do this to you! Do not, Do NOT, DO NOT even fancy yourselves buying a home from this low integrity company. LET ME "take the hit" here and warn you. Buy "By Owner" or through a legit Real Estate Agent! You will go waaay sideways working with Auction.com and don't believe the higher stars reviews. I learned my lesson the hopeful, long and hard way with this company. Click out of their site and MOVE ON!

I am writing my second review about Auction.com because people are confusing the process!

Auction.com is the MIDDLE man. They want to be paid their commission! There is a process you do sign up and put money up to bid for property listed on line.

You need to read how the process works! They do tell you to check with the country recorder to see if their are any liens on property and common sense will tell you to drive by the property to see if people occupy it. They attach files there for you to do your research!

They money that you need to wire to them for escrow is legit. You will get your money back if something beyond your control happens and you need to back out.

NOW! Nationstar has people there who lie, are unethical and will find every reason to not let you close the deal! Yes, NationStar I am talking about you!

If you are dealing with a property that Nation Star owns, I will pray for you! Hang tight thought, if you have an amazing real estate agent like the one I had (see my other review). You will need to contact the VP of NationStar and make sure you are replying ALL with all email correspondence. Try to have as little as possible phone contact because they are liars. And, don't let them raise their voice to you and try to attack you. Simply hang up and write them an email telling them that you did not like them screaming at you on the phone call at (state the time because all calls are recorded). I'M SAYING, STAND YOUR GROUND WITH NATIONSTAR!

Don't deserve 1 star
December 7, 2020

Won a auction, someone from auction.com called and told me I won the auction, I specifically asked if the seller accepted the bid, he told me they did and I have to wire the earnest money within 3 hours or I would loose the property, so we jumped through all their hoops, a few days later I received a email saying the bid was refused, so now we are out the time and money because they lied to us, Hopefully I will get the earnest money back, they will not reimburse any wire fees, they said it's a cost of business, THEY ARE A RIP OFF ARTIST, STAY AWAY OR THEY WILL RIP YOU OFF!

Won the bid and it was gave to the other bidder. People were asking me what they were doing,
Said I don't know. Approached the bidder but didn't acknowledge me. Wish I didn't have to rate 1 star.

I started with a bid of $2500, the seller countered my bid to $7500. Oh, that's smart. Normally, the increments for other auctions in $1000, nope, for them it's $5000. So now they expect me to bid $*******? Really? For a house worth less?

The old owner left because of the crime in the neighborhood, so they walked away from the house. Highest crime rate out of all the neighborhoods in the city, and the city has hit #2 on a couple occasions as the worst in crime in the US. At best, it's worth $10K, if you're willing to put up with the gunfire.

Not even the seller got out of his truck to take a picture of the house, which by the way, is the wrong house. Auction.com never bothered to check! The seller rolled up, took a picture through the driver side window, stuck the camera outside to take a picture of the street in front and back. Note, they think the house is worth more. LOL!

So I tried to contact the seller who at this point is wearing rose colored glasses to call me after this thing ends and no else bids on it, and I know I'm the only one willing to work out a deal for them. No, they won't let me. Nothing they can do. Uh, auction.com left a bad taste in my mouth.

I have registered to bid for a property on Auction.com Feb 29-March 2 and have an email from them with registration. I have checked Feb 27 every 30mins, if the auction still on. And it was. Last time I've checked was at 11pm at night. And I did a screenshot with it.
1st thing in the morning I see, that Auction ended on Feb 27, when the Start Date Feb 29 and now has a Pending Status! And property was never auction on Feb 27 since I was checking and have the screenshot to prove that!
I called Auction.com and Reps were lying to me that Auction did happened and somebody won it! But I have prove that this is a lie! I have contacted a lawyer specializing in auctions and he said, they have seen that happened before with Auction.com and advised to report to Real Estate Commission and they will start investigation since Auction.com performs as an agent on these deals.
I called multiple times to Auction.com just to hear lies that Auction did happened and they can't accept any offers and there's nothing they can do. Even though Auction was still showing Start Date as next day!
I'm going to report to Real Estate Commission and start the investigation since it is so obvious and I have all the proof.
Plus I never saw the email that auction has ended on Feb 27 and $2500 not realized, since Auction suppose to end tomorrow...

I won my bid Nov. 5th 2015. I was not so cconfident in the beginning. I read some bad reviews. So here is my opinion.
Don't be afraid to not go after what you want as a buyer. Bid with confidence. Yes. There is a price the seller will need met. With my property the reserve was reasonable. Even with the buyers premium I still got a fabulous deal. My closing cost ended up barely over 200. And it took 32 days to close and I have the keys. A small two day extension that cost me no fees.
Looking at my closing fees. It was the seller who ended up with the shaft. Out of the *******. 00 I paid. He ended up with under 4000. 00. He was not happy. And delayed closing by a hour. But I was very happy.
Auction.com did a excellent job throughout this process. Every agent I spoke to or worked with was professional and I never spent a minute hanging. They have this down to a art. And I felt looked after. Even though my property was a small one. I was treated like it was a high end property start to finish. The closing company made sure the title was clear and taxes were paid.
My advice: I paid for the entire property and not just the minimum in the beginning. That made everything move faster. And they saved me a lot of money. It actually made the 2500. 00 worth it.
I wouldn't bat a eyelash at doing this again.

