Room was great, no problems there. My only complaint is that I tried to contact the owner several times prior to stay to get more detailed info about amenities in the apartment and I never got any response until after our stay was already done:( Otherwise - all good
The evolve platform is dated as it doesn't allow constant adjustments. Communication with Evolve is terrible. You rarely, if ever, speak with the same support person. I have a private company that charges 15%, which does not include cleaning fee, and the company does everything. Evolve is a joke.

Working with Evolve was very easy and we were very pleased with the home. It was exactly as advertised and we totally enjoyed our week there. One issue we had that I am not sure is linked to our stay and dealings with Evolve is my identity was stolen the day after we checked out of the Laveen Village home.
I would not have thought there was a connection to Evolve or the home, but one of the actions the thief took was to open a Dave Debit MasterCard in my name. The partner bank for the Dave Debit MasterCard was Evolve Bank and Trust. Thought you might like to know this information in case there is a connection.

Stay Was excellent. House had a theme and a little scavenger hunt that was excellent for the kids. They enjoy looking for the items described. Owner was very helpful with checking in and was very understanding of the reason for the stay. Communication with him was on point. No issues at all. Would recommend staying here with friends and family.
It was easy to get the property I wanted at the time I wanted. There were no complications or excessive steps. The only part I strongly and fiercely dislike is the way the $276/night property was listed at $163/night. That's a big difference.
Every interaction I have with Evolve always has a happy ending. If I have some concerns or questions, their chat service is brilliant and I always get someone online to help me almost immediately. When does that happen? And they are absolutely focused on making sure that you're issue dealt with. As a marketing company, I think that they're brilliant. I'm happy, more than happy, with the results that I get from them
We need better tools to adjust our pricing and ways to adjust certain days pricing to help with getting orphan days booked. And we need help on marketing/ getting our property's on the front page and keeping them there

I sent an email to clarify whether or not something was stocked in our rental the week we were due to arrive. I got a very quick response. Sometimes it takes days to hear back from a host but not with Evolve!
This rental property is PERFECT for families. It is very safe as it has 24/7 security, is very quiet, the apartment has everything you need from beach towels to coffee maker with complimentary coffee, air conditioning in all rooms, and a balcony facing the pool.
The beach is very clean, we saw a few turtle nests, the ocean is not deep in this beach area, and walking distance to Wyndham Resort to use Margaritaville and/or the Casino.
Highly recommended for families!
Evolve has been there for me as a homeowner that rents his property since day one. I had no experience and they guided me through the whole process.
They are always there to answer my questions and guide me when dealing with difficult guests.

As the owner of the property I feel I should be able to set fees for special weekends/occasions where I live. I Wanted to up nightly rental fees 2 weekends in June-1 for a Mexico/Brazil international soccer tournament and the other for a George Strait outdoor concert. There Has never been an outdoor international soccer game in Texas and the George Strait concert would be his largest outdoor concert ever! Also wanted to up prices on special Aggie football game weekends. I know they say they use smart rates but it appears that Smart Rates don't even look at my area (rates have only been adjusted a very small amount on a few days since I signed up with Evolve (18 months ago). (After I complained because they wouldn't up my fees and told them that Smart Rates hadn't upped fees for any of the special dates I wanted and after I owner blocked the dates they went back in and changed dates on 2 nights of George Strait weekend. I've been totally satisfied with Evolve with everything else but this one issue but it's a HUGE issue to me.

I reduced the number of guests approximately a year ago to 3 queen beds, the pull out sofa coach is still in the introduction which has caused two guests to inquire where bedding is. Chat with evolve said it would be taken care of but no confirmation provided.

Our property was fantastic. No complaints about that. I will say it was rather irritating that we were given incorrect punch codes to get into the place. They were codes that were over a month old.
I like how the HomeToGo app just switched over to Evolve when I was ready to book my vacation. It all went very smoothly and I didn't even have to pay the full amount until later when it's closer to my vacation time.

