Room was great, no problems there. My only complaint is that I tried to contact the owner several times prior to stay to get more detailed info about amenities in the apartment and I never got any response until after our stay was already done:( Otherwise - all good
The evolve platform is dated as it doesn't allow constant adjustments. Communication with Evolve is terrible. You rarely, if ever, speak with the same support person. I have a private company that charges 15%, which does not include cleaning fee, and the company does everything. Evolve is a joke.
They have been very communicative from the start. You always knew what was next. I like the ease of use within the platform.
Keeps us up to date on what is happening with Evolve and any changes. Easy for us to use.always get a quick response to any questions we may have.
Best quality service and prices.
I rented a place for a romantic getaway with my wife. Basically our only vacation this summer. Paid in full. Got a confirmation number from Evolve. Got check-in details including the owner's contact information. Code for the door lock. Beautiful looking place, I spent weeks picking it, I knew my wife would love it. Spent a week getting ready. We both arranged time off at work. Boarded our dog. Excitedly drove several hours... and there was another family staying there who had just asked for an "extra night".
The owner texted me a few minutes later out of the blue, said she "wasn't sure if the house was going to be ready in time" because the management company wasn't done cleaning, and could they find us another place to stay. Apparently no one had told her yet that we had already talked to the people staying there?
Then the story changed to "I haven't used Evolve in a year so don't check that email." But she had contacted ME. She had all my stay details, including my contact information, from this email account that she apparently doesn't bother to check any more. I guarantee that she had my stay details in her inbox for many weeks.
She was far more concerned that we not "blame" the new property managers than she was with our experience. The owner kept blaming other people. Not even a "sorry," she just kept telling me why it wasn't her fault.
There is no customer service line for Evolve. It's the property owner, or you're SOL. Her new management company offered us some much lower quality unrented "cabin" properties. We just drove home. I've never experienced anything like it.
Evolve didn't answer the phone that day, and doesn't even have customer service for renters. Evolve called ME the next day, about 15 minutes after I started the process of reversing the credit card charges, and apologized that the property "should have been resigned"... whatever the hell that means.

We were going to spend a month in New Mexico to help my husband's sister with her many health problems. Since motels are expensive, we decided to rent a house. My husband is the one who contacted Evolve. I don't know if he read reviews before he did. The company promises that someone will inspect the home before the renters arrive to make sure it is all clean and ready. The company talked about the special cleaning precautions they are taking because of covid. They explained that their is a "Partner" or associate nearby with a phone number, and this is the person we should contact if there are ANY problems at all.
We get to the house, and we are flabbergasted at how filthy it is! I'll include some photos. The bath tub was the worst. It was DISGUSTING. There was a cap over the drain, and when I lifted the cap off, it was so gross. There were dead bugs in a drawer I could use. The only closet we could use was stuffed full of stuff on the floor.
So when I tried to call the Partner, an elderly lady's voice greeted me on her message machine all the about 20 times I tried to call. No one ever called back! Finally, about 10 days later, the owner told me that the real Partner got a new phone number, and the number on my packet was his old one!
We made a deal with the company and the owner that she pay for a thorough cleaning of the house, and we would stay. She agreed, so we stayed. She still doesn't know what was so dirty!
Unfortunately, I deleted most of the pictures from my phone, and to my shock, they also deleted the pictures from my iPad! So I only have these two. The disgusting tub and the bug drawer. But believe me, the place was filthy! If you get into a situation like this, the company can either return your money or contact the owner. You and the owner must make a deal, like we did with the cleaning service that she paid for, or if you don't reach an agreement, the company will refund your money.
What can I say, so relaxing and rejuvenating, just what we needed. Highly recommend a mini getaway or even a long stay. So beautiful.
They handle most management needs for the owners. The support of the local contact varies, but overall excellence service is provided.
Customer support has always been great. Recent changes in damages covered may cause an issue. For example, 2 bar stools were damaged. Support wanted to see if they could be repaired before replaced, and the replacement would possibly not match the table. I chose to just reduce the number of stools to 2 as I could not get away from work to see about the repairs since I live 2 hours from the rental.
To handle all management service needs, provide the advertisement and cover damages incurred.
I was reticent in the beginning to list my home with them, but now I'm glad I did it. They are taking care of everything in the process!

