Beware they take your money, show you the property that you are interested in then tell you the property had too many applicants. They do not refund you the money.
I rented from Firstkey at 3728 Covington Pike for a year had never been late on my rent or nothing and my problems started the first month I moved in I had water problems with the septic tank backing up inside the house and outside.They constantly tried the cheapest way to solve it but kept getting worse.The refrigerator was used and it I would hear it humming but I still stayed to keep my credit straight but I put my notice in tell me why I haven't received my refund from my deposit.They are trying to make me pay 1500 extra dollars for stuff and I took pictures of the house when I left the refrigerator door was off but I put a request for maintenance but quests what they don't have that cause I was kicked out the system because I don't reinstate my lease.They didn't even repair any of the things they said I went and talked to the new tenants and she said everything the same way.Firstkey is a rip off and not for single person who just trying to get a better way and have a good deal it'll bleed you dry for nothing and the people working with Firstkey they work to steal from you knowing that half that stuff is nonsense but go home to their families.I was always told when you do wrong Karma will come back and you will get what you all deserve.I pray for anybody renting from Firstkey Property and they're Managing team all are crooks.
My family and I rented from FKH December 2022. A month after moving in we had several maintenance issues from the kitchen sink leaking, garbage disposal not working, back patio lock not locking or latching properly and lastly my HVAC system was out of wack. I had to put several work orders for all those issues mentioned and every time maintenance came they call themselves "resolving" the issues when in fact it wasn't! FKH will charge renters for every little thing. They tried to charge a maintenance fee for the garbage disposal stating that it was our financial responsibility when it was never working properly when we first moved in. They had us go through the whole summer with a broke Ac unit and did nothing bout it and it was hell having to deal with the unbearable heat all summer long because of the lack of urgency from maintenance bout the AC issue. Lastly we had to celebrate thanksgiving with NO working fridge! Our fridge was broke maintenance came out a few weeks before thanksgiving and stated a part needed to be ordered, at this point the freezer part was the only side that was working. The fridge was NOT. When the part came to the house we placed a ticket to have someone replace it. When that maintenance worker came he stated that it was the whole fridge that needed to be replaced and that he didn't know why the previous worker ordered a part ( this is was 2 days before thanksgiving). He made a few calls to his manager who he said told him that they will need to replace the whole fridge and that he would be back to replace it before thanksgiving! Well 2 weeks later we finally got our fridge! We had to throw everything we couldn't save! We had no fridge / freezer and had to throw away so much stuff because of this issue. FKH did not care nor did they offer to compensate for the lost groceries. I do not recommend anyone to rent with this company if you do I pray that you have a better experience then my family and I. Glad that we didn't renew because they told us last minute ( days before the renewal) that we have to moves anyways because they are selling the house!
Shortly after moving into a new home Rental, we found out there are bees in the walls behind the master bathroom, and we're able to consistently enter the home. Instead of getting an actual bee keeper out, they sent a normal pest control guy out to basically spray air at them which only further agitated them. We had to pay out of pocket to get an actual professional in to spray poison from inside the house and coat the hive. FirstKey refuses to do anything about the massive amount of honeycombing occurring in the walls and I imagine the rotting honey will eventually bring all sorts of molds and other issues once the hive is fully dead and the honey sits dormant. FirstKey Homes has been nothing but a pain through the entire process of trying to get this remediated.
Their maintenance guys on the other hand are awesome and have solved each issue we've had. They don't make up for the management's lack of ability to look beyond their contracts for third party professionals that will actually handle a safety issue.
DO NOT RENT. FirstKey homes cause health issues. In May 2024 a FirstKey home in Lawrenceville Georgia, that my girlfriend rented experienced septic/sewage back up causing the two toilets in the house to overflow with raw sewage that leaked into the hallways and master bedroom/closet as well through the carpet/baseboard underneath the house to the slab. This sewage was not disinfected, and new carpeting was just placed over the dry soiled baseboard. We had to pay to have mold/sewage inspectors to come run tests that showed the sewage bacteria in the house was far beyond the habitable amount. This sewage bacteria caused us to come down with a slew of respiratory issues that we are still dealing with having since moved from that house. Detailed reports can be provided upon request. FirstKey do not care about the quality of the home only that they can rent it.
