Room was great, no problems there. My only complaint is that I tried to contact the owner several times prior to stay to get more detailed info about amenities in the apartment and I never got any response until after our stay was already done:( Otherwise - all good
The evolve platform is dated as it doesn't allow constant adjustments. Communication with Evolve is terrible. You rarely, if ever, speak with the same support person. I have a private company that charges 15%, which does not include cleaning fee, and the company does everything. Evolve is a joke.
We made our reservation on May 31st and it was for July 09th. It was a nice home in Maine. Few hours before we left our home in CT, Kelly and the team from Evolve called and cancelled the reservation. No compensations were made and no help was offered to find another place. One family drove from MD to CT to join us and our pets already checked in with sitters. Kelly and the team couldn't care less. They asked us to find another place, within hours OR cancel the trip. These people have no heart and they do not know how to treat the customers. At the end, they said they could send us ~ $ 24 as a compensation, and ignored all the emotional distress the kids and we all went through. Our reservation # ref:_00D60KZ9P._5004P1wT9Db
I booked a stay for Thanksgiving week at a place that was in the perfect location and had the perfect space for us and paid a pet deposit for our dog. We has used Evolve once before and didn't have a lot of communication with them, but we also didn't encounter any negatives. I received all the text messages/emails/etc. That indicated that my stay would be happening (including the morning before we were to arrive, this will be important.) At 4:38 pm the day before we were to arrive I received a call from "Brandon" saying that they made a mistake and didn't check to make sure the homeowner had the necessary licenses to run the short term rental so they were cancelling my reservation "with apologies and a full refund". They also emailed me with some alternatives that were NOT pet-friendly and were way more expensive than what I had paid originally.
Frustrated, I called to explain that this was the busiest week of the year for travel and to cancel EOB the day before check-in was a dirty trick. If they really didn't know until that moment that the reservation wasn't going to be fulfilled, it presents even more questions. If they did, that's a whole different set of questions. In the end, I did get a refund (hopefully, it still has not come through yet,) but no other help in finding accommodation or compensation for again, the busiest travel week of the year. It's a shame because the home was beautiful and would have been a regular spot for us as we travel to that area frequently, but now I will not use a home through Evolve again.

The company had not been able to set maximum day stay variables as of yet, but can set minimum stay variables. This is needed for cleaning the property after guests that stay 7 days or more.

We used VRBO/Revolve for our recent stay in Tempe AZ and it was a perfect experience. Everything was easy to use, fairly priced and convenient. We will definitely be using VRBO/Revolve again in the future for any trips we make.

I have had nothing but problems from the start. I was given incorrect information when we signed up. Then the photographer you hired did not listen to what I asked for, took horrible pictures of the bathrooms and outside, and left the lights on and curtains open. He was there on Monday. Our neighbor called Friday to let us know the lights had been on all week. I hired my own photographer to take pictures. I have had those for 2 weeks now and have asked 3 times how they need me to send them (email, Dropbox etc). I keep getting the same email telling me they need to be a certain size. I KNOW THIS ALREADY. I have told them they are the correct size, and no answer as to how to send them to Evolve. The communication is HORRIBLE! When our listing went live, I was told it would be on all the major sites. 20 days and 2 emails later, with me asking to cancel, and it is finally up. I have had NO BOOKINGS, and feel like our listing is lost. It has been almost a week since we requested a cancellation of our contract. I continue to get aggravated with each passing day. I want to cancel our contract due to lack of performance by Evolve.

Evolve has done very well for me keeping my house booked most of the time. The communication for the bookings is great, a good amount of information and email updates.
Everyone was very kind and helpful, but the repayment process is so restricted it’s near impossible to be reimbursed for extra cleaning if you do the cleaning yourself.

