Room was great, no problems there. My only complaint is that I tried to contact the owner several times prior to stay to get more detailed info about amenities in the apartment and I never got any response until after our stay was already done:( Otherwise - all good
The evolve platform is dated as it doesn't allow constant adjustments. Communication with Evolve is terrible. You rarely, if ever, speak with the same support person. I have a private company that charges 15%, which does not include cleaning fee, and the company does everything. Evolve is a joke.
The place was amazing! By far the best we have stayed in so far in the Fayetteville area! Evolve was very helpful and accommodating when I wanted to extend my stay a couple more days! Couldn't have asked for better service, care or rental.

We listed our home with Evolve for 5 years. The customer service was typically subpar and occasionally horrendous. We stayed with them to keep our AirBnB reviews and for their damage reimbursement policy. In 2023 they made changes to the reimbursement policy that basically made it worthless to us. At the same time, they laid off so many workers that customer service was nonexistent.
Evolve is horrible all around. We had a bad experience and posted a review. I just checked the listing and they removed it (I had seen it previously posted). I've asked them to reach out, and they won't. Pure scam of a company. Will never consider anything with them again.
I have just listed my property with this company and have been stressed out completely. Had guests stay at my property and had a party and then disputed charges. I can understand if this happens 1 time, but his has happened twice back to back. Evolve does not verify the guests in any manner is what i have learned. Do not use this company to manage your property. They do not even have insurance to cover these kind of situations. If they have coverage, then they need to have a better system in place to verify the guests. Even a state issued photo id to verify would work to avoid a lot of these issues but they don't even have that in place. They verify owners with photo ID, why not guests.
I hope there was a way to give this company a 0 star.
If you are an owner and plan to rent your property don't waste your time with Evolve. They do not listen to you, they have no concept of what place rent for and do not respond to your questions when presented to them. They use Airbnb and Vrbo to rent your property. Just do it yourself directly and cut this joke of a company out of it. Don't believe me just look at all the super bad reviews they get.
I've been with Evolve for a number of years and appreciate their services. When I've had a need, Evolve rises to meet the need. They are constantly changing to meet the need in the market. With their assistance I am a 4.98 host in the competitive Golden, Colorado market

Initially because they offered my home in all of the platforms.
Be aware, very aware. They ENFORCE the house rules like no other. EVEN if you talk to the owner and get permission to vary from the rules. The owner will go back on his/her word and say, "you agreed to the rules." You can't even have day guests over if it exceeds the capacity limit of the home. I thought this company was a good alternative to VRBO and AirBNB...nerp.
Started with Evolve in April 2023, life as a 2 vacation rentals owner has been hectic but they made my job so much easier and I recommend them to everyone I know who is thinking about doing vacation rentals.

I've been with Evolve for 12 plus years with two listed properties. Been through the growing and development stages with Evolve and myself as a homeowner. Couldn't be more satisfied with Evolves service and expertise. Second to none in my opinion.

My wife’s dream was to start her vacation home business in her home state of Tennessee. She did her research, developed a business plan and searched for the unique properties she desired. Then she gave her two week notice and went for it.
This was well before Airbnb, VRBO and Evolve were around.
Lisa found her properties and got her business off the ground and running doing all the facets of a vacation homeowner.
Tragically as her business grew She was diagnosed with stage 4 brain cancer. She fought a gallant fight but as her husband I did not know all the intricacies of a vacation home(s) owner since I had my own career.
On the verge of losing or having to sell the properties after Lisa met God a friend mentioned Evolve. The rest is history and the success is a combination of my late wife’s vision, Evolves expertise and services they provide, and the people who clean and maintain the properties. Grateful to say the least.
It's been a positive review so far. I like the precious evolve app because I was able to use face recognition to open. With the new app I have to manually sign in so that's a little inconvenient. Other than that I like the overall services I'm still using the old app because it's more user friendly.
Do not waste your money or time with Evolve. This service is worthless! Evolve would not refund my money after having to cancel a tip because of COVID. So, I have a credit to try and use from that trip. This is all you need to know about Evolve: they have very few options for rentals, their rental rates are outrageously expensive, many of the rentals look sad and depressing and dated, and they stick you with extra fees. There we're literally no rentals that allow dogs for under $300/night in the ENTIRE state of WA, even though I searched multiple dates, in the off season. I checked several other locations throughout the states with similar experiences: massively overpriced, junk rentals, ridiculous fees, little to no options for rentals.
I've never had an experience where requesting a guest photo ID would be a problem. Any law abiding citizen has no issue with providing proper ID when booking a home. It's not uncommon. I was made to feel crazy for requesting something that's very normal to ask and also lied to by a rep that stated its against rental agreements on all platforms to ask for copy of photo ID of guest before check in which is not true according to airbnb's rules on host requesting identity verification by asking guest for their photo ID. I was told by two reps that I would be allowed to have cohost obtain photo ID and then told by three other reps something different. I tried to speak with management yesterday but was denied by a representative of evolve who was very unprofessional and not very helpful in finding a solution. This company has made it very difficult to require simple things upon booking with guest. They stated I would have to meet guest each time to confirm identity which is very inconvenient when I was assured upon signing up with evolve that I could be hands off. As an owner, I'm too busy to meet every guest. Also, there system is not up to date with being able to allow owners to be able to change rates as they see fit with their property. They only go by an algorithm but don't have it in their system to manually change the rates which is ridiculous to not have in the year 2024. As the client, I didn't feel my concerns were heard and they made more efforts to deny a simple request that should be implemented especially for any legal issue that could happen. Also, for the protection and safety of the guest and owner's home. I was told I can view guest profile without any instruction on how to do so. An owner should have a peace of mind when working with a management company and not have unnecessary stress and their time being wasted