Had to stay in a hotel until the issue was fixed. That stay started around the end of May 2024 until the beginning of July 2024. FirstKey charged rent for a home that was inhabitable and has not been reimbursed for the cost of staying in the hotel. Once notified that the "repairs" were completed in the beginning of July we started to experience various respiratory issues. This caused us to have a professional inspect the mold/sewage bacteria levels in the house. It was determined that the sewage bacteria levels in the house were far beyond the habitable threshold. Reports can be provided upon request.
We are still waiting for a resolution from FirstKey. We have moved everything that was not soiled in the house, but a majority of the items had to be left in the house as they were soiled with sewage bacteria. Please do not rent from FirstKey Homes. We have experience financial hardship by the lack of care from FirstKey Homes. I just want to share information that companies like FirstKey Homes do not care about your health or safety, they only care if you pay them rent each month.

We are being charged $2800 a month for rent and we are also getting charged $100 extra for pool service? And not to mention the maintenance request I put in (online and called a couple days later as there was no response to the request) for the smoke detector not functioning properly! I put in that request over month ago explaining the issues with our smoke detectors and they are still not working (I would fix myself but the ceilings are 15' tall and it is the responsibility of the management company). The man I talked to said it would take 4-5 days to get somebody out to our place, maybe he meant 4-5 months? Seems like a bit of a safety hazard as well as a lot of neglect from first key.
When we initially moved in I emailed first key and tried calling our "agent" assigned to us numerous times (did not get a response until I contacted his manager) about the many things that were either broken or missing on the property. We moved in early September, I am still waiting for these issues to be resolved and its November 5th.
I have contacted first key about 8 times over the course of the last month and a half. Our pool has been green, disgusting and unusable for nearly two months. Every time I contact them they come up with an excuse and a way to make the pool being dirty my fault and they claim that they have been servicing it. This does not look like a serviced pool to me, it looks more like Shrek's swamp (pictures have been taken over the course of the last month).
My advice to you is to stay far away from this company. We will be leaving the residence soon as it is unsafe (no smoke detectors) and we are being neglected by management.

Hello... I would like to talk to you about what's been going on. I would like to start by saying I have been here now almost 2 years and I never missed once. This started with the OUTSIDE of house hornets, so I called trying to see what to do...FirstKey sent someone and he that it was hornets, and they killed them. I thought everything was done, Until last month when they actually put it in my rent. After staying on the phone 1 hour 33 minutes.They were not trying to talk about anything I had to say just pay your rent and said well we've already got a ticket jus pay your rent...I was hurt and I've still not heard anything. (But I figured that) I actually decided to go check and now something else added...A Window broke and now they are making me to pay it.this came from a tree.And that is an ACT OF GOD.This is horrible now, and God knows don't forget about this The AC was 85 degree. Firstkey had someone can't fix it,someone has to come do it, he even went to Home Depot and bought an AC.He didn't even set it up,,he just dropped it off and now water everyday and that bill through the roof. I need some help, and I needbody to fix this it's too much.

The application process was very complicated. We have 4 adults all with separate incomes making a combination of over 7k a month and we were only approved for a rent amount of 2,200 limiting the options of homes we had to choose from. The first home we applied to the continued to deny us until they told me the home had already been rented, this is after they took our application fees and refused to return them. We chose a new property with a pool which was the biggest mistake. We have been moved in for a month now, and they have drained the pool with no information about when we can use said pool as well as continue to charge us a pool matience fee when there is zero matience being done on the pool. They refuse to give me any information. They use an outsourced call center so you can never reach someone local, and when they do reply to emails they are usually just quoting obscure items in the lease agreement instead of actually trying to help you. DO NOT RENT FROM THIS COMPANY IF YOU CAN HELP IT. FIND A LOCAL RENTAL COMPANY. THIS ONE IS BASED IN GEORGIA AND THEY ARE BUYING UP SINGLE FAMILY HOMES AROUND THE COUNTRY FOR PROFIT.

