I read all the bad reviews. Sorry to hear of all the troubles. We rented a log cabin near Gatlinburg. The cabin was as nice as pictures showed. I had to call them about a serious maintenance problem on second day. They responded quickly and worked until the problem was solved. They answered all phone calls no matter what time of day or night. I was pleased when THEY suggested to review our problem for compensation. I did not have to ask. They reimbursed me very fairly for my inconvenience. Maybe the local company they team with in Gatlinburg is extremely efficient. I would rent here again.
I wish I had found this site before we booked a trip through the Vtrips site. I read all the charges and fees before I did the final booking which included only taxes and cleaning fee. There was no line charge for a V trip booking fee of 127.06. They apparently book trips for Jackson Mountain Realty who were agreeable to refunding our money within 24 hours of our trip, which was in their cancellation policy. However, when booking, it is not disclosed that Vtrips is a separate company and charge a separate booking fee, whether you cancel or not. This fee and information was NOT there when I booked. We tried to dispute the chg with our credit card company, but V trips sent documentation showing that the booking fee was disclosed, but it was not. So we will not be getting our money back. They are unscrupulous and I'm sure rip off a lot of people this way. Don't book through them!
Absolutely the worst company to work with. They only care about there property owners not about there guests. National pandemic and people are told to stay home and they don't care at all.
My husband and I decided to book through Vtrips in Saint Augustine for a beach getaway! It is our third anniversary, and we needed a mini vacation. Upon arrival at the condominium that we booked, I saw THREE snakes! Normally when you come up on a snake it slithers away. Well, not these snakes. They lifted their heads, and one followed my dog and I.
I entered the condominium, and immediately called vtrips to explain the story, and ask if they could transfer me to another condominium. I also stated if there was any different, I would be more than happy to pay the difference.
The manager stated that snakes are everywhere, and that isn't a reason to move someone. The receptionist than began to tell me that well, they have them at their office. Okay... So the experience of the customers isn't your top priority? It's also okay for snakes to chase you because hey, they have them at their office as well. Got it.
Also, while I was on the phone with vtrips pacing back and forth, I noticed strands of hair hanging from the living room coffee table. Then I noticed hair in the bathroom. So, I asked about cleanliness.
She then stated: Sorry. We will send a housekeeper. I thanked her, and told her I would just clean the condo in order to ensure cleanliness.
Be better people. I wanted a relaxing stay, and I got a dirty snakeland for the weekend.
Despite other companies like hotels, Airbnb and others, giving full refunds on cancellations due to the COVID-19 crisis, This company is NOT GIVING REFUNDS. This is how they treat their customers in a time of need and crisis.

We stayed at mountain treasure and the porch was unsafe and the house was filthy dirty. I even had to Re-wash the dishes. I was charged way to much for this place.

