Room was great, no problems there. My only complaint is that I tried to contact the owner several times prior to stay to get more detailed info about amenities in the apartment and I never got any response until after our stay was already done:( Otherwise - all good
The evolve platform is dated as it doesn't allow constant adjustments. Communication with Evolve is terrible. You rarely, if ever, speak with the same support person. I have a private company that charges 15%, which does not include cleaning fee, and the company does everything. Evolve is a joke.
We rented a place on Dec. 19,2023 but realized we couldn't go up on the dates I chose so canceled on Dec. 20,2023. We looked at the credit card statement on Jan 30.2024 and realized we hadn't received our deposit. It took a few phone calls but eventually, they realized they had not refunded us and did so on Jan 30,2024. If we hadn't checked we would not have received our money back.
Second time I have answered. Fix dryer vent put cover on outside outlet down by the stairs. Need instructions on how to work TV.

I shared emails and pictures of how bad our stay was paragraphs explaining, and how we had medical bills due to electricity regularly going out on one of their properties. Their "make it right promise" is complete bull! Don't let it fool you. They do not stand behind that and do not care about the people who stay.

We booked a vacation home rental in Yucca Valley. I did not read the entire pet limit clause carefully, as it stated 4 pets max and we had 5. My mistake. When then trying to request a refund for my stay, which was a week long and cost me $1200, they only agreed to give 25% of the nightly stay. We were there only 15 mins. That's a LARGE amount of money to lose due to an oversight. I will never use Evolve again and would advise anyone to use any other vacation home rental site!

Evolve booked several tenants that trashed the house, smoked, did not adhere to any house rules, and left front door wide open upon departure. They would not allow any review for this airbnb booking. Also double booked a Thanksgiving day arrival/departure. No one was available for cleaning that day for turning over house. They charged me over $300 to cancel the additional booking.

Evolve is a horrible company who does not care about the safety of its residents. We realized that our listing said "no pets" 24 hours before we arrived. We messaged Evolve and let them know if it was going to be an issue we would cancel and find somewhere else. We didn't get a response for 72 hours. When we did get a response they let us know the owner was willing to let us pay a $400 fee, which we paid. Then Evolve called and told us the owner was going to show up and evict us. This is all after we show up to our Airbnb and quickly realize it was complete false advertisement. The floors are seriously dangerous because there are exposed tack strips, nails and staples. There are exposed wires and holes in the walls throughout the property. The dishwasher does not work and that was not disclosed to us at all. I could go on and on for days about how dangerous this property is, but to save you time, DO NOT RENT FROM EVOLVE!

Evolve is supportive much more so than other property managers that I have worked with. There is always someone available for my questions and they have been pleasant to work with. I'm probably most grate4ful for the accounting. The updates and constant reminders about guest arrival and departure dates are also very much appreciated.
I was looking for an affordable manager. I heard that our state will be charging a 15% occupancy tax that's in addition to the transient and business tax we pay now, it is a concern if/when it happens.
EVOLVE handles all scheduling and deposits directly to your bank. Would appreciate more advertising.

I used Evolve to manage my home as a vacation rental. They were very pleasant to talk to but clearly immature, unprofessional & petty. They misinformed me on rules related to cameras then denied they had misinformed me. When I produced the email they told me I should have reminded them (which I had). They took no responsibility. They did not assist when a client disputed her charge for a booking they made & managed. I ended up having to return $1000. When I informed them I was leaving they suddenly changed the rules on submitting claims for damages. They now required my handyman have a website & logo. When I asked to see the policy they told me the decide what they request on a case by case basis.
Childish behavior. I would avoid them at all costs.

We found evolve to be our trusted go to for vacation rentals. Booking with Evolve is easy, their rentals are top notch. The evolve team is only a phone call away to answer questions and resolve any problems that may arise.
This company does not worth trusting or listing with them! As a homeowner, I listed my house with them and it did not turn into anything good besides uncounted issues from day one. Any time when I needed customer support or had damages on the property from renters it would turn into a disaster. The company is one Big Joke calling itself a Management Company that NEVER has your back in any upcoming dispute over the payment or the damages. Evolve has a limited to None protection policy for Homeowners. They simply collect the highest management fee compared to other platforms and provide the least of protection. Evolve is a company you don't want to list with!
I have been with evolve for 6 or 7 years and always been happy with their customer service and they hade kept my cabin rented year round.
Everything has been good. My only issue is I have had several very excellent Guests, we would like to give them excellent reviews. How do we do this?

We decided to give 6-month trial based on Evolve broad market coverage.
Totally unprofessional. I booked 2 months in advance and they cancelled my reservation without warning saying that there was a "scheduling conflict." They require full payment up front and the policy is that I wouldn't have gotten a full refund upon cancelling after 48 hours or something of making the reservation, yet they'll will cancel the reservation on me with zero notice and zero consequence. On top of that, they hold on to my $800+ for 30 days interest free while I am left to find a new place for my vacation that I've planned with other family members that have reservations at other places nearby without the benefit of more availability and the lower pricing available when I booked 2 months in advance. Now I am left to find a more expensive place in a location apart from my other family members who have booked other places. Terrible customer service with no regard to their customers and the inconvenience they cause.

We had a great time gathering with family for Thanksgiving in this beautiful home. The view of the misty lake in the mornings set the tone for a peaceful and relaxing time! I highly recommend this location and will definitely stay here again next time we are in town.
Every employee knows how the entire company works they know the answers to your questions and get the right person without calling back or dropping the call while transferring. Highly trained good people and they continue to help grow our business every month.
They stayed with me every step of the way getting me up and running their photographer was awesome and the pics were excellent. Their guidance was always kind fun and helpful I enjoyed working with both the employees that helped me from day one!
We had a guest who trashed our Airbnb and is now claiming fraud. Because of the damages we had to take property off the calendar - possible loss of income. Very frustrated with Evolve because we are being bounced around from person to person. We would like one contact person to help resolve this case.

Low rate and the onboarding reps are definitely very good with hooking you to sign up. We received so many phone calls asking how they could assist us. After they get you signed up, not much assistance at all. We haven't received one phone call to help us.
I can't believe the negative reviews I have read. We had been going to the North Carolina area for 5 years and renting properties not managed by Evolve. They were okay, but some smelled and some had personal stuff I did not want to see. When we decided to use Evolve, they gave us a checklist of things we had to do before they would even consider managing our property, Top on the list was cleanliness! We have had great success so far with Evolve and I have recommended the company to anyone who has asked about it.

Evolve has a very simple platform to access and manage your rentals. Their team over communicates and they are excellent to work with. While you cannot prevent challenges with your guests, Evolve makes the process easy.

I booked 7 days in Tampa at one of their rentals. I paid and it went through. Two days later Envolve canceled our stay with no reason. Envolve also kept processing fees that should not be kept since they canceled, they shouldn't take any of my money... I think I'm going to take them to court to get back my fees. I'm really disappointed in this company..

Envolve company stole over 300 dollars in fees from me, they canceled my vacation rental home 2 days after I paid for it. Then envole decides to take all the processing fees and taxes out of my account even though they canceled my vacation home for no reason .....

Evolve needs to communicate better if a guest is staying that did not book. In my case I was trying to communicate with the guests and found out I was sending messages to the person who booked and never answered my text. I was not notified by Evolve that the guests were someone else. Also, it is Evolve's responsibility to notify me with the correct guest name and phone number, this did not happen.
I ask myself this question all the time. I'm becoming not so happy with Evolve.
Before dealing with this company Evolve. Look at the BBB reports on how poorly Evolve is evaluated throughout the country. You will be very thankful to understand why not to do business with them.