FIRST KEY HOMES PROPERTIES ARE RUN DOWN, NOT MAINTAINED, AND OFTEN INFESTED WITH GERMAN ROACHES. MOVE IN EXPERIENCE IS HORRIBLE! EXTREMELY POOR CUSTOMER SERVICE.
On May 5,2023, I called First Key Homes to request maintenance. I reported that there was a hole in the roof caused by a raccoon gnawing at the front exterior of the roof. The hole was roughly the size of a basketball and allowed squirrels to enter the attic of the house. At 2:30 p.m. on May 12,2023, a maintenance man from First Key Homes visited the property located in Memphis, Tennessee. He inspected the front exterior of the roof and discovered the hole that a raccoon caused. Upon inspection of the property, a First Key Maintenance personnel indicated that they would engage First Key Homes to hire a contractor to fix the hole caused by the raccoon in the roof of the front exterior of the property.
A contractor arrived when I was leaving my house to run some errands. He mentioned that First Key Homes had sent him to fix a hole in the roof. I showed him the hole in the front exterior of the house, and he acknowledged it. I left to continue running my errands. I received an email notification on Tuesday, August 1,2023, regarding a charge of $742.50 for the back exterior gutters of the property. However, I did not request any work order for the gutters. This over-inflated charge of $742.50 has been a vast hardship and catastrophic to demand payment of charges and services I was never made aware of or requested. I am questioning a charge of $742.50 that Doug from the local office of First Key Homes in Memphis, Tennessee, has forced on my lease account. I cannot be held responsible for the misconduct and unreasonable charges made by Doug, a local agent with First Key Homes, towards me as a tenant.
I would like to dispute a maintenance charge of $742.50. This maintenance charge is fraudulent, and the way it was executed and handled is absurd and warrants legal misconduct. I have 2 children in college, and this is totally absurd to demand this type of payment and charge for services not requested from a tenant or tenant given the opportunity to correct. It is foul!

The day we moved in I was being harassed by neighbors due to landscaping issues / overgrown grass and weeds, which they refused to fix and I had to pay to get done because the woman kept coming to my door threatening me weekly that she was going to call the town and get me fined.
They refused to fix anything in the home, due to "covid " for over a year, then they sent random unqualified outsourced technicians, from different companies, none of which completed the jobs. Then charged me for said issues when I moved out even though were reported and not fixed.
They also tried to fine us $3,000 for HOA fees that the company had to pay because they received the complaints from the hoa, and we didn't get the letters they did. They didn't send to us until after the charges had already been accrued from the HOA for not complying and fixing the matters. The letters stated we had 2 weeks to fix them. I emailed with photograph evidence the fixes within that time, and they still tried to charge us. I spent hours and days on the phone with them with clueless representatives, and they kept charging me late fees on top of the fines as well. The matter wasn't resolved for over a year, and they bullied the hell out of us and tried to force me to pay the fines and late fees for it when I had never once paid our rent late. It caused me so much stress and anxiety, they had me crying on the phone with zero remorse or apologies ever.
Besides all these issues since we moved in paying over $1,500 a month to live in a roach infested house which they refused to send pest control back out to. Refused to fix anything. And there were even times air conditioner wasn't working and it was 90 degrees in the home, and they refused to send someone out because it was not an "emergency ". There was a water leak, and I almost got stuck with $1,500 water bill because they didn't fix the issue right away.
Getting ahold of them to move out, was fun too, I left the place clean than I found it and didn't get my deposit back. They also tried to fine us, a fee for not giving 60 days notice, when I had been trying to reach the property manager who wasn't there any longer, and calling the main number for months. STAY AWAY!
I am writing to complain about the recent incident where your company failed to make two months of energy payments on our behalf, causing our energy to be illegally cut for over a day. This caused a loss of wages, a full fridge of fresh groceries, and severe distress during the unbearable summer heat of Orlando.