Stayed at the Summit PCB Florida.
Booked unit 1511 3 br sleeps 12. Supposed to have 3 parking passes. They changed policy and vtrips never notified me. Had to find public parking after long exhausting trip. And every time we went somewhere had to ferry people back and forth to this 3rd vehicle. Summit only gave us 8 wrist bands that are supposed to be worn all the time. We had 11 in our party. We were never harassed about this but didn't know what would happen if we were.
Unit was fairly clean but locks didn't work on 2 bathroom doors, balcony furniture was rusted out and on 2nd night we cooked pizza for kids snack and didn't notice oil in bottom of oven until it smoked up the condo. Had to open both doors and vent on to get out burnt smell & smoke. Had to clean oven to use. It was a bunch of oil in bottom of oven so obviously wasn't checked by cleaners. I called about parking and wristbands on Sunday and was told a manager would get in touch with me on Monday. No one ever did. I'm not spending my vacation chasing these people who should be making sure I was taken care of. We decided to make the best of it and enjoyed our vacation but will never use this company or book this unit again.
I booked a vacation for my family with their children as a Christmas present. I choose Gatlinburg Tennessee, just in case Covid was still a factor. It was a 9 hour trip but took 12 because of construction and accidents. I chose this vacation because it was pet friendly. I wanted to bring my Chihuahua. 2 months before our trip they called and said our home had been sold. They sent pictures of a Comparable cabin. I chose one, it was a bit more expensive but the entire family could come! When asked if everything was still the same the agent assured me it was! After 2 days of traveling we arrived! There was a bear in our driveway! The cabin is beautiful! We unpacked and my kids arrived! Everyone loved the cabin! My son went to pick up pizza because we were to tired from traveling to go out. That's when a man knocked on the door and said he was there to evict us! He said we broke our contract by bringing our dog! We offered to kennel the dog or we could leave with the dog so my kids could stay. They said no. Get out now! I asked am I getting my $1600 back? No! You broke your contract, get out! Fortunately I found an Airbnb near by. It wasn't as nice but still cost another $1200. Did I mention my husband had broke his Beer and fibula a month before and had just hoped 62 steps up to the cabin?! Be very careful when booking with them.the cabin is titled "away from it all' in Gatlinburg Tennessee
I travel extensively for business, I know how to make a reservation and how to manage. I booked a trip to Maui and arranged for a 2 bedroom 2 bath condo with sofa beds or murphy beds for myself, my husband my daughter and husband and kids. I verified the reservation many many times, because it stated 2 beds 2 baths, but then in another area it said 1 bedroom. I even verified with the service. On the date of ou flight we were delayed so I called to verify our information with the manager. He said he did not have our reservation. He finally found it and said it was a 1 bed 1 bath, i told him that was incorrect and he said they had nothing to offer me, we would have to pay for the stay. I called the service and they said it appeared the reservation had been changed and that they could clearly see it was 2 bedrooms 2 baths and multiple beds. They told us we could not cancel at this late date and had to pay for the entire stay. We could not all stay in a place that was only 1 bedroom. We never went to the condo or stayed there, they later said they could give us 2 bedrooms but no extra beds and it would not be for the entire stay...again this is not what we reserved and it would not work. No refund, no offer to reduce cost, nothing, we ended up cancelling and finding someplace else to stay. I truly believe they are bait and switch and i want my money back. We did not stay nor could we cancel...

We booked two condos in Florida for Spring Break. We had five families with a bunch of high school seniors celebrating their last Spring Break together. When our state ordered a stay home/stay safe order due to coronavirus, we tried to cancel our reservations. VTrips said that they could only refund half of our money, or they would let us reschedule next year. If we rescheduled, we would be responsible for any rate increases. We tried explaining that we could not reschedule because our girls were all seniors and would be heading off to different colleges next year. Shortly before we were scheduled to arrive at our condos, Florida closed its border and shut down hotels and condo rentals. We could not have even gone on this vacation if we wanted to. We again tried to ask for a full refund, but VTrips said their policy was to only refund half, but we could try to appeal our decision. We did appeal, but in the end we only managed to get half of our money back. Other people we know used VRBO, and they got a full refund. We would NEVER use VTrips again.

Thank you for your feedback. We apologize you were unable to make your trip as planned. Our standard policy is a full refund within 48 hours of booking. After that point, there is no refund. During this challenging time, we have amended the policy to allow a 50% refund or the chance to book new dates. We understand this pandemic is beyond anyone's control. So we felt we had to do whatever we could do for our guests and owners.
In my opinion, VTrip should be renamed to Thank You, and We apologize because that's all they are due.

