Room was great, no problems there. My only complaint is that I tried to contact the owner several times prior to stay to get more detailed info about amenities in the apartment and I never got any response until after our stay was already done:( Otherwise - all good
The evolve platform is dated as it doesn't allow constant adjustments. Communication with Evolve is terrible. You rarely, if ever, speak with the same support person. I have a private company that charges 15%, which does not include cleaning fee, and the company does everything. Evolve is a joke.
Evolve has been great from the start. The onboarding process was easy and pain free. Once all of that was completed the day to day processes are excellent. They have marketed my property, addressed any issues and that are timely with their responses. I am delighted with Evolve. I have recommended them to my friends.
We rented 6619 W 26th Ave, Wheat Ridge, CO through Evolve. They took our deposit on 1/21/23 and then our final payment on 4/30/23. Last night, 5/5/23 at 8 pm, they phoned and cancelled the month reservation, which was to start on 5/14/23. The representative, Courtney, simply said the owners cancelled the reservation. She recommended another home. As it turns out, bookings.com would have accepted my payment but luckily I double checked on VRBO, only to learn this house was actually not available. STAY AWAY from 6619@ 26th Ave, Wheat Ridge and Evolve!

I rented a house through Evolve (via VRBO) and upon arrival, found the house infested with fleas. I spoke with the local property manager (as directed by Evolve) and the property manager tried to treat it but was unable to get the infestation removed quickly. She agreed that we should not stay there and should be refunded, but told me I had to work with Evolve because they managed the rental. I contacted Evolve five times and have not received a response or a refund. The $5000 property was disgusting and Evolve's customer service is non-existent. I do not recommend, and also advise people to be careful when booking via VRBO, to be sure they aren't a front for Evolve.

The cabin was very comfortable and clean, it had everything I needed. My wife and I enjoyed seating outside by Firepit. The restaurants were few minutes from the cabin and other activities which it was great.
Evolve was very easy to make a reservation and overall process
The home was spacious, nicely decorated and sparking clean, the location was perfect for our trip, close to ski resorts, the only issue was no heat in the lower level of the home
We had a great stay at this condo. Everyone was comfortable and the beds are great!
My only concerns are that the bathroom sinks weren't draining well and the downstairs shower pull is difficult to use and needs an update.
There's plenty of extra pillows and blankets which was so nice and plenty of space for everyone.

My listing pics from Evolve included my neighbors' dock which was misleading and they would not change it. I received complaints from customers on this and Evolve wanted me to refund my part of the earnings. Customers would find complaints to try to get a refund on the cleaning fees to compensate for the multiple high fees Evolve would charge them and Evolve would side with the customer on the fabricated complaints. Evolve would charge a low nightly price on my property along with their multiple high fees from the customer.
We have used Evolve service since October of 2019. We've had customers that had party that Evolve has taken care of, Evolve has also taken great photos of our home 2x since we have updated our place. I feel Evolve tries to take care of us.
Evolve has my home under other listings such as VRBO. VRBO has our home listed that we do not except children which is not true. I’ve contacted Evolve since November 5 and it’s still has not been fixed. This one thing that they did that wasn’t taken care of right away. I feel that it’s loosing potential customers from renting our place. If I don’t rent they don’t get their fees either.
Because Evolve does the booking, collects the money and makes sure it gets into our account. I like that now they take care of all the taxes so I don’t have to deal with monthly sending money to the government.

We enjoyed our stay and everything was exactly like its stated on the website. Clean and comfortable. Cozy. It was a great getaway before the holidays.
Admittedly, I hesitated to utilize Evolve for my vacation rental property. Before deciding, I checked and double-checked, comparing services, reviews, etc., with various Vacay rental companies. I had numerous conversations with the rep, Jackie Z., who demonstrated patience, knowledge and a customer-friendly demeanor each and every time we spoke. Fast forward, I am Totally Pleased with my decision to utilize Evolve for my Vacay rental needs. Admittedly I'm a stickler when it comes to customer service. However, from A-Z, ALL of Evolve's services has been nothing less than outstanding. I had a few situations with guests, and each and every time, the customer service proved to be proficient, knowledgeable, and understanding, providing a super timely response and solution to the issues...first class service. I am very happy with my decision to partner with Evolve for my Vacay rental needs. My experience with Evolve services has earned a high rating...no regrets!

I rented a cabin listed by evolve in broken bow ok.where I go several times a year.Worst experience I have had in my 4 years of going to broken bow.The A.C was out in the cabin I rented I contacted Evolve and was told by there staff my cabin didn't come with central heat and air.There was no propane to use the grill.After finally getting in touch with the cabin owner who confirm Her cabin did come with central heat and Air it was to late to have a tech come out.I wasn't offered a apology I was never brought any propane.and 2 weeks later no refund.590.00 stay was offered 137. That I have yet to receive Sad Don't rent cabins or anything from this company.

Beautiful house in a country setting

Customer service needs some improvement, the agents are not helpful and rude. There was no compassion for my frustration of not being able to find the condo and I was left feeling quiet stupid after I was given a "well duh". I gave 3 stars because although we had a rough start with the customer service the rental was very pleasant!
Evolve cancelled our reservation one week before our trip! We were left scrambling to try to find an alternate place to stay. They offer absolutely nothing to try to make this right! Just an "I'm sorry, we double booked." Wouldn't you realize that way before 1 week out?
3 grandchildren, son, & my husband & I traveled for family gathering. We enjoyed hanging out and playing games. Having kitchen with snacks available was key to comfort. Beautiful setting on the lake.
We rented a house for eight people in Maine to visit Acadia. They called us at 6pm the night before and told us they had double booked the house so our reservation was canceled. They offered us another house that was THREE HOURS from Acadia, on an island, accessible only by ferry, that we might be able to get our car on if we made reservations in advance. We called them and they told us to check AirBnB! We were lucky to find anything in the area for eight people on short notice. Nearly ruined our vacation. I'd give them zero stars if I could

If I could provide 0 stars I would. Evolve has completely hurt our short-term rental business to the point where we had to sell our property and get out of it altogether. The two largest incidents were that they miscalculated over $700 in missed taxes they never charged the customers, then as we talked to them about correcting the issue they told us we were essentially out of the money ourselves. The last straw was finally when we had a guest not cancel, not notify us at all that they weren't going to be staying over our peak season (Christmas week) totaling nearly $600 for a few days. We then got a chargeback despite Evolve's rental agreement stating no refunds with no notice and then they pulled the money back out of our accounts. DO NOT ever work with Evolve. Vacasa is a much better alternative.

Go to Vacasa instead. They are a much better competitor.
We had a terrible experience with Evolve vacation rentals. Their after sales support is abysmal. It takes forever for them to address any issues and the support staff have no empathy. They were pushy and unhelpful, even when we told them we were canceling the contract, they didn't even try to find out what went wrong. We frequently experienced issues with our Airbnb listings going offline. It was only when we brought it to their attention that they attempted to fix the problem, but it always took them 2-3 days to do so, resulting in lost revenue for us. Additionally, they mishandled the photos of our listings by swapping them, which could have been perceived as misrepresentation and bait-and-switch tactics by the guests. We highly recommend looking into other options, such as Hostaway or Lodgify. They offer all the same features at a fraction of the cost.