FirstKey collects money for utilities on our behalf, and we have always made our payments on time. However, in June and July of this year, FirstKey failed to make these payments, resulting in our energy being cut off. We were not notified of this until after the fact after dozens of calls and emails, and when we contacted FirstKey, they were unable to provide us with a satisfactory explanation for why this had happened.
The loss of power caused us a great deal of inconvenience and distress. We were unable to work from home, our food in the fridge spoiled, and we had to stay in an ungodly hot house until the power was restored. We also lost a day's worth of wages, as we were unable to work without power.
We have contacted FirstKey several times to try to resolve this issue, but they have been unwilling to offer us adequate compensation for the inconvenience and distress that they have caused us. FirstKey is responsible for this incident; therefore they should compensate us for our losses.
We request that FirstKey compensate us BARE MINIMUM for the following:
The cost of the food that spoiled in our fridge
The cost of our lost wages
A sum of money for the inconvenience and distress that we have suffered
We hope that FirstKey will take our complaint seriously and will compensate us for our losses. If we do not receive a satisfactory response from FirstKey, we will be forced to take further action.

I have been a resident for over five years. I've always paid the rent in advance. A $45 fee showed up on my rent this month as a non-compliance fee. I have complied with the homeowners association and there are no outstanding violations. The HOA does not charge a fee unless it's your fourth or fifth time receiving the same notice. However, I was told that 1st key Home's now charges a $45 fee every time somebody rides by and finds one weed sticking up from the concrete and reports it. You guys have forced the HOA to send the letters directly to you and never directly to the tenants. Once you guys receive the notice, you hold onto it for 10 days then send the letter to the tenant stating they failed to comply. The letters are now sent directly to you to guarantee a noncompliance fee is collected each month. It is my personal belief that you guys are encouraging the HOA to inspect more frequently especially right after it rains heavy so the grass will be nice and high. It's not about compliance. It's about recouping the cost of doing business. I understand you guys are still in the hole from the pandemic with all the repairs you had to make on various homes. I get it. That's why the goal is to collect the extra $45 non-compliant fee from as many tenants as possible. If you multiply $45 times about 100,000 tenants, you guys are making big money with this approach. I work 12 hours per day and do not have time to sit around watching weeds grow just to cut them each time they sprout up 1/3 of a inch past the concrete. I have to work to pay rent. I thought at first that you guys cared about your tenants, but apparently you do not this is why you have so many one star reviews on Google, Yelp and with the Better Business Bureau. As long as the rent being is paid, you guys truly do not care. Calls are never returned, emails are never replied to. This system of doing things may not catch up with you immediately, but eventually it will. You cannot continue to operate a business that only cares about making a profit and squeezing out extra cash. My final thoughts are if the HOA is not charging tenants a fee for a friendly reminder why would you squeeze out an extra $45 from each tenant just because you can.

We moved into a home in the San Antonio area that was not inspected prior to the rental property being posted. We moved in with photos showing a full lawn, nice carpets, and working cabinetry. When we moved in, the lawn was completely gone under the oak trees; the dishwasher was broken; the cabinetry had mis-installed (but new) handles; all the carpets were dog-pee soaked; the HVAC was leaking; the window screens were all missing; the tile floors were missing grout; everything was dirty; half the light bulbs were out; the garage was infested with fleas; the doors were all gouged by dog claws; and the list goes on and on. Good news? FirstKey replaced the carpets, sprayed the fleas, and fixed the dishwasher. Bad news? We were responsible for everything else. Later in the first year, we had someone shoot out a window, and put a maintenance request in for a fix. FirstKey said we were responsible because it was considered vandalism. Here's the rub, renter's insurance doesn't cover vandalism... homeowner insurance (FirstKey) does, but they wouldn't pay for it. Instead, they sent for $150 someone to caulk the hole in the window. When we sent pictures back to Firstkey, they ended up sending a second repair person a month later (we did NOT request maintenance for the window the second time), charged us $150 AND $385 to replace the window. After several emails and phone calls (all unreturned), we are getting no help for being charged twice AND being charged after not requesting additional maintenance. The only time FirstKey was overly communicative was to get our 1st payment and have us re-apply for a second year. I'm so glad we didn't renew our lease, but I'm pretty sure we'll end up eating the costs and probably have our security deposit taken as well... FirstKey, due to their poor running of the company, is hurting good people who do the right thing... DO NOT RENT FROM THEM!

