Room was great, no problems there. My only complaint is that I tried to contact the owner several times prior to stay to get more detailed info about amenities in the apartment and I never got any response until after our stay was already done:( Otherwise - all good
The evolve platform is dated as it doesn't allow constant adjustments. Communication with Evolve is terrible. You rarely, if ever, speak with the same support person. I have a private company that charges 15%, which does not include cleaning fee, and the company does everything. Evolve is a joke.
Evolve takes care of the basic things one would expect from a vacation property manager but I feel they could do better when it comes to bringing in guests on their own website (versus other vacation rental websites) and vetting/providing service providers' (e.g. Cleaning, mowing, maintenance) names/agencies to property owners.
Generally, very responsive and easy to work with.
I'd never heard of Evolve when I first joined them; I've been with them for three full years now and I'm generally satisfied with the number of guest stays, although I've seen a decline in nighty rentals in the past two years. I thought their management booking fee was reasonable.
I booked a house on VRBO. The next thing I knew, I was involved with Evolve. I was told I had to make payment to them, not through VRBO. I was told I had to create and account with them which I did not want to do. I thought it might be a scam at first. I spent some time making sure it was legit. It cost me hours of my time to get the payment made without creating an account. It created a lot of anxiety worrying if Evolve was legit and if I would have a place to stay when I got to my destination. What's the purpose?
I feel like the owners thoughts should be taken into account. Especially on how they would like property presented. Selection of pictures and description in write up.
Also I did get some booking when 1st going live. Since then there has been nothing.
I was told I did not have an option on picture order and was extremely limited on input I could give on write up

No response to emails. Door locks unacceptable, weren't made aware of issue until I called directly about parking permit. Several blinds on floor behind TV, shower door badly bent and fell off while attempting to use. Transition pieces not attached, 2 can openers both broken and unusable. Needs updating and replacement pieces in kitchen as baking sheets rather disgusting looking.
Evolve has been helpful and easy to access since I first began my renting my vacation property. They have always been polite and knowledgeable and quick to resolve any questions or minor problems. I highly recommend them.
I would absolutely not suggest this booking establishment. Unless you enjoy poor customer service, misleading, improper information, unnecessary back and forth. I absolutely regret for ever booking with them, it was an unpleasant waste of time experience.
So I listed my home a year ago with evolve and am sort of camping in my father in law's basement providing care and companionship.
I book my home to myself when I need it. Evolve has been splendid in handling the bookings, answering questions, and paying me! It has been a workable and enjoyable partnership.
Treated well over all! It is a great system for me because I don't have to manage bookings and money. It is fair for meZ.
Most of the time they are great. We are all learning and I have given and received grace.

I became a guest host through Evolve this fall by a friend that recommended I use them. I wanted to get my home listed before I went on vacation for a few weeks but it didn't work out to do it before I left. While I was gone the photographer came and took the pictures and they got it all set up for me while I was on vacation! It got posted on a Friday and by Tuesday I had my first booking of 6 people for 3 weeks. Evolve does everything for you! The app is very helpful plus the constant notifications remind you of guest check ins and when the money will be deposited etc. I started in late fall so the first 3 months my rates were very low for a 4 bedroom home. I would say that was the only thing that I would've preferred to have different but they know what they're doing by keeping rates low during the off season. I would recommend going through Evolve because of the ease of it.
I appreciate the customer service with Evolve, being able to call at any time of day or evening. They are professional and treat you like you are the only one they serve!
Convenient location close to amenities and the ski slope. Great place for our 2 families to cozy up by fire after long days skiing.
I consider that the management of my property has been excellent, I have a secretary who is in charge of reservations, reminding me that they are about to enter and when they leave she sends me my payment in a timely manner and reminds me of the tax obligations I have.
She also reminds me that I have to keep my property in excellent condition for the satisfaction of my clients and she gives me advice on how to keep them happier.
Great place - feels like home away from home!

There was an error in believing the Evolve charge was fraud in my credit card… as I booked it through VRBO, Evolve vender was not recognized. Within minutes, the mistake was corrected by myself. Evolve let the paperwork sent to them by my credit card company sit on a desk for weeks, thereby holding up releasing the funds to the homeowner. It took 3 calls and about 2 hours of conversations between all parties to determine the holdup of payment to homeowner. By the way, causing her to have penalty fee from her bank, which I reimbursed her for out of my own pocket. No explanation from Evolve to explain why paperwork had not been filled out despite ALL parties agreeing the charge for rental stay was valid. I rent very often through VRBO, but if it's an Evolve managed property, I will NOT choose to be involved with them. Egregious and sloppy handling of a simple mistake with a simple solution to rectify.
I have found Evolve to be supportive and responsive. My concern is a lack of focus on bottom line performance. If a property isn't making money Evolve needs to step up and help identify what must change to produce financial success. While it is ultimately the owner's problem, Evolve needs to participate in finding the solution. If a property can't turn a profit then it will eventually fail completely.
The few times we have had issues with renters Evolve has been right there for us.

Evolve does a great job keeping our property booked during the summer which is our peak season. What they have not done is to put adequate minimum stays for holiday weekends that don't end on a Monday or Friday like 4th of July. Fix that and my rating is 5 stars!