We rented s property thru VRBO and this Vtrips took over management from the original company (Sandy Beach) We arrived to the most disgusting unit in Clearwater-The SunHarbor Getaway. Dried vomit or something that looked like it on one bed, hair and dirt on another pillow, a round yellowish stain on one of the sheets, the washer looked NOTHING like the photo, it was filthy as was the garage, their was an item of someones clothing under one of the pillows on the black leather couch... the floor and stairs were dirty. Black mold on one bathroom ceiling. We had to check into a hotel for 8 nights because we had no other option. This place was terrible (and during a pandemic no less) I tried calling the after hours number and got a constant busy signal. No one picked up the regular number, just left voicemails and I emailed. The old management company responded faster than these people! Sandy Beach made sure I got a full refund. Find their properties and rent from them these people are terrible, their property looks NOTHING like the pic in real life. RUN. I wish I had dug deeper when the mgmt change occurred.
We booked a stay at 211 Pallermo Circle in Ft Myers Florida. First of all, the house was nothing like it was advertised. It advertised a hot tub on the 2nd floor balcony, part of the reason we rented this particular house. When we got there, it was no where to be found. When I contacted Vtrips about it, they fought and said that house wasn't supposed to have one when it was clearly advertised in the pictures. I asked if there was someway we could work out moving to another house with everything advertised and they said that couldn't happen unless I wanted to break a contract and get a $100 refund. $100 bucks on a $2300 rental for the week, after I already drove 15+ hours. In my eyes, it was a breach of contract for not being as advertised. The house stunk bad, we ended up buying candles and air fresheners to alleviate the smell so we could even stay the night. It was bad. The ONLY thing this house has going for it is the location. It's within walking distance from everything but I would definitely NEVER recommend renting this house to anyone. I'll look elsewhere for my vacation needs from now on. Vtrips needs to do better for sure.

The truest test of any organization is how they deal with problems that may arise. Hilton Head Rentals fails this test in every way imaginable. Our first problem in our rental unit was a broken clothes dryer. What should have been a simple service call, turned into a week of lies and deflection. Property manager promised remedy. Repairman that was sent, informed us he condemned not only the dryer, but the washer as well... months before we got there(confirmed this was a known issue by 3 different employees). He was tired of coming out for show, they were given a cost of replacement and declined. When the manager was confronted with this info, she promptly admitted she knew and deflected blame to the "Indian owners who are cheap and don't speak good English". Broken dryer is not the end of the world, but lying to us for 4 days is a serious issue. Empathy?... nope, just 20 minutes of complaining about the company she works for and how she wants to quit. Our week in their rental only gets worse from this point. Refrigerator leaks gallons of water into fridge/onto floor daily. Told to put a bowl under the leak. Shower backs up. Broken bathroom fixtures. 2 of the 4 TVs do not work, told to move them from room to room as we see fit as that is what they have been doing for months... again because of the "cheap Indian owners". Several broken light switches. Missing bed linens, that when finally delivered smelled damp and musty. Offered us reimbursement for laundromat, although no one with any authority will take or return our calls. Asked about moving to another unit, they said they would look into it and call us back... still waiting on that call too. In the end, the location was fantastic and we refused to let anything ruin our vacation. We will NEVER consider any property (mis)managed by Hilton Head Rentals ever again and encourage anyone who will listen to avoid them as well.

During Maui's worst natural disaster your business practices defy logic and common sense. Attempting to profit during an island emergency is reprehensible. As a first time VRBO client, I rented one of your units in Wailea to celebrate my parents upcoming 80th birthday next month (Sept 2023). The day following the devastating fire (Aug 11th) I called VRBO to ask what I should do about my upcoming trip given the comments by Hawaii's Governor, the Tourism Board and even the President of the United States. Specifically, their request to cancel any unnecessary travel to the island. VRBO told me to contact the host, Maui Rental Group, and I spoke to property manager and supervisor Agnes. I was told since I was within 60 days of my paid rental I could not get my money refunded but I could switch to another date within a year. We simply don't want to visit Maui anytime soon out of respect for the many who have died and the local residents trying to cope with the magnitude of this disaster. I understood Agnes was worried about losing the commission by refunding my 2k dollars, but when she told me the authorities had not mandated cancelling upcoming travel, only recommended it, and that we would still have a great celebration I knew she was delusional. Do the right thing Maui Rental Group and refund my full payment—attempting to benefit financially during this time is the wrong way to go. At a time that our Nation is suffering from Covid-19 and economical uncertainty, our country seems to be pulling together for one another in the face of adversity. Not VTrips! They are taking the opportunity to lean on contracts for their advanced profits and furthermore using scare tactics for false legal leverage against their asset; the customer. As you can all see by the number of bad reviews, they are sinking their own boat and digging their own graves.
Our family was forced to forfeit $1,800 to these crooks because our governor mandated a stay at home order to keep our State's people safe. We were offered different dates or 50% of our money back from VTrips. Selecting a different date in an unknowable situation is tough enough, but VTrips gave us Las Vegas odds and proposed that we could take a 50% refund if accepted now or re-book a later date. But, if we book a later date, that date would not be refundable in the event the pandemic situation continues to that re-booked date. And, if we accept the 50% refund, we could not take legal action in the future. This is a shell game company, not a hospitality one.
We were also told that we should have purchased the travel insurance which they sold. After feeling dumb for not doing this, I researched their available insurance to find out that our current pandemic situation is not covered. At least I didn't lose that money too.
In the midst of our cancellation conversation with one of their agents, the gal stated that they were doing this to try to save their company. We're all trying to do the same, but not at the point of stealing from the very folks that support you.
The sincerity of their replies on this sight will be recognized only when they offer refunds to the hurting American people; not re-books.

