Room was great, no problems there. My only complaint is that I tried to contact the owner several times prior to stay to get more detailed info about amenities in the apartment and I never got any response until after our stay was already done:( Otherwise - all good
The evolve platform is dated as it doesn't allow constant adjustments. Communication with Evolve is terrible. You rarely, if ever, speak with the same support person. I have a private company that charges 15%, which does not include cleaning fee, and the company does everything. Evolve is a joke.
I have liked Evolve with the STR rental most of the time. Since I've turned it into a 30+ day rental not so sure. I'm not sure if the correct key words are out there or not. Hard to tell since no reservations.
Our stay was amazing, right as we pulled up the place was beautiful, impeccably clean, very beautifully furnished. It was five minute walk to town where all the shops and restaurants were We had all we needed in the kitchen to make our stay very comfortable. The master suite was comfortable and the views from the balcony were breathtaking. We highly recommend this five star diamond -we will be back
Easy to deal with in a very professional
I loved the place and the time we got to spend there. The cleaning fee surprised me a little bit, but the total cost was still worth it, so we booked it!
Had a guest spend an extra night without paying, brought it to Evolve's attention along with time stamped video of when they came and when they left along with conversation about them thinking about staying another day. Was told they have conversation with this guest wanting to spend another night and Evolve explaining how they need to go to the portal to book another night, (which they did not do)Sent this to the case worker and was assured there was plenty of info to collect. Then I was told by another Evolve employee that the guest did not respond so there is no recourse for me. So what am I paying Evolve 10% for?

I have been with Evolve since it's inception and over the years as it's grown it has become more obvious that the owner's have less say on how they want their condo handled. Up until the last few years I have been an advocate of Evolve and let other owners know of Evolve. But the growing lack of sensitivity to our needs has me very concerned.
Overall, it has been fine.
Evolve chose me when I was about to use VRBO and said they were starting this rental service and I agreed to try it. That was seven years ago!
First, your policy regarding my golf cart and the refusal to list yhe deposit I require for using it is weak and petty.
Second, I was told specifically by * on the phone before I signed that the 10% fee would only be taken from the nightly rate and not include taxes or the cleaning fee.
Shame on you. I will be out as soon as my obligation has ended.

Rented a home with no window coverings. Waking up with the sun wasn't my plan, owner offered a refund but it was 6:00 and too late to find an alternative. Evolve claims because there are no photos of blinds it is 'as advertised' then when I said I needed until the morning to find a place since there are same day cutoffs they responded at 10:00 saying offer is off the table it was 'as advertised'. Interacting with actual professionals or directly with owners is far superior.
My small rental and I have been with Evolve for 8 years, and I have to say we have both benefitted and grown better each year! They have become very professional and treat my small business as they do much larger ones! In the beginning, it was very difficult to get them on the phone, but each year that has gotten much better—for which I am very grateful!
If you are like me, you rely heavily on reviews before booking anything. When I first booked this home, there were no reviews because it was a new property, and I was very nervous. However, I'm here to tell you that there was no reason to be!
We traveled to Kauai to celebrate my mom's 70th birthday. We had 10 total people, including two kids. The house was big enough to accommodate everyone, and it never felt like we were crowded or stepping over each other, including the person sleeping on the air mattress. Plenty of towels, chairs, beach equipment, and kitchen equipment. Each room has a separate air conditioner unit which everyone really appreciated.
The location cannot be beat. Short walk to the beach, and easy to walk over to Poipu beach every night to check out the sea turtles (most seen was 54!). The beach right at the end of the road might be a bit rough for littles, but my 11 and a half year old niece and nephew loved learning how to boogie board. Right next door to this beach is Poipu beach, good spot for snorkeling with calmer waters. Also, the home is at the end of a dead-end street so there is not much in the way of car traffic. Narrow street means limited parking, but worked out ok for 3 cars.
Communication with the property manager was amazing, she is very responsive and helpful. She answered all my questions and was even kind enough to provide me with recommendations for my mom's birthday dinner. Don't hesitate to book this place, we had a magical time!
I booked an Evolve rental property in early May for a trip the last weekend of July, knowing that vacation rentals in Palm Springs can get booked up pretty quickly. A week before my trip, Evolve abruptly canceled. The next day, I saw that same house available for rent on their website for the same exact weekend and more than double the price I had initially paid.
Evolve doesn't honor their rental agreements or care at all about whatever their renter's plans were for that trip. I will not be staying in one of their properties again.
Tip for consumers:
Don't rent their properties, you won't be guaranteed to actually stay in their rental if they change their mind at the last minute and would like to get more money.
We had our vacation rental booked for a few months and 2 days before we arrived, the owner cancelled. This is in Boise, ID during a weekend for a big concert. All the reasonable hotels were booked and I ended paying hundreds more for somewhere to stay in a location that was not ideal for our vacation. The company did send us 3 other places that we could book through other companies. One was 45 minutes away, the other was not even a comparison. And the the third was not available for our dates. It is super frustrating to find something 2 days before. I am very dissappointed
I have used this company two times. Every time is disappointing. I quit both time for the same reason, more people in the house than 10 people. First time, 30 people, the second time, 20 people. And their customer service sucks, slow and not helpful. I would not recommend anyone to use this company to do the short rental vacation. Right now, I am managing by myself for my property, and it is great, I have more booking than ever.

