Room was great, no problems there. My only complaint is that I tried to contact the owner several times prior to stay to get more detailed info about amenities in the apartment and I never got any response until after our stay was already done:( Otherwise - all good
The evolve platform is dated as it doesn't allow constant adjustments. Communication with Evolve is terrible. You rarely, if ever, speak with the same support person. I have a private company that charges 15%, which does not include cleaning fee, and the company does everything. Evolve is a joke.
Overall, Evolve covers basic property management functions: calendar, advertising, pricing algorithms, and damage insurance. Their customer service is good. However, some of their capabilities are limited, especially compared to their competitors. If they offered more flexibility in setting min rates and stays (such as setting different rates for different times of the year), and actually played a part in the evaluation of potential renters (in order to prevent bad renters), they would be the best management company out there.
Keith and his partner were very nice. They must have loved the place because they stayed 3 weeks. No problems at all and left the apartment as clean as it was when they moved in. * * * * *
We loved our stay in Scott and Cindy's place in Frankfort MI. We had a seamless reservation experience and we were kept updated by Evolve.
I had a hiccup with my reservation, my fault as I was looking at a friends place that was staying in same city. The person I talked to on the phone, even though I was frustrated because I was at the wrong place and didn't know what to do, was patient and kind. I eventually figured out my mistake and on we went to a wonderful VRBO!
This small cabin community is centrally located between rivers, hikes, and quaint small towns. We enjoyed the property which is kept very clean. Our riverside cabin with a hot tub on the back porch was perfect for our needs. We would definitely recommend this property to others.
All the necessary details were taken care of with expert precision. The Evolve team knows what they are doing and they do it well. Evolve stood back and allowed me to enjoy my experience while giving the assurance that they were just a phone call away if anything came up. Evolve is on my list of favored property managers.
We have family in Lakeport that we like to visit. But finding a nice place to stay has been a problem. We have stayed in three different hotels and a B&B. This was perfect, we had enough room for everyone. The home was very well cared for, we had everything we needed. Would definitely stay there again, in fact we don't want to go again unless it's available.

Hello:-) I did leave my review on VRBO... it's listed below the picture. This picture on the website is the ONLY reason that I rented that cabin. I have walking disabilities and that lounger or sofa would have been my lifesaver at the end of a busy day. Imagine my dismay to find out they were NOT in the house.
There was NO lounger at all, and the futon with paper thin cushion was so low that I couldn't even sit on it. I was forced to use those incredibly hard kitchen chairs to sit and rest at night. Please update your website! That futon is not an extra bed, it's a brick. And I would hate for anyone else to be so disappointed as I was. Thank goodness the bed was comfortable and my days were wonderful, because my nights before bed were painful and miserable.

I find the majority of the success agents are not capable of understanding my situation and just gave me very little help or understanding of the process of cancellation. My property went into the water during a storm surge and I have unavoidable cancellations as we rebuild the entire house back on new piers. Robert who I spoke with on the second set of cancellations was great. So was MacKenzie yesterday they are 5 of 5 all the way. What brings down the rating is all the rest of the many of the success agents who couldn't understand the complexity, had difficulty understanding the unavoidable cancellations and were no help whatsoever. Now I know people to ask for.
This cabin was just what I wanted. It's tucked away in the mountains by a creek. We didn't get to enjoy it much because we were so busy with the graduation of our grandson from WCU. I loved the creek but it was a bit hard to get close. The owners have made every effort to help us enjoy our visit. Would love to go back and sit by the fire pit and enjoy the outdoors.
Easy process, amazing location that was close to MSU yet far enough out to get a break from all the weekend activity. Loved being able to walk to the river. Home had everything we needed except no high chair. We had a one year old and there was a pack and play but no high chair. We made it work however. Would rent this one again.
We had a small family wedding taking place in Long Beach and wanted the family that was gathering from all over the country to be able to spend time together in 1 place. This home exceeded our expectations in size, comfort, and supplies! They had everything needed to cook literally anything! Every room was a lovely size and space. We were able to play games as a family at the large tables, cook together in the large kitchens.
The views were glorious, relaxing and calm. We WILL be back and we live in Missouri!

Their pricing is low compared to other booking sites. Performing very low in my opinion
I needed to make a change to the cleaning rates for my vacation rental property because Evolve takes a 10% commission from the cleaning fee as well as the pet fee. Because of that I have been paying that extra money to pay my cleaning fees. The process with the Evolve staff to accomplish that was very easy. She was very helpful.
I'm mostly very satisfied with my experience with Evolve. The only issue has been with one staff member. We just don't seem well suited to work together. I requested to not work with her anymore, but she is still my contact person. I have just started having my cottage booked, but thus far the experience has been a very positive one, with the one exception. I would certainly recommend Evolve to anyone interested the service you provide.

Often photos and an owners description of their property lie. In this case, the truth be told, the truth was told. In fact, the property exceeded our expectations. Very clean. Very comfortable. Very complete. Very right.
We enjoyed this home and space. It is always so great to spend time together in the same house during vacations. The home was clean and had nice seating and sleeping arrangements. We had a bit of a hard time finding the front door, the landscaping needs some attention. The contact with mgmt was so great and prompt.
I am happy with the overall performance that Evolve has provided! We were able to book a lot of weekends the first yr of listing.

We have two listing with Evolve and love Evolve. My son reserved a surprise (Conf #*******) to honor my 70th birthday and I requested consideration for a discount for that rental. I had a 10% discount and waiver for guest service fee, that expired on 5/30. I was hoping to use it, since I was unaware of the plan to book! The request was denied. I am just very disappointed, We are faithful owners, and value Evolve. I hoped we would be as valued. Unfortunately, NOT.