WHAT A NIGHTMARE!
I signed up to bid on Auction.com as I saw an interesting property. I finally placed a bid the Seller could live with, and the deal was closed. I immediately moved funds to be made available for closing, sent Auction.com their "Good Faith Deposit" (almost $6000) in cash, and started to fill out the Contract sent by my Contract Specialist.
Then the problems began.
I had hired an inspector to go look at the property. While his report was generally favorable, he found out:
1. There was a huge 40 yd dumpster on the property and the Container company wants almost $1000 to remove it
2. There is a lien on the property for almost $4000 for past-due HOA fees
3. There are substantial monthly (undisclosed) HOA fees!
4. There is an open trailer on the property filled with rainsoaked home contents
The property is filled with garbage (not in the web site pictures)!
I called my "Contract Specialist". For WEEKS. I sent him emails. FOR WEEKS.
He FINALLY responded. I told him I had major problems. He sent me a new contract and said to sign it THAT DAY. When I got it, it had NO addendum addressing any of the issues.
When I wouldn't sign it, they washed out the entire deal and said it was MY fault.
STAY AWAY! By the time you find out the truth about what you're buying they stop talking. Major hidden issues. Find a more reputable auction company.

It is important to conduct your due diligence beforehand. Our properties are being offered as is, where is. Be sure to check the property details page to learn as much as you can. You can drive by the outside to take photos and observe the neighborhood. We also advise you to order a Preliminary Title Report. It will show you the condition of the title and indicate if there are any second mortgages or liens. We’d appreciate a chance to speak with you regarding your experience. Please call 800-793-6107 Mon – Fri 7am to 7pm CST. Or email us with your contact information at customerservice@auction.com.

Where do I even begin?

Auction.com is nothing but a complete joke and is in my opinion, scammy Sure, their website looks nice and they advertise like crazy but have you ever actually read through their purchase agreements?

I was interested in a commercial multi-family property and spoke to somebody from auction.com on the phone regarding the proof of funds. Not only were they completely unhelpful, but after speaking with another representative I found out that they were giving me wrong information.

Secondly, the auction process itself is a scam. Everything is tilted towards the seller from fake bidding, to unrealistic purchase agreements, to vague clauses. If you take the time to read the PA's that auction.com provides, you quickly realize that they protect the seller like a fortress and screw over the buyer at every turn. From 10% non-refundable EMD's to not allowing inspections of an entire building to offering complete garbage financing.

A colleague of mine was bidding on a financable asset and had his own financing already lined up. Once auction.com found out that he didn't want to use their garbage financing, they refused to call him back even though he won the auction.

It's a complete scam and it is to the point where many people I know, myself included, see that a property is with auction.com and refuse to pursue it just because we don't want to play their games.

Totally unethical behavior and it is just a matter of time before it really blows up in their face.

Total nightmare!
June 9, 2020

I won a Property in February. My contact person, Samantha Hughes, was nowhere to be found. She send form emails and would never respond to my emails or answer my calls. The only information I received was from calling the 1-800 number numerous times. They, by the way, were amazing and helpful. I completed all the steps asked of me except signing the purchase agreement. Samantha Hughes just continued to send form emails asking me to docusign but there was nothing to sign! She finally called back when I was in danger of defaulting on the property only to tell me that I had entered my email wrong so the purchase agreement had been going somewhere else for weeks. I received numerous emails from other people within the company by the email I provided. She entered my email wrong and would never admit.it. She has no business working with the public! Completely lazy and incompetent. Now onto problem #2. Auction.com provided a company called Servicelink to do title search on property. They sent back clean title so I was finally able to close on the property. Once I bought supplies to fix up property and spent quite a bit on closing costs and fees I was out over $4000 when a nice gentleman showed up at property and told me he'd bought the house on a tax auction so the house belonged to him. Imagine that! Thankfully there was title insurance but that didn't cover my $4000 out of pocket expenses. Needless to say, stead clear of this company! They don't care that they are selling property that's akrea been purchased!

Deposit withheld
November 9, 2018

So I decided to try this site, paid the $2500. 00 deposit and posted a bid. I didn't win, but did notice that the site bid against me, not mad at them for the business. Two days later, I called at 8:30am to have my deposit returned and this is where I lost any interest with this site. Their auto message clearly states that hours are 6:00am- 5:00pm Mon-Fri. Why was it telling me that it's closed? Also, why route your customers through endless string of auto messages? You are dealing with peoples hard earned funds, and most don't want to talk to a computer, just basic knowledge. Basic mistake for developing companies to make, I am sure other sites are coming up that provide better service and strip you of customers. If you want to last long in capitalistic America, you should understand the meaning of customer service and use less auto messaging. AJ Thomas, the VP of people and Culture should fix this, people and culture not machine and culture. Cost cutting impacts internal ops not customers.

There was a home listed for auction in our city. It was marked as occupied on their website. The website stated it was illegal to disturb the occupant. I did a drive by inspection. The house looked abandoned. I stopped at a neighbors house to see what information I could get about the house. The neighbor said the house had been empty for some time. He said the house was used as a meth lab. I went back to the property and noticed a sheet of paper taped to the front door. It was a blank sheet of paper. It had a small tear in it. Underneath was an orange sheriff notice that a meth lab was seized at the property. When I contacted auction.com and asked why they would cover the sheriffs notice they told me they were not aware of any such notice. Give me a break the bank does occupancy inspections of their foreclosed homes. It was a no brainer the house was not occupied. It was obvious that a battering ram had been used on the front door. Someone covered the sheriffs notice. Ok maybe it was the owner of the house. The photo of the home posted on auction.com is taken at just such an angle that the notice and damage to the front door is not shown. The notice was taped to the sliding glass door in the front of the house. Notice the tree conveniently covering the front door damaged by the battering ram. It seems to me that there was an effort to cover up the fact that the house was used as a meth lab. Ok banks may be exempt from disclosure laws but if they knew and covered it up that just seems like pure fraud to me.
