Room was great, no problems there. My only complaint is that I tried to contact the owner several times prior to stay to get more detailed info about amenities in the apartment and I never got any response until after our stay was already done:( Otherwise - all good
The evolve platform is dated as it doesn't allow constant adjustments. Communication with Evolve is terrible. You rarely, if ever, speak with the same support person. I have a private company that charges 15%, which does not include cleaning fee, and the company does everything. Evolve is a joke.
We stayed here with another family which worked well. One family was upstairs and the other was downstairs. The stairs are little steep and tight so be careful to not hit your head. Otherwise it was amazing. Outside was beautiful and we loved the outdoor seating and patio lights
When I wrote my business plan, I researched many vacation rental partners. After interviewing all of them, I chose Evolve. My intention was to use them for a year and then make a go on my own. After year one, the reality was that Evolve made my business easy and seamless. Allowing me the time to concentrate on creating the best experience for my guests. I'm closing in on year five.
They are able to walk me through any issues that have arisen.
Because after thoughtful research, they were clearly the best for my business.
The toilet seat was broken, the headboard fell off the wall while sleeping, broken window blinds. No paper towels or tissues supplied. The inside lighting is so poor it was hard to read and felt very sterile like a hospital.
The furniture was decent (besides the headboard) and the room was clean.
I've booked through them before.
I booked this place under the assumption they had a pool (noted public pool) I took that to mean the pool was at the location...only to find out it's 5 minutes away. Tried to cancel for full refund and refused. I could not stay there as we needed a pool 90 degree temps. Don't make the same $300.00 mistake! Awful customer service. Airbnb said it was noted as a public pool and they couldn't help.
Renters beware! Vacation listing was misleading—no real access to the lake for our lake house vacation, & no satisfactory resolution from Evolve.
They wouldn't even agree to change the listing to warn future renters.
$3000+ for the experience. I'll add a picture of us trying to gain "direct lake access" with babies in tow, cars speeding by and no success ever finding lake access!

Everyone is so helpful and considerate as a homeowner they truly work for you. They are the best.
We are rather new to Evolve (since 2022) but we feel confident knowing that we have chosen the perfect company to manage our property. The main reason we chose Evolve was the low management fee and great communication. They handle everything for us from bookings, taxes, renter issues, anything and everything! My only complaint is that it's quite difficult to get in touch with someone when we call but the live chat is appreciated and quickly connects us with a real person.
I was a little skeptical at first by dealing with a company. I had no prior experience with, but I must say that it turned out really great. I live in Florida. My house is in New York, and everything is taken care of if I need it. I had a plumbing problem, and it was taken care of and a very reasonable price, so I felt that Evolve is a fair and professional company to get involved with if you have a vacation rental and you don't live close it
There were several things in my home that when I began renting it, I forgot to take care of one of which was landscaping second of which was a plumbing problem as I previously mentioned, and the people that Evolve got me to take care of those things were great. They were fair. They were reasonable, and they were quick to respond to my needs as I had a plumbing problem with someone was actually renting my house and they left for the day, and when they came home, the plumbing problem was resolved.

Rapids condos advertising as a rustic mountain retreat in walking distance to grand lake marina, in Grand lake, Colorado. Price gouging, paid $1,000 for two nights in a shell of a condo dirtier than a Motel 6. Dirt and dust everywhere, urine soaked pillows and mattresses. We felt we were in an episode of The Twilight Zone. When the host asked if we needed anything, we texted that we needed towels and pillow cases and 24 hours later, a "cleaning" "lady" banged down the door and threw a trash bag at us with one more urine soaked pillows case. How on Earth is this place in business?

This company are scammers and they won't pay for the property damage. Refused to pay for damages and just keep playing games to not reimburse me for the damage that was done by the tents. And they are very cheap I canceled my account with them because I can't trust them anymore with my property

Quiet neighborhood, close to downtown, very roomy. Lots of thoughtful details from hosts, eg box of Ty's for young kids, board games for all ages. Beautiful garden front and back. New pillows and an extra blanket on bed in upstairs 2nd bedroom would make the place perfect.
They cancelled out booking a few days before my parents were flying from the UK. Sent a totally unapologetic email telling us we could rebook on any dates that were still free in the calendar - which is totally ridiculous, of course we can't just change our dates. I should have looked them up as clearly they are a dishonest, incompetent business. I strongly recommend homeowners who wish to rent out their properties also avoid them like the plague.
Wish I found this site years ago. Their prices are lower than Vrbo and much easier to book. Made my last 2 bookings so easy! The condo we rented was spotless! Its great to be able to read reviews from others that stayed in the properties because photos can be deceiving online. Always read them and look at the home from GoogleStreet if possible to see the neighboring homes. Ive recommended Evolve to all my friends.
We used Evolve for almost 6 months on a high end condo in Myrtle beach and they fought us on rates, gave us a work crew which damaged our unit, and their promises to fix issues never materialize. Every problem you get a different Owner care agent and they all seem to be incompetent. I would never use them again.
We got less than 1/3 of the booking revenue they said to expect. Owners beware.

Just wanted to share my own experience. Evolve vacation rentals is not not doing anything regarding verifying people payment option. They charged my debit card even I've never been their customer. I was scammed. Horrible customer service, make me think they are the scammers.
In my entire time with Evolve I haven't received a call or gotten anyone on Athena phone once. The customer service team is incompetent and not made of problem solvers (one time they applied a unique guest access code to every existing reservation.) Their rate system had to be overridden manually so that I wasn't losing money or charging less than an empty RV in the neighborhood. All the calls from guests and all the coordination fell on my shoulders. As far as I can tell Evolve does nothing but get in between the owner and Airbnb in order to collect a fee. I'm sure there are great property management services out there, it Evolve is not one of them. They are an expensive and poorly run middle man who passes all the responsibility for a property right along to the owner. I'll keep my money and continue doing all the work until one of the other management companies opens my city.

Came to Houston for the weekend. Booked 7 months in advance to find out the house was double booked and our group was out of luck. Evolve team was zero help relocating. Imagine last minute accommodations trying to stay near a festival you came to town for.
All phases of setup and operation were clear, professional, and prompt. For a short time in the busiest part of the season things were backed up and there was a small glitch with service ànd communications but it was resolved quickly. All personal were prompt to reply and had the tools to resolve my requests every time. The standards are high and as an owner I was prompted to strive to maintain a certain level of accommodation. Evolves website and app I found were very easy to navigate
In short the program is designed well to help an owner succeed and the quality of associates makes it work well. Thank you Evolve!

Flexibility of program and the first person I spoke with impressed me as competent, reasonable and personable.
The house was clean but the electrical plug in the master bathroom needed to be flipped on the panel. The exposed wiring in each bedroom for a ceiling fan was disconcerting.
Excellent stay. Very clean and comfortable. Enjoyed the location with access in every direction. It's was a perfect stay for our whole family. We will be back!
Renting a large well equipped house to gather the whole family is very special. Evolve provided us with a great pet friendly property that met our needs and worked out perfectly.
Off the beaten path. A relaxed setting. Beautiful landscape. A caring host. There is plenty of space to stretch out. Deer and birds can be seen outside.
Booked through Booking.com. The addtional "$171.00 Cleaning Fee" was hidden in the price quote online. I had to cancel due to blizzard, but am still expected to pay the "Cleaning Fee"? Besides this, the contact person was not helpful and the Evolve Vacation Rental was far less helpful. They basically said, $#*! happens!
