Room was great, no problems there. My only complaint is that I tried to contact the owner several times prior to stay to get more detailed info about amenities in the apartment and I never got any response until after our stay was already done:( Otherwise - all good
The evolve platform is dated as it doesn't allow constant adjustments. Communication with Evolve is terrible. You rarely, if ever, speak with the same support person. I have a private company that charges 15%, which does not include cleaning fee, and the company does everything. Evolve is a joke.
I was told that Evolve had tools and marketing strategies that would get my property booked during the off season. The professional pictures and listing Evolve did were very good but we didn't get a single listing during the 90-day trial period. We also wanted help finding a housekeeping service. The Evolve representitive I spoke with was under by 50% on his estimate of what their partner cleaners would charge. We tried one overpriced partner who did such a poor and incomplete job that we asked her crew to come back out and finish. They completed the job but she fired us. We called the only other partner on the list that was in our area and were told that they were not taking new properties in our location.
Sevceral times I informed Evolve that we had made upgrades to our property. It was difficult to get these upgrades into the listing.
The promise of off seson bookings
At first when booking with this company, I was hesitant as it was a company I am unfamiliar with. However, the home was beautiful and since I was booking on short notice I decided to go with it, and I am so happy I did! Any time I reached out to the company they always responded in a timely manner and provided me with the information I needed. One of the best rental experiences I've ever had. Will definitely have my eye open for future bookings with this company!
Overall, I recommend Evolve to others. You just have to understand that they have very inflexible processes and policies. It is obvious that their people are trained to give canned answers and they are not trained to apply common sense. I had one situation that finally got escalated to someone who was very helpful and resolved the issue well. But in other cases I could not get escalated to a person with any flexibility. But as long as you understand that going in, they do a good job and they obviously have a process and system that works well most of the time.
They are responsive but the front line representatives are not that helpful if the issue needs any critical thinking. They are good at doing what they are trained to do, but getting escalated to someone who can help with complex issues is challenging.
I chose Evolve because I liked their system and their reasonable fees. It works well for us, as we have good service providers locally and just needed reliable booking.
I have been with Evolve since 2015. I did my homework and chose Evolve because it was important for me to give my guest the best experience and attention. They are there 24/7 to help guest. 100 five star reviews later, I could not have done it with out the guidance, professionalism and attention that I have received from many Evolve professionals. I reported an issue to Evolve with 20+ bug bites I received while sitting on the couch of the rental they manage. I got suspicious when I first arrived at the property only to find the elderly couple that owned the home cleaning it! Evolve is unresponsive and have not remedied the situation after 3 weeks now. My skin itched, burned and swelled so bad that I could not sleep and just got up and left the property at 6am. I travel a lot, but will never rent a property from Evolve Vacation Rental Management again. The picture of my arm is after 3 weeks time.
We have been with Evolve for almost three years and have had no issues and immediate support when we have a question or change. Property is marketed well on several websites. Payments are timely and without issue through stripe. I might not always agree with the dynamic pricing fluctuations but they are not forced. If we do not want to drop our price Evolve honors that.

Rented a property in Flagstaff to visit and stay with family, wanted to make sure that the property had central a/c as we have young children and an expecting mother in our party show up to the rental unit and the "play house" in the backyard was rotting away and the central a/c unit just did not exist. Absolutely uninhabitable for our group, the evolve contacts response "Yeah looks like that was wrong, sorry about that" absolute scam site.

Evolve has been great to us! We have been with them for one year now and they have handled our property rental very well. Customer service is outstanding, and I am not hesitant to reach out to them at all for any assistance I need.

I had a very negative experience with evolve vacation rentals. I rented a property with them through Airbnb, and their listing is misleading. It mentions AC three times on the listing but upon check in we realized that only one of the two upstairs bedrooms had an AC unit. Also, the AC unit was broken and the upstairs was unbelievably hot. We reported this immediately, and was told to contact our local guest contact Ellen. She sent the cleaning lady to inspect the broken AC unit, which made no sense. I assumed I had reported the issue to enough people to have it resolved, but they did not try to repair it until I called and reported the issue to Airbnb two days later.
I like the rate analog. But I struggle because once you apply a minimum, it is the same going forward, so smart repeaters find the rate in the low period and rent

I also struggle with the one price fir all rentals for the property protection insurance. My guests who are renting a ine bedroom pay the same as guest who rent a 10 bedroom. That needs to be prorated.
Everyine is always as helpful as they can be. I struggle with some basic contractual issues they have no control over.
It is the least expensive way to manage marketing, calendar, cleaning, and guest payment.
We booked a location almost 6 months in advance due to location to one of the largest events we exhibit at.
They just canceled our reservation, and are holding our funds for 3-5 days. Now we can't book another location within miles of our location unless we pay almost triple.
Evolve single-handedly created a catastrophic situation with no solutions, and has been non responsive since.

