Site makes many claims of being able to offer a variety of solutions to sell your house fast. After filling out a very redundant multipage form you get a "report" that explains how they will lease your house for you (essentially acting as a property manager, they take over the loan, but it is still in your name, they find the tenants and if you want to buy elsewhere they provide a contract to show the bank that they are paying the loan. I'm not sure how you garantee that they don't default and leave you in forclosure). Worse, here is a transcript of my conversation. I had to call back because even though on the form I stated I needed to be called in the morning, they left message at 2 in the afternoon while I was at work.: so here's how that conversation went:

Him: thanks for your interest. I see your in a little bit of a situation. Tell me about the house and I'll tell you a little about me

Me: what do you want to know about the house?

Him: So how many payments are you behind? Are you looking to just get caught up or cash out?

Me: We're not behind. I stated that on the form I sent in

Him: your not behind, I musta misread that. So are you looking to just catch up or cash out? How much you owe, like 120 or something, I don't have the papers with me.

Me: It's a little over 120, I filled out all this on a 5 page form.

Him: So how much of a loss are you willing to take, have you thought about stiffing the bank?

Me: I'm not interested in a short sale, if that's what you're offering I'm not interested (I had already filled out that 125 was my lowest)

Him: thanks buddy (click)

(it didn't help that I obviously woke him up at 10am and I could hear him trying to get out of bed and light a cigarette and knock over what sounded like an empty beer can)

I will say at least they did call back within 24 hours