V-Trips and it's subsidiaries, like Maui Rental Group, are crooks. They book reservations, take payment, then tell you the rental was not available and do not refund payments. I paid $2200 for a maui rental, they cancelled the same day and then claimed the money was refunded. The money was never returned. I plan to report them to the state attorneys general. They are crooks, plan and simple. Assume none of the rentals you see listed are actually available. They are merely props for a criminal enterprise.

Rented cabin in Gatlinburg owned by Jackson Mountain Homes and rented through Vtrip. Location of cabin is 1262 Bear Cubway, Gatlinburg, TN. Cabin rental $300 plus per night. Immediately upon entering cabin, there was a mildew smell. Wood furniture is scoffed and scratched. Skillets in kitchen blacked, scratched and non-usable. Had to purchase new skillet. Kitchen cabinets not completely wiped and clean Window ledge in main viewing room overlooking mountains with dust and cobwebs, old ragged and dilapidated stuffed bears covered with dust. Window with white cloudy covering. Dust covering the decorative plants and window ledges. Linens in master bedroom smelled like body odor, had to be stripped and washed. Shower rod holding curtains in master bath detached. Shower curtains smelled sour. No hair dryers. Multiple TVs throughout cabin with no cable hook up and without signal. I contacted customer service at Jackson Mountain Homes and Vrental with my complaints and for restitution and received no response on my request. This rental property is falsely advertised, unkept, unclean and lacking the amenities advertised that we paid for. Others beware when dealing with Jackson Mountain Homes/Vtrips. No stars on this one.

What they've done to me as a guest is unbelievable... I made my reservation, and got the confirmation email and access to the app where my itinerary was loaded and confirmed.
I called them 2 days prior my arrival as I could not find the details to enter the house. Apparently this information was sent to my email 5 times, as I had to call them another 4 times to tell them I never received this information. After my plane landed, and on my way to my rental, I called them a 6th time as I needed the code to get into the house, for them to tell me that the Owner decided to cancel my reservation and therefore overbooked it with another reservation of 6 nights. This is no fun news, especially if you are travelling with a family.
They USE your reservation to get a better one and will literally cancel on you last minute!
How is it fair, that we as guests put 100% of the risk if we cancel or dont show up, and Vtrips will cancel on you how and when they like to do so?
I now need to sort the refund through Airbnb, because they are even so lazy and bad that they won't cancel it through their system (MAYBE BECAUSE THEY ARE NOT ALLOWED TO DO SO? AND FORCE IT UPON YOU.). Leaving you scrambled and now having to waste your time and effort into fixing the situation.
Overall extremely awful experience, and they have no respect or thoughtfulness towards a guests time and plans.

Corona virus outbreak was declared National Emergency and VTrips has a non-refund policy! We cancelled our trip, they didn't refund!