This company took my money for what I thought was a nice condo/hotel rental, which turned to be a nightmare the room had dead roaches just laying around as though they were the ones on vacation. I was told I'd get the money back wich they lied. They only tried to give me $130.00 which was the cleaning fee smh. The room was $509.00 where is the rest of my refund. I stayed by no choice in the dump for not even a whole 24hrs. Because I had drove 16hrs with no other place to stay. The representative who's suppose to help me resolve this matter has been very hostile in his tons when speaking with me. I was told I may not get the rest of my money but he'll try lol this company is a ripp off and I'll post more pics of my dump of a room /cond. JOSH V. should be spoken to about kindness, empathy, customer service, patience, respect, responsibility

For those considering choosing Evolve to manage your property as a short-term vacation rental, you should know what will happen: 1)Lots of bad guests will book your place. Your property will be disrespected & abused, again & again. Things will be broken, scratched, stained, etc. Rules will be broken. Why?, because Evolve does not hold guests accountable. Evolve has "insurance", and you get to experience that hassle. 2) Evolve does not care about reviews. Even BAD reviews. They just ignore them. I had more bad guests in 1 year with Evolve, than I had in 3 years total with 2 other properties using Airbnb, where you can see guest reviews and decide whether to accept or not. With Evolve you know nothing at all about who is inside your property. This industry runs off of reviews, how dumb to ignore them. 3) Lousy software. Very frustrating. 4) No contacts at Evolve for you, the owner, because you simply don't matter. Very slow response also. 5)Huge Penalty Fee if you have to cancel any booking, even in the distant future. In Summary, when I host again, I will use VRBO, or Airbnb, or another, but I definitely WON'T be using Evolve. I've learned my lesson. You have been fore-warned. Having "No guest" is Better than having a "Bad guest".
I'm a host with 1 cabin listed with Evolve. I had a guest checking in on a Friday afternoon with a dog. The cabin allows pets with an additional fee, but there was no mention of a pet in the booking. The guest told me it was an ESA (Emotional Support Animal). I had never encountered this before and thought it was treated the same as a Service Dog, so I submitted a request to Evolve on Friday evening asking them to verify the dog and mention it in the booking. Saturday evening I saw that the request was still open so I opened a chat with Evolve because the guest would be checking out on Sunday morning. I was assured that the issue would be taken care of by Monday, and if the dog was not verified then the pet fee would be collected. After not receiving any update from Evolve regarding the issue by Monday afternoon I logged in only to find that my request was gone! Not marked "closed", but completely gone. I didn't know that was even possible, and certainly not without letting me know what happened. At that point, I decided to research what exactly the difference was between an ESA and a service dog. I submitted a new request to Evolve to update my pet policy regarding ESAs. After some discussions with Evolve, my pet policy was updated. I still have not received any explanation from Evolve as to what happened to my initial request.

We had to file a claim after a guest broke a toilet. Quick communication with my Evolve business partner, quick resolution. Received a check to pay for the repair within 3 business days. Excellent./

This company basically stole $4000. 00 from me. I expected a clean, safe, guest ready home but what I received was a roach infested, cobweb covered, coffee maker making mold and mildew, dirty pool, and bed that still had the last tenant's underwear under the cover amongst a pile of human hair. I do not mean the top of a human head hair but yes down there. Completely disgusting. I followed all the rules by calling the locals first that maintained the home only to be accused of bringing the filth with me. They told me they would not come and clean it. I then called Evolve and the personnel there avoided me like the plague. I had to purchase separate accommodations at a nearby hotel which was not the vacation I had been dreaming about for months. I have photos of the dead $#*! roaches in the cabinet in the supposedly cleaned dishes. The coffee makers, the cobwebs, and everything else I have stated here. Worst most expensive room and board. I paid $4000. 00 for 9 hours in the house because I did not arrive until late. Thanks for the horrible experience and the unhelpful owners of rental. Thanks for the staff at Evolve, Kurt, Eric B, Jenn, and all the others I spare to mention here thank kept my money even though the pictures speak mountains of information.
