Cons
We had to terminate our 2-year lease after 3 months due to Dorman's acting Landlord breach of the lease agreement.
Examples
1. The Dorman Real Estate Management company manager leased the rental house in the condition that failed to meet the Implied Warranty of Habitability and continued to violate the Warranty of Habitability by being slow and sometimes canceling repairs request we submitted for problems in the house which affected our safety and well-being. Before we moved in he failed to replace the urine and feces stained toilet seats in all 3 bathrooms, he did not replace one of the broken toilet seats, he did not fix water leaks at base of 2 toilets, he did not replace damaged, he did not replace the bent unusable garage doors; even after we reported all of these issues on our move-in report and after we moved in. In July, the house air conditioner was not working and not fixed for several days after we requested it to be fixed.
2. The house was rented to us even though it did not meet current building code in several areas such as having proper outlets installed by water sources (regular outlets where there should have been GFCI outlets), providing reasonable access to hot water in all 3 bathrooms, assuring weatherproofing of the front door - the windows - the basement's level sliding glass door, he did not provide a screendoor for one of the sliding glass doors, he did not provide a screen for one of the bedroom windows and the house had a windowless bedroom lacking a point of egress.
We had to retain the services of an attorney specializing in real estate law. He supported our claim that the Landlord breached the lease agreement and told us we could break the lease for reasons listed under the Warranty of Habitability. Still, the Landlord denies his violation and has kept our security deposit plus is demanding we pay the early lease termination fee.