I've lived in a first key homes location for about 13 months. Take my advice, don't rent with first key homes. Since move in I have fought to get 2 broken windows replaced, went 2 months with no heat during the coldest parts of the month and have spent my entire tenure here trying to get a garage door replaced that was also broken and poorly repaired upon move in. I have had many experiences with the maintenance staff and customer service. Nothing gets done. I open a ticket, they come out and look at it and take pictures and tell me that first key homes won't replace it. Then they close out the ticket and I am left with no resolution, or they tell me it'll get fixed and never fix it. This past winter I was told the part to fix my heat was on order. Then they closed the ticket and left my wife and I to deal with the freezing temps for weeks. I continued to call back and another month later got the part replaced. When I moved in, I had 2 broken windows that were not secure and letting heat and air and bugs in and out. It took me over a year to get these replaced after empty promises over and over. The garage I mentioned. Yup, was told 2 weeks ago this was on order. Now it's completely broken leaving my belongings at risk of theft and it has taken me 8 hours to get someone on the phone. Even then, it'll be 2 more days before they can even get anyone out. When I questioned Anthony Poindexter where my garage door was, he told me that would be delivered 2 weeks ago was, he got defensive and said he doesn't lie and never ordered a garage. I've kept good notes and he indeed told me it was on order and would be replaced. Again, the maint. Request was closed out and to never be fixed. Now I am furious and had to take a day off work to try and resolves this and when I asked about the garage door he ordered and where it was, he hung up on me. One last thing, when/if you resign (wish I never did) be careful, they charged me month to month rent that was well over my contracted agreement and I had to pay, or they would consider me late. Took over 2 months to resolve this issue. Very poor business management. I've filed BBB claims and I am warning everyone, don't expect a single thing from these people. They won't fix anything in a timely manner or at all. Everyone gives me the "I submitted this and that's all I can do" answer. Well, no one can get anything done here.
I have been having plumbing issues since I moved in at the end of February. Black water, busted pipes that flooded the home, mold growing out of the floors and in walls. The most recent issue is the roof had a leak which caused the water from the rain to enter the home and cause the ceiling in two major places cave in and saturate the floors that it caused it to leak into the downstairs dining area. I went to the doctor and was told I was having respiratory issues from the installation that was from the damaged house.
I requested to vacate on or around May 25 due to my safety and my health issues caused by the damage of their property, and my requests initially went unanswered until I was informed their legal team would agree to allow me to vacate on May 3rd but it had to be drafted. After again being ignored by FirstKey until May 17th, I was finally given a lease release.
The issue was the document provided to me via email on May 17th stated I had to vacate by May 3rd (Which was a date two weeks prior to me being given the document). I requested a vacate date that wasn't two weeks prior to receiving the agreement within an hour of the email to allow time for me to find movers. I have since been ignored and given the run around and now my rent is showing two months passed due.
And yesterday on June 28th after requesting an updated lease release and being denied by telling me they could not have the document corrected and just to sign the document, I am told that I have to vacate by June 30th but won't be provided a written statement by their team until June 29th. They could all of a sudden update the document that I have been asking to be corrected this whole time over night. So after a month of trying to get a realistic vacate date, I am being told I will technically only have 1 day to move from the property.
Answer: Impossible. They do not respond to your emails or voice message (and they never answer the phone)...that's even true if they contact you first. I received an email about my move out inspection. I responded. They didn't show up, nor did they return my 3 emails or 3 voice messages. Moved out without being allowed to attend the inspection. Then they charged me for stuff I'd already paid to have done. That's how they steal from you.