Evolve helped a lot from the preparation of my property the right way to attract guests to the advertising, to managing the the properties. It is a worry free for the owners. Obviously we need to follow their guidance and do our part, but it simplifies a lot our work.
From the first phone call I was given clear and concise information, and even when I had further questions on a follow up call, Evolve found and sent the data I asked for.
They provided step by step instructions on setting up my rental from the Township licensing (aka necessary paperwork), all the way through to staging and photographing the home.
I was a bit doubtful of their dynamic pricing, however I decided to start with it and wow it works! My home has been rented almost fully right from the start! (With zero effort on my part!)
Also, you are given continual updates and reminders of upcoming bookings, and notice when your payouts are remitted. Evolve really does all the work in that respect. It is also very easy to book off days/weeks/months for yourself as owner. Their site is very easy to use.
All in all I am thrilled with my experience with Evolve.
My real estate agent suggested I contact Evolve when I expressed interest in short term renting my vacation home when i was not using it.
I was told that I would receive 50% of the payment for a guest who had booked <2 weeks in advance and canceled 2 days in advance. The funds were not delivered. I called and spoke to two people from Evolve about the missing payment and both said I was entitled to it. When I called a third time, I was told that, since the bank got the deposit back for the guest, I would receive nothing. This is the first negative experience with Evolve in the year I've worked with it.
As a property owner, my experience with Evolve Short-Term Rental has been nothing short of disappointing. Firstly, they deactivated my account before the agreed-upon deadline, resulting in the loss of all my hard-earned reviews. This lack of consideration for their partners is unacceptable.
Evolve's promise of listing your property on multiple platforms comes with little benefit. 99% of the bookings actually come from Airbnb, contrary to what is advertised. Moreover, their failure to respond to guest reviews without the owner's intervention adds an unnecessary burden to property management.
Their supposed 90-day stay requirement is another hurdle. They make it nearly impossible to leave without incurring penalties, trapping property owners in unfavorable agreements. Even after meeting their demands, they still find ways to nickel-and-dime you, such as charging exorbitant fees for retaining property photos.
To add insult to injury, their customer service is subpar. I recently received a survey, only to find my access revoked the next day. This lack of transparency and accountability speaks volumes about their professionalism.
In conclusion, I strongly advise property owners to steer clear of Evolve Short-Term Rental. Their business practices are exploitative and their promises often fall short. Protect your investment and reputation by choosing a more reliable and respectful partner.

As a guest, I rented a house in Punta Gouda FL for a training I was attending there locally and I prefer a home when I travel (rarely use hotels any longer). There were many issues - no info sent on how to get into the house, no welcome packet to tell us about Wi-Fi and house info, dirty dishes in sink upon arrival, filthy tub and the hot water ran out in like 5 mins, they left left-over bar soaps in the bathroom for use (not sanitary), the home was not in good condition (hardwood floors buckling up, ants in the home, general maintenance needed), and the kitchen was not stocked with basics (sauce pot, measuring cups/spoons, etc.). Their customer service is NON EXISTENT. Their response to me was that this isn't an issue and is fine by them. Don't waste your time with this company - I will never rent from them again. Renters - beware! This company is a scam. They also clearly don't care about sanitary practices or presenting a clean and properly maintained home.
Tip for consumers:
Do not rent from Evolve. They do not provide a clean, safe and well maintained home. I basically stayed in a home that was like a Motel 6 for the cost of a normal home rental. Customer service is horrible - they truly do not care about the customer, any issues or the overall experience with Evolve. Rent elsewhere.

The staff I speak with are always kind, considerate, patient and well informed. They take the time to answer my questions in a respectful and knowledgeable manner. My property is consistently booked and I am grateful for their diligence and competency in this area. They provide support as needed and advice when asked. I am extremely pleased with their service and highly recommend them.
They listened well and gave appropriate feedback on several occasions. They were attentive and performed well. All issues were resolved which is a great result.
I appreciate their modest fee and found them by happenstance. The initial introduction and presentation of their services sold me, due to the level of professionalism and follow through. Evolve is easy and straightforward in presenting their owner website which also made a difference in my choice.
I believe we are not charging enough for the amount of guests using our home each time. These large groups, up to 15 people, are renting for short periods of time and in spending half of my earnings on the cleaning fee.
I was accused of having a roach infested home, which was proven not the case by a licensed exterminator. I had to pay for the services of an exterminator and cleaning fee but received no refund.
More exposure and I thought a better experience than my previous management group.

Nice town house located convenient to castle Haynes and close to Wilmington. The town house was clean and stocked mostly well. The beds were comfortable and the tv/ couch were nice. My only issues were the fact that someone else's dirty shoes and clothes/underwear were left in the washer/dryer area. The washer smelled very bad and I know they knew it was a problem as there were a lot of boxes of washing machine cleaner. There was not enough coffee pods for the number of guests and days we stayed to have one cup per day. That should be standard. I would recommend it and would stay again.
We had a terrible experience with one of their rentals. We paid $8000 up front for a house in New Jersey for our son's brain surgery and we had to leave after one night and find another place to stay. The place was trashed and unsafe, but Evolve still expected us to pay for half of the cost. That was bad enough, but the fact that Evolve never posted our review (the rental only shows positive reviews) tells you everything you need to know about this company. They are completely shady! You cannot trust any of the reviews of their homes! BEWARE!
