Room was great, no problems there. My only complaint is that I tried to contact the owner several times prior to stay to get more detailed info about amenities in the apartment and I never got any response until after our stay was already done:( Otherwise - all good
The evolve platform is dated as it doesn't allow constant adjustments. Communication with Evolve is terrible. You rarely, if ever, speak with the same support person. I have a private company that charges 15%, which does not include cleaning fee, and the company does everything. Evolve is a joke.
Rented a place for a week thru Evolve. ******* The Granada, Dunellon, Fl Around $2800. Pictures were decent. When we arrived the home was in a bad poor neighborhood. Entrance to home looked. Like it has not been cleaned in years. We enter the home and it smelled like old mold. To make a long story short. The furniture was very old and dingy. Linen looked like it has been there for years. Old. Pots and pans. Rusted appliances. Broken glass, Bad Bad plumbing. The home had bot been cleaned in a months. If your going to Rent. Clean the drawers, the closets, The BBQ grill. Repalce the old. Old. Pillows. Get decent sheets and towels. This lady is a slumlord. Do not rent thru Evolve and VRBO for this. Property.
We have rented in Outer Banks for 30 years, we have had good and bad rentals but never anything like this. The place we rented was so filthy we actually had to cancel our vacation booking and leave. I could spend 3 pages telling you about it but the real issue is that Evolve is controlling what reviews make it on the site which tricks renters. We never post negative reviews but did this time to help protect others. Although 3 of us did, none of the reviews made it onto the site. You will find they are keeping it at no reviews. We had dried puke on the floors, owners toiletries in the bathroom, clothes in washers, dirt everywhere etc... We rented it as we wanted an outdoor shower and grill. As you can see neither were usable. Pictures are worth 1000 words and this is only a fraction of the pictures. We sat around for almost three hours waiting to make sure they would cancel. Owner blamed Evolve, Evolve blamed owner. End of the day it was our time wasted and vacation ruined. I see Evolve on the rental ever again and you can guarantee I run the other way. Zero offer to help us find another property after driving over 3 hours to get their despite us asking for help and saying we would pay the difference.
Tip for consumers:
We had to send tons of photos and videos to prove the property was a mess. Then we had to wait around for hours with no help. Owner would not answer us or Evolve as he knew the numbers and he was out fishing. When I called from a different phone he picked up first ring. The Owner blamed them for not cleaning, Evolve blamed the owner. They tried to convince us at 6:00PM to give the owner a chance to come back that night and clean. then they refused to help us find another rental.

I've had a disappointing experience with the property management service for my Lake Tahoe rental over the past year. Despite hiring them to manage guest interactions, they frequently redirected guest inquiries to me, leaving me to manage the property. The local service company they recommended was often unavailable to assist guests, leading to further complications.
Shockingly, I discovered that our listing had been removed from Airbnb, which went unnoticed for months until a friend pointed it out. My attempts to resolve this with the management service were met with a month-long silence, only breaking after persistent calls and documented emails from my side. Even then, they failed to reinstate the listing on Airbnb, offering the weak consolation that it was still on VRBO and their own website.
This series of mismanagements has resulted in significant revenue loss, compelling me to seek a more reliable management company. Overall, my experience has been extremely unsatisfactory and far below my expected professional standard.

Prior to joining Evolve about a year ago I self managed my AirBnb and VRBO listing. The past winter my house was the fullest it's ever been and my revenue went up since I wasn't having to manually adjust prices.
My only complaint is the inability to set different rules for different periods throughout the year. For instance, while I only had a 3 night min during the ski season I could set 7 night min stays over the holidays and select specific check in nights. This prevents a guest from booking 8 nights and capturing Christmas and NYEs.
Six of us visited family in Bloomington for Christmas. The home was just right for us and two small dogs. Enough space and supplies plus holiday decorations to help us feel at home right away

Just as I thought, better than I expected. They helped me to make my decision to be true. They teach me a lot, now I have a lot of experience in being a good owner.
This lodge was an amazing place for our large family and we had a great time. The reason for the low rating is that upon arrival, we were notified that someone else was staying in the building and that quiet hours begin at 10:00 pm. Had we known this prior to renting, we most likely would've looked elsewhere. We have lots of young cousins that see each other once or twice a year and trying to keep them quiet after 2:00am is a challenge and it's definitely not going to happen at 10:00pm.
I feel this is important information that needs to be included in the description of the rental. We always want to comply with all rules set forth by the owners.
I was rated low by the owner (probably because of our kids and quiet hours). Again, none of this is mentioned in the description of the rental.
We left the rental in better condition than we found it. We took out all of the trash and all dishes were done. This is a great place to stay and would love to stay there again, but quiet hours wouldn't work for our large gathering.

Very satisfied with responsiveness on updating listing as needed. Number and quality of bookings are good through partnerships with VRBO, Air BnB and other vacation rental companies.
Things work out well booked most of the season. Customers took care of things on the property and kids and dogs enjoyed it very much, a lot of great reviews.
I didn't feel that the associate listened to what I was saying. And in my opinion wasn't very well trained.

Nice location in Tarpon Springs. Nice condo. Don't like Apple TV. Could not get regular National tv stations. We missed our team in the football playoffs.
Unit was very clean, well appointed and comfortable. It is located in a scenic area with views of saguaros from the screened-in back porch. This location has easy access to main roads.
One week in a charming bungalow in Patagonia AZ. Melissa, the site contact, was very gracious and helpful.
We found the Opal House in Ely MN on evolve and had one of the best stays ever! The house was like going back in time to a luxurious past in the incredibly cool small town on the edge of the Boundary Waters wilderness.
STEER VERY CLEAR OF THIS COMPANY! These employees will use specific terminology to trick their home owners into cancelling to save them from having to return the money involved in their "risk free guarantee". Recorded phone calls that they refuse to pull because they know they are wrong. Will not recommend this company to anyone as all they care about is their money, and going behind your back to take your money. They know they are wrong and my recorded phone call with their employee specifically doing the opposite of what I requested, just to steal the thousands of dollars they own me. A complete fraud.

Do not use them they will steal your money and trick you with their words and then cancel your account and ignore your phone calls

I was a property owner
I reserved a listing for 3nights. The site says air condition listed under the second amenity. I received an email the day before i'm supposed to go, Stating no air condition. I immediately emailed and said I have to cancel because I am very hot natured. After seven phone calls for the last five days, being left on hold multiple times for long periods of time, transferred repeatedly, being told to contact this person only to be told by that person they can't help me etc etc I am told I will not receive a refund. False advertisement as I took pictures of what the site says still says under the amenities IT SAYS IT HAS AIR CONDITIONING
Yet they still will not honor their mistake and give my $400 back.

Sewer backup in 1/2 of the house. But evolve advertises that they "fully vet" their properties for a great experience. Try to call them? Hah. You get cut off. Try to Email them? Ha. No responses.
