Room was great, no problems there. My only complaint is that I tried to contact the owner several times prior to stay to get more detailed info about amenities in the apartment and I never got any response until after our stay was already done:( Otherwise - all good
The evolve platform is dated as it doesn't allow constant adjustments. Communication with Evolve is terrible. You rarely, if ever, speak with the same support person. I have a private company that charges 15%, which does not include cleaning fee, and the company does everything. Evolve is a joke.
We had a guest cancel two days before Christmas, ( day they were supposed to check in) and they receive a full refund from Airbnb, our management company Evolve did nothing about this! Our property is $600 per night at a non-holiday rate. To allow a guest to block a booking calendar for two months and then back out at the last minute and receive a full refund is a slap in the face to property owners/hosts!
Our property books every holiday for the last 4 years and now our home sits empty because of a last minute cancelation with a full refund. This is 0 support for hosts, allowing guests to manipulate the system if they choose. A 50% refund should the max a guest should receive for a last minute cancellation.
Airbnb and Evolve will never support a host yet hosts are the backbone of their business. We have been hosting 2 properties in Philadelphia for over 4 years, if you aren't ready to do all the leg work yourself in vetting guests you will have issues with hosting on Airbnb/Evolve.
You do NOT want to do business with this company. I have had my vacation rental listed with them for almost two years. My rental is owned by my IRA which means that the rental income has to be deposited in to the IRA custodian account. Evolve was able to handle this for a year and a half but now say that they can't deposit to an IRA custodian any more and are canceling my listing. Horrible, non-progressive company who cannot seem to work outside of the box in pursuit of resolution to system processing issues. HORRIBLE!
We rented a house in Palm Desert for the month of March and it was a HUGE disappointment.
The place was a dump and I am angry.
They would not heat the pool as they said it was too expensive BUT we rented because of the swimming pool.
False advertising and we paid $8,000,00 US and $11,000.00 Canadian. Shame on YOu!

Evolve does nothing to manage the property. They don't even help if there is an issue. They take 10% from the owner's split and 10% from the tenates split. When there is an issue, they pass it back to you to deal with. You are better off renting the home directly through a VRBO or Airbnb. Don't give them your money since they don't do anything to deserve it.
Evolve took the time to solve my issue and very promptly…… but they didn't know I had a problem? I stumbled upon my listing being suspended on Ary b n b by chance

I have only been an Evolve client for 5 months but in this short time I have been very satisfied with their service. We had an issue with a renter who wasn't satisfied with the resolution to a problem and Evolve handled the situation very professionally and in a timely manner.
A renter checked in and found that for some reason our plumber had turned off the water (winterized) our home in the mountains. We had it turned back on within 90 minutes which resolved the issue but the renter wasn't satisfied and wanted a full refund for the entire 4 day booking. Evolve made a recommendation to us as how to satisfy the customer in a fair and equitable way. They handled the issue and responded with our approval.
My niece has been a client of Evolves for 4 years and she has been very satisfied. She recommended Evolve to us and we have been very happy with our choice to have them manage our rental property.
This company deserves negative stars. I wish I would have read all these negative reviews prior to booking. This company is a SCAM. I had a sudden surgery that limited me to attend my stay at one of there Airbnb's and they declined my reimbursement. Mind you the place had already been re-rented out for new years at double the cost within hours of canceling. GREED IS UGLY, upon booking it stayed a FULL REFUND was eligible within a 48 hour notice. I let them know 3 weeks prior. DO NOT BOOK WITH THESE PEOPLE.

This company is horrible to work with. They canceled the stay with just a day or two notice just to spite the owner. They ruined a large family's stay for the summer. Any company that would do this is unethical. We will be sharing this with our networks far and wide. Do NOT book with this company, you will regret it.

I really enjoyed my stay in Ocala. The rental is cozy and clean with an off grid vibe. I felt comfy, and my stay was so much more affordable, thanks to booking this fully equipped home.
We stayed with our parents and the house was comfortable and pretty. So convenient to all we wanted to do in the area. Check in was easy and directions/instructions were clear.
I booked a house in Toquerville UT with this company through airbnb. Due to weather, I had to change the booking. I was 3 hours late of the 48-hour period for rebooking. Because of this, they would not work with me at all. Therefore, I lost the entire amount of the reservation cost due to 3 hours! It was incredible. They wouldn't even let me rebook to any other date (I was extremely flexible on the rebooking). Nor would they refund me any portion of the cost. With so many other vacation rentals available in the area, I recommend that others go elsewhere. This company will not work with you at ALL if there is any change of plans. This was the worst customer experience I've had in a very, very long time. This company is more interested in profit than in doing the right thing with its customers.

We enjoyed our stay at the Mermaid House thoroughly. Communication with the Evolve Team and the owner was outstanding and very clear. We highly recommend.
The last tennants that were in my condo smoked on the lanai when it is clearly marked in out condo listing that smoking isnt allowed anywhere in our unit. When I called Evolve to complain they just said theres nothing they could do about itthere should be an additional charge to the tennant to pay for extra cleaning as I had to pick up cigarette buts and burnt match sticks from the lanai floor.
The property was everything that it was advertised to be. The decor was phenomenal and our stay was exactly what we needed.
Communication was very timely and helpful leading up to and throughout the rental experience. There were no surprises, which was comforting. Would definitely recommend.