My stay was really great but what made everything so much easier was working with evolve to book my vacation. Everything was smooth I liked the option to pay a portion while booking and the rest in two weeks.

Evolve listens - because Evolve has real people who talk on the phone. My housekeeper had a problem with a guest which I reported to Evolve. They quickly assessed and addressed the problem very satisfactorily.

This company is terrible! I saw a property on VRBO to rent for just 5 nights. Planning a birthday getaway for my husband and noticed that they added on $458 extra fees that are automatically non refundable! For 5 nights the bill became $1244 for myself, husband and daughter! We'll, now I'm stuck in the contract, so 3 days before our trip I noticed that there are flash floods all around the area and I'm concerned for my family's safety so I try to get a refund and cancel this trip to do something else where it's more safe and I can't get anyone to call me back to try to get a refund! Will never use this company again! Beware of this company when booking!
Evolve collects sales tax for each rental and submits the payments to the state for me. At least, that's supposed to be the arrangement. My town requires a copy of the sales and use tax permit in order to rent property short term, and since Evolve is the one filing the taxes, it is their permit that is needed.
I have been trying nearly a month to get this information. Evolve refuses to give this information and also will not let me know if they can send the permit directly to my town. Every time I ask, they give me erroneous information and send me to websites that are not how I can get the information I need.
I was using another vendor to manage my property and they were awful for many other reasons but at least they got this part of it right. I need to submit the information within the next 22 days and am holding out hope that Evolve will get their act together by then but as it's taken them at least that long to get nowhere, I'm not optimistic.
Had a bad experience on a property they manage. The issue on the property is not their fault. It is the way the entire situation was handled with rudeness from the onsite manager, then no help from Evolve. Now, they have refused to publish my 1 star review on their website (which is true and accurate and does not have anyone's full name) stating they have the right to monitor reviews. Very fishy company. Do not recommend.

DO NOT USE Evolve!They use your property to make them rich. I signed up for a service with them on 08/2023. They set up a rate without my approval, when I saw $175 per night, they did not include county tax. Only the clean fee, and after paying to evolve not even enough to pay the utility bill. I was really shocked, this is a $1.5m townhome, 2 blocks to the beach, the long term lease $6000 a month. They have my credit card and checking account on file, one day a guest was complaining, and they took my money from my bank account and refunded it to the guest without my permission!I called my bank and made disputed, after that, evolve was holding my funds from other booking, they do not want payout to my account, many times calls and emails finally they deducted amount $631 from my payout. That was 3 nights, my neighborhood rate, average $350 per night. They will steal your money.This is Sissy from San Diego.

We like Evolve for the fact that they take care of all the booking headache for us. This past summer Evolve kept our property very well booked! They have the most simple app that puts all the different booking sources in one easy to see calendar!

This was a wonderful rental. The home was clean and very inviting. The owners were prompt in email responses. The home is extremely close to the beautiful town of Beaufort and there is so much to explore and see there. The house has everything that you need for a wonderful stay. The beds are comfortable. My boys loved the shower in the Master bathroom. The screened in porch was a big hit with my family. My husband and I have four boys and we do a lot of cooking while on trips. The kitchen had everything that I needed to cook for my family. There are bicycles in the garage for riding in to Beaufort and a wonderful bicycle man who goes by "Hippie" just right around the corner to help with your bicycle needs. You must take a day trip to Cape Lookout to enjoy the beautiful sea shore, lighthouse, and if you are extremely lucky, see some dolphins and Banker Ponies.
I owned my rental for 18 months. It was my first rental. Evolve provided excellent help to get me started. We had lots of renters, all had been vetted by Evolve. We had only one minor complaint and many happy customers.