As I said before I'm new at this and evolve has walked me through every step of the way. They have my process less stressful.
I have had issues at my property with broken items or just information on certain situations. I love I can call and get someone on the phone at anytime and they’ve helped me solve every issue I’ve had.
I decided to go with Evolve because of family members that are hosts and have been with evolve for years.
We are a host and listed our full-time short-term rental with Evolve. Evolve talks a high game, but fails to deliver in almost every way. Over the course of our listing our property with Evolve, nearly every single ticket opened was politely dismissive of our concerns. For example, six months ago I raised a list of 16 concerns with Evolve, and asked to speak to a manager to address. Evolve refused to connect me with a manager, however the gentleman I spoke to seemed to take interest. At that time we were considering cancelling, but were reassured they would work to address our concerns. As you can imagine, six months passed and not one of our concerns were addressed.
The final straw was during the months of April and May, Evolve failed to secure a reservation. I did my own investigation and found that Evolve was placing 3-night holds on our listing. I raised this matter via a ticket to Evolve, and was told the system was intelligent and would self-adjust. It took several back-and-forth emails for Evovle to finally admit that the system was in fact making an error and they corrected this to permit 2-night bookings (which was our minimum and request at sign-up - 3-night requirements were only to be applied to holiday weekends).
After we left Evolve, I setup new listings with another integrator and we had 3 Airbnb bookings in the first 48 hours!
I should note that I've CC'ed Brian, Evolve's CEO, on multiple concerns however not once has anyone with any management title reached out to me to address my concerns.
As a property owner, I couldn't possibly recommend Evolve to anyone else unless you are completely OK with lackluster rental performance and want an entirely hands-off experience. You are literally signing up with your competition.

I had rented 8109 Santee Drive, Kissimmee, FL
We we had arrived to the home there were ants, live and dead all over in the home. Cockroaches by pool. Most of the toilet seats were broken (3 or 4) and one would not flush. Garbage disposal broke, Ice maker did not work, Shower was clogged, 1 recliner broken and other was taped with duct tape to fix tear, garbage by pool and skylights in home were disgusting. Mattresses for beds (5 bedrooms total) were extremely hard and one had broken piping around it, which was sharp. I complained and they did come and sprayed and cleaned up ants and fixed shower that was clogged. Wish I would have taken pictures of everything. I guess the cleaning people SAW NOTHING WRONG when they were in to clean prior to our arrival. (OMG) I WOULD NEVER BOOK ANYTHING WITH ENVLOVE AGAIN. They would not refund anything to me because I did not take pictures of everything wrong.
Very disappointed with home conditions and saved and traveled a far way to have this bad of an experience.

Dear Evolve Team,
We reached out to Evolve primarily for the peace of mind that having a customer service focused interface would provide us as we moved our primary residence into a full time vacation rental. Having successfully operated a SuperHost rated AirBnB in Brooklyn previously, we are well aware of how consuming it can be to be "on the clock", and so the idea of having a team to interface with customers as a first line of support was the unique selling point.
Our customer service experience this last week with Evolve has been terrible. It featured:
Long wait times
Unresponsive requests to crucial changes about our listing
Unclear communication
And an incident where we were hung up on by customer service
This is not the level of service that we signed up for, and not what we wish to provide our guests. Furthermore, during the onboarding process with Amber Belmore, we asked specifically what happens if we are unhappy with the service after 6 months, specifically when it comes to who owns our listing. The information we received was inaccurate and given the incredible headaches of the past week, not a risk we feel comfortable with.
We understand that we have to pay the early termination fee and photo fee of $250 each. As for the existing bookings we will take care of communicating next steps directly with our clients, as we don't feel comfortable with Evolve communicating on our behalf any further.
Please await further instructions from us until we have prepared to take this on fully, as we both work full time and need a couple days to clean up this mess.
