Excellent for the novice to the experienced landlord. I have many rental properties, so I don't consider myself a novice, and it has been a big help. Tenants are sue happy, so you have to protect yourself. It's not worth having the wrong lease language, the wrong disclosures, illegal terms, etc., as you may end up in court over it and have to pay an attorney a bunch of money to represent you. None of my leases or disclosures have ever been questioned, and they also provide you with items like eviction notices, security deposit refunds, itemized list of charges, etc., how they should read, when they should be sent, etc. It's not cheap, I think I end up paying almost $200 per year because they charge you more based on the number of rentals, but that's what my attorney charges for one hour, so it's wise preventative maintenance.
A few years ago I was able to buy a form in which it was possible to leave the entries blank until the various parameters were determined. The current arrangement makes that impossible. Still a very good form, but this limitation makes it virtually unusable except for very specific predetermined circumstances. I can see how that would require the buyer to get new forms (or use white out) if anything was different from what was downloaded. The company will probably loose at least a few sales--including mine. I hope they're keeping track.

I am new to the Internet being in my late 70's. I only have one rental and my son told me about this website. Not only is it perfect for my needs but when I had trouble, I contacted their customer service on the phone and the nice girl walked me through the process. I was surprised to get such personal service from a website. Very refreshing!
They lure you in with a "free trial membership" which allows you to spend about 30 mintues filling out forms with all sorts of personal information then hits you with the $25 fee at the end. A classic bait-and-switch which I don't appreciate and will not subscribe to because of the manipulative business practice.
They allow you to fill out co-signer information when editing the lease which would lead you to believe they'll get their signatures as well. Nope. They don't have the capacity to electronic signature co-signers, which I found out when the tenant said "my mother was not able to sign the lease". I figured I did something wrong but the company's response:"Our ezSign process only works for the landlord and tenants at this time. We do hope to be adding to this feature in the near future. Once all tenants sign the lease and you receive the signed copy, you can email it to the cosigner. The cosigner can then print out and sign the agreement, then send it back to you for your records."
So bottom line it worked for screening but didn't fulfill my needs to finish the deal.
Not only is the customer service probably the best I have encountered; the forms are great! I have used this web-site for eviction forms and several leases for many years and will continue to do so. Also love the vacation lease.
The ease and simplicity of the site alone would earn it 5 stars but the forms themselves are so great looking and professional. They are clear and concise, my lawyer and tenants found them stightforward and eay to understand.

Forms are Not customizable! The forms are check off boxes or Text box for Names. Thats it Can not customize or even choose a font. Documents are locked and then down loaded to Print. Chose differnt Rentler site that has better forms.
Probably the most comprehensive website I have ever come across. It is so professionally written, al the different states and their tenant/ landlord laws. The tenant screening is just so above anything I have encountered. The forms are so specific, the amount of thought, and detail that went Into each is truly amazing. The webinars that are always being held, always updating and keeping us on the loop as things change. Informing us of all potential scams and how to protect ourselves, is just above and beyond customer service. Bait and switch could not print out forms just want my money back ill hire a lawyer instead easier to do in my opinion. You can fill in forms but you cant access them afterward