We rented two homes for the bridal party weekend. One was from Evolve. The home was filthy, no cleaning supplies, a bucket of vomit under the sink and our feet stuck to the floor. Flies and ants. We wanted to cancel and move to a hotel. Evolve ghosted us and continues to be nonresponsive. HORRIBLE Customer Service! Never again would I rent from an Evolve rental!

Evolve rental has been wonderful to deal when we unexpectedly had to change our dates due to an unexpected medical issue. Very helpful and understanding. Was much appreciated during a trying time.
We came to Evolve after a string of disastrous events with Vacasa. Thank God we did. We're paying a fraction of the fees and are able to provide a significantly better experience to our guests now, with the added benefit of being wrll informed about what's going on with our properties and our revenue-- something Vacasa promised but never delivered, no matter how hard we tried.
I should have done my homework and researched Evolve before signing up with them. They should stick to Colorado and stop acting like they can manage from afar when they have ZERO knowledge of each city they have properties listed in. They will GET YOU IN TROUBLE due to the fact that they simply don't know local ordinances. They also are NOT on your side when it comes to avoiding horrible renters. They don't care. And you will not get money back if they do break something. I'm warning you. Don't go for the 10% low fee. It's NOT worth it.
I've been using Evolve services to rent my vacation home for 2 years. I hesitated at first because their services sounded too good to be true. They allowed me to try their services for 3 months and if I wasn't satisfied I could cancel. I'm so glad I gave them a try.
They took great pictures of the property, they advertised on different websites and they kept me booked. They have 24/7 guest support.
They are very prompt and professional with their responses. I'm not very good with the computer but when I have a problem they are so eager, patient and kind to walk me through areas I'm struggling with.
I love that they send out reminders of guests arrivals, and ways to strengthen their core values, and prompt payments. When I have a guest/owner related problem, they see to it that there's a fair resolution.
I love working with Evolve. They are a supportive team and I get personal time to do the things I love to do.
I love using Evolve for my property because they give me time to do other things on my schedule. They take care of property advertising and contacting guests. The team is great to work with. They take great pride in what they do. They are patient, courteous and make me feel valued. Any problem I have is usually resolved within a day.

People rented my house for a 3 day birthday party with 20 people with video proof... no ability to charge extra or take care of cosmetic/wear and tear stuff...
Our experience with Evolve was bad from start to finish. Melody was our host contact and she was unresponsive, never addressed any of our concerns and then messaged me with disgusting things. I will never, ever use this company again.
Our rental could not have been smoother. All needed info was provided accurately and on-time. The unit was in perfect shape and came advertised.
I booked a vacation location for August and had absolutely no problems through the whole process. The booking was seamless, the contact person was on point, the lodging was so very right for me, and the customer service was very easy. I was on the rivers edge for 4 days and could not have been happier. Some food was there when I arrived, provided by the contact person, and it was delicious. I plan on scheduling again through this company, when my schedule allows. A huge fan!

I've had a great start out the gate. Would like to see a little more creativity to get bookings during the slow down season. Knowing the area and promoting availability for the different events should offer more bookings.
We have stayed at this rental several times and it never fails to please us. Spotlessly clean, and in a great spot right in the middle of all the downtown activity in Grand Haven.
They priced my rental 75% below market value when I joined. I complained 3 months before rental was to occur and requested it be cancelled because my oceanfront newly renovated 2BR was priced like a Motel 6 and they charge me $250 cancellation fee; extremely poor customer service! Beware…there is a reason that their reviews are so poor! Seriously you will regret using them!