Recently I had like the third issue with my Evolve recommended cleaning partner that I was trying to resolve. I first texted to resolve the issue and I was making progress with the first customer service person (Bryan) who responded. But then, every time I texted back, I got a different Evolve rep - and every time, I had to start from scratch by verifying myself as an owner and starting all over with the issue. Finally, after about 5 people, I gave up and called the following day - where I had to start from scratch all over again. If text problem resolution is an option you offer, I think that's GREAT! But there needs to be a system in place to prevent frustrations and inefficiencies like the one I encountered. It is a waste of your customer service reps' time - as well as a waste of mine. And when there is already a problem at hand, the inefficiency is quite frustrating.
Since then, I have encountered helpful people via the phone and email - but I've noticed your response time is not what it used to be - and again, there seems to be no common database where your reps updated themselves on the issue before asking the owner the same questions all over again. I have filled out the survey online - now almost a week ago - for a new housekeeping partner - and still have not gotten a list of my options. Additionally, I asked to have text and photos revised to more appropriately represent my rental to guests and the response time has not been as good as it was in the past. All in all, I really love Evolve - but since you asked, this is my honest feedback.

My overall bookings are sooooooo far down from my history with my previous management company. I was renting about 95-98% of every month. As it stands now, I've only had a handful of Evolve rentals in over two months and I have absolutely nothing on the booking calendar. For the future. It is really starting to worry me.

House was cute, cozy and remote however it had not been cleaned in a while. We spent several hours cleaning before we were able to get comfortable. Also did not like that the two picture windows in living room/kitchen area had no curtains and we felt exposed. And the back door's deadbolt was inoperable.
We all had a great time outside of those issues.
Would recommend cleaning house before guests arrive and fixing back door and putting up curtains.
We were very pleased with the accommodations. The rooms were nicely decorated and maintained. The upstairs bedrooms were more than adequate and comfortable.
My experience as a first time owner of a STR has been good thanks to Evolve. Their service was exceptional, content was not full of complicated hard to navigate information. They advertised and rented my home to the extent I expected. The Evolve app is easy to navigate and is not glitch like other apps. Highly recommend.
The property management team was wonderful, especially Jacob. My flight arrived earlier than expected and he was very pleasant to deal with for an early check in. It was snowing pretty hard on the day I had to leave, and he was very gracious about letting me have a late check out if it would have been necessary. During my stay, I had one or two other questions for him that popped into my late evening - but he was always quick to respond, no matter what time it was. Overall, interacting w/ the Evolve team was a very pleasant experience
If you're considering booking a location with Evolve, you should think twice. They will go against their cancellation policy, keep your money, and just shrug behind the safety of their email.
I was charged $1,187.77 to book a weekend months in advance. Due to medical reasons we knew we were no longer going to be able to use the space and considered cancellation primarily because their policy stated:
"Please note that the guests can cancel for a full refund within the first 48 hours of confirming a reservation (and at least 14 days before check-in)."
First off, not sure how 48 hours only is an incredibly narrow timeline to cancel. Second, the policy confirms that a full refund 14 days before checkout is specified. However they considered this refund request "out of policy". So they just make up the rules to fit whatever keeps your money.
I am including a screenshot of the exact policy that I am mentioning.
It's unbelievably disappointing and abhorrent behavior.
Tip for consumers:
I find the way that this company treats its renters abhorrent.
Find a rental company that won’t take the money and run.

This timeframe must ALSO be more than 14 days prior to the booking dates. In this screenshot you have shared, both of these things must be true in order for a guest to be eligible for refund as we are unfortunately not able to provide a full refund once the booking occurs within the next 14 days, no matter when the reservation was made. Again, we are very sorry for this misunderstanding and appreciate your feedback letting us know that the wording of this policy may be confusing for some readers. While we understand this does not resolve your concerns, we hope that at the very least, you understand that this representative was remaining true to our policy in your situation and it is never our intention to disregard our policies or make up new ones to avoid refunding guests.