My property is in a rural neighborhood and I didn't think that I would have a lot of occupancy but I have been pleasantly surprised! I have had about two weeks of occupancy each month. I am very pleased with Evolve.
I was referred by a friend.
I rented a house with evolve and their " owner support" is basically non existent. They are there just to use your property for their gain. I had a client that rearranged all my furniture including an antique desk that was broke, a love seat leg that was broke. They never flowed through with the renter and ignored my repeated attempts to remedy my loss. Completely ghosted me. They could care less about your property and your losses.

I used them as my booking company
We booked a home for a golf trip. During the trip a chair fell apart while my wife was sitting in it. The chair had been previously repaired, as we found wood glue slathered all over the bottom of the chair. Evolve has GHOSTED us after we let them know of our findings. Multiple emails over a 3 week span and no responses. Avoid this company and all of their rentals. They are CROOKS.
I booked with VRBO, but then Evolve took over! What a mess of overcharges, mistakes and multiple phone calls and errors that they wouldn't listen to. They charged my card for almost $2,400, I had to cancel to get the proper credit. I rescheduled the same property again but on AirBNB and the same rental was $1512, they then cancel on me and let me know 4 days before the arrival that the owner is doing maintenance and cancelled the weekend all together. Will never use Evolve again! I ended up booking a last minute rental, cheaper, better and without a terrible experience of Evolve.

We have used Evolve to market our camp for one year now. So far we have not had any issues. However, most of our renters have come through VRBO. We like to maintain our property ourselves and we don't rely on Evolve to do that. We are in the New Hampshire area and they are based in Colorado. We hired Vacasa the first summer. They are great if you need a full service property management company. If our renters are in need of assistance we are available to get the job done.
At approximately 04:30 local time on January 2nd, 2023 a member of our group was awakened by a squirrel running over his bed in our rental in Bessemer MI>. This caused a general stir and lack of sleep in the rest of our group. Once everyone was up and about at approximately 05:30 it was decided to pack up and leave this property. Squirrels can carry rabies and we decided not to test our luck with that. In looking for my temporarily misplaced car keys, I removed a cushion from the love seat in the living room where I found evidence that the squirrel (or squirrels) had been in this house previously. There was shredded paper, a leaf and a maple tree seed pod under the cushion. These things do not naturually occur in love seats. I feel we are owed a refund for two nights as we considered the house unsafe. Evolve returned less than 1 night's rental. They said I did not provide "documentation". At 4:30 AM, in a house with a squirrel in it, who thinks to take pictures?
Booked a rental 48 days prior to arrival only to be cancelled 17 days before..."due to a double booking error". I had already took of from work made all of these plans in the town of the rental. This is very disappointing because this was my wife's and I anniversary weekend
Our cabin had some damage to the tub/shower unit. I immediately reached out to the claims division, and filed my claim. David handled the claim with great knowledge and expertise and with quick turn around.
I first chose Evole due to the lower fees and also someone who was already an Airbnb owner recommended them to me.
The home was very spacious for our group. The bonus/entertainment rooms downstairs were a huge plus for the 4 grandkids. The home was very well equipped from the kitchen to the linens. Would book this home again. The only negative I have- and I sure hope y'all can improve on this- the communication between the renter and you is lacking. With VRBO, Airbnb and other smaller rental companies, communication is immediate! With Evolve, that part is not good, enough so that I will try to stay clear from booking through Evolve again.

Evolve is more than a property management company, they are peace of mind. While you do what you need to, they are working in the background to get you bookings, answer guest questions as well as owner questions. I have yet to have a bad experience and recommend them 10/10!
I had 2 of my homes listed for short-term rental with Evolve and not only did they not communicate well with me, they didn't communicate with each other. It was an awful experience and I would not recommend them to handle your home at all!
