As an owner of 2 rental properties I find Flipkey/TripAdvisor a horrible, frustrating company to work with. Their people are rude, their technology is sketchy and amateurish, their policies are not at all customer centric - and worst of all, they don't care!. I'm so fed up that I'm going to let my listings expire. I hope my Flipkey guests will start using HomeAway/ VRBO instead.
We have been with FlipKey for 8 years. We were a BETA TESTER for them when they first got started. Now they are obviously full of themselves and dictate all the terms to their customers! Hmm! Wonder why you have to increase your fees more than 120%!
Several months ago we got our listing renewal - it had gone up more than 120%. We couldn't afford it - so we purchased what we could afford!
Now because we don't keep up our calendar - we NEVER have- they can't get it right! They cancel and keep our $1500!

FlipKey management does not give a flip. When I had a problem with my rentals I was only able to speak to someone in India and was not satisfied with the results terrible customer service. After waiting 45 minutes to speak to someone I was put on hold for six different times while they checked on something they would not give their. Names and I could not understand them and speak English.
Two complaints. First, I was unable to find the cancellation policy until AFTER I paid the initial deposit, only to find that the fees were ridiculously high. So I decided to stick with the booking but because of a family emergency, I missed the final payment date by 8 hours and Flipkey would not let me continue the booking without paying the cancellation fee. Unbelievable! And then it was nearly impossible to find a contact person to file a complaint with. I will NEVER use Flipkey again and will tell everyone I know to stay away from them.
They never admit mistakes, but they impose penalties anyway. They act like control freaks, you are not allow to communicate with your customers. They censor everything you write and when it is time to pay, good luck. Do not attempt to reason with them, after wasting your time the only result is annoyance. I canceled my contract with them. Stay away.
Although I have been with FlipKey for more than 5 years. FlipKey doesn't want anymore subscription accounts. They force guests to pay on FlipeKey's website, so they can charge a heafty additional "booking fee" of 8% to 14.5%
Their "help line" is in India, with incredibly rude people.
We were delisted by FlipKey without notice because we only booked 17 of 20 enquires. One of those 3 we didn't, wanted to bring a pig! Flipkey has no method of dealing with one-on-one issues. They offer an an endless cascading list of FAQs and help screens that don't address fundamental issues. Our guest who is arriving tomorrow contacted us directly because when she went to check on amenities at our place, and the whole listing was gone! Bad FlipKey. Time for new methods.
I will never book with FLIPKEY. We had to cancel nearly 5 weeks in advance due to my daughter being too sick to travel due to contracting Covid. We are receiving $0 back, despite your extremely misleading and disingenuous message on your site about being "flexible with travelers due to Covid". We couldn't even get the owner to defer our trip to a future date. He said "only if I can rent it out for your dates". Completely unacceptable. Every other reputable rental company is modifying their cancellation policies if covid-related.
The owner DID rent it for 2 of the 5 nights. Heard nothing from him about getting even a partial refund, even though he promised to if he rented the place. He is ignoring my messages. We lost over $1000 because my daughter got Covid and is still sick. I filed a complaint and didn't hear back from FLIPKEY. It has so far been 5 days.
Why even bother having this "Covid" message so prominently on every page of the website if it means absolutely nothing. I will continue to fight this and try to get my money back. This is the worst booking company I have ever encountered. I used to own a rental condo for 16 years and would never have treated someone this way with a family illness or emergency. Keeping $1100 of someone's money like this is greedy.
I used Flipkey for 5 years, until now everything has been good, now they restrict the user info from the owner that does not allow them to make sure the renter is a good choice and is not a criminal or scammer.
The proof is in the numbers, my accountant turned in my last 3 years rental numbers, they are below, this year flipkey didn't get nearly enough numbers to pay my expenses and now this property is costing me money in overhead cost.
Despite people traveling more, bookings are down a huge %. Below is the yearly rental amount.
2017- $39,094.78.
2016- $62,050.21
2015- $73,394.55
Numbers do not lie, do not recommend anyone list and pay for this service. I do not know why they are not getting any inquiries any longer (but they still have the hand out every year for me to pay them and for the customers booking fee) but they are no longer a good option for renting a vacation rental home.
I had booked an appt. I received a message that the owner/manager had withdrawn the listing from the site, but would honour the booking... I called Flipkey to find out more. They didn't have any information but called me back after allegedly speaking with the owner/Manager to advise the listing was withdrawn because the appt. Was fully let. This seemed odd and a simple search of Airbnb located it, showing availability for my dates and several days on either side... Given this I asked Flipkey to cancel the booking and refund my deposit etc. I received a bland reply that completely ignored the facts they had been lied to, and there was the possibility of a double booking. It simply restated that the booking would be honoured and, by the way, my final payment was soon due. Appalling customer service.
Answer: If you do, you will loose all previous phone numbers and email address from previous inquiries. Flipkey will raise the rental rate paid by potential guests. In my case rents went from $3500 for a week to over $4,000.00 making my property no longer competitive. Service worked great up until a couple years ago. Subscription fees were raised annually, inquiries were dropping, and bookings were dropping. I contacted Flipkey yesterday and they said they are prioritizing free listings since Flipkey collects a healthy booking fee. Said their plan is to discontinue annual subscriptions. Convinced me that free listing will be best for me and they are going to credit my prorated annual subscription. After doing this, 330 previous inquiries phone and emails were gone! Make sure to capture previous contact info or you will loose it.
Answer: I list my property with Flipkey and VRBO. I finally got my first booking through Flipkey but the folks canceled because Flipkey charged them $300. VRBO's fee would have been $120. I would suggest going to VRBO. Looking at the rest of these reviews, it looks like a crappy company.