343 Ponte Vedra Boulevard is circa 1950-furnished disaster. The entire interior of the house wreaks of biologic contamination. The kitchen was so filthy, we had to hire a cleaning service to clean it and wash enough dishes and utensils to get us through the week. The carpet in the dining room and living room was stained and dirty (photos). All three sofas in the living room were so disgustingly dirty and smelly that we had to wash our clothes after sitting on them ---- after which we avoided them (photos). The fabric-covered seats in the dining room were stained and filthy, as well (photos). And of course, the fireplace was not functional (photos).
This house is clearly rotting away. Some windows had been replaced, with the product stickers still on them, while all others were so dirty, it was difficult to see through them (photos). The master bath wreaked of mold/mildew was so consistently damp that the one set of cheap towels provided by the owners for the week never dried. There was no hot water in the sink that only dribbled cold water and amazingly, the water pressure in the adjacent shower was so great that one had to hold the shower curtains to contain the water. The lumpy and uneven bed in the master bedroom was falling apart, with wooden supports to the floor added under the center of the bed to keep it from collapsing. As an added attraction, there were three rotting pineapples in a bowl on the dresser (photos).
The upstairs bathrooms had insufficient water pressure to bathe comfortably. There is a moldy bedroom adjacent to the garage without heat or cooling.
We kept an eye out for snakes in the house as reported in a VRBO review.
And to top it all off, for some reason we had no electricity for a few hours one morning.
The owners of this property should have paid us to stay in this dump.

I would never use this company. For the premium price I paid, the conditions were completely unacceptable. The primary issue was the that the AC was at a constant 79-81 degrees for 2 1/2 days of our 4 day stay. We checked in on Wednesday afternoon and the temperature was 79 degrees in the unit. Thursday morning it was 80 degrees. On Thursday, I contacted V Trips and they sent out a repair company that arrived around 3 PM. They cooled off the unit for about 2 hours, but the temperature immediately went back to 80 degrees. Later that night V Trips brought us 2 box fans to circulate the hot air and a portable ac that they wanted to put in the sliding glass door and block our patio access and beach view. I declined which is why we rented the condo in the first place. On Friday when the temperature was at 81 degrees, I began sending emails and calling at 8AM. Around 3 Friday afternoon I stopped by the hotel desk and expressed that I could no longer stand the heat. I am a very senior citizen and I had my 2 young grandchildren. I requested another room, but none were available. Approx. 4 PM Friday the hotel sent their onsite service rep who did fixed the problem. At 5PM I called the V Trips office again and finally spoke to a live person, telling them the problem had been resolved. Around 7 PM another service rep showed up, but the problem had been fixed hours before. We left Sunday at 10AM so we had 1 1/2 days of comfort. I have requested a credit for 1/2 of my stay from V Trips but they have declined the credit. Not only that the coffee table had a broken leg, the end table in the living room had a broken leg, only 1 lamp in the living room worked, the sliding glass door was almost impossible to open or close, still only opening half way and the bath tub would not drain. The front desk had to send someone up to fix that. I do believe the situation would not have been resolved had it not been for my my tenacity, determination and concern for my health and the health of my 2 grandchildren. My trip was July 2-5

I was trying to re book the same week next year, or any school vacation week, but cost went way up on all Vac weeks. My trip went from $1,900 to $2,600. So I tried to cut 2 days but the rental went from 3 day minimum to 7. THIS IS GOING ABOVE AND BEYOND TO TAKE ADVANTAGE OF US. All this happened within the last few days. I have 14 condos saved in my trip boards thru VRBO. THE ONLY ONES TO RAISE PRICES AND MINIMUM STAYS ARE VTRIPS HOMES. VRBO, VTRIPS and the home owners need to take more responsibility for making this right. I know they are trying to come across as victims in this but they are not.
Think about it. Lets say we all could travel to these rentals. WHAT THEY SOLD US ISN'T THE SAME. Everything is CLOSED at all these location and they don't want us. THE REASON I CANCELED ISN'T BECAUSE OF COVID-19 ITS BECAUSE WHAT I RENTED IS NOT WHAT I RENTED.

Three words: Don't stay here and don't rent properties through VTrips! I booked this place because I wanted a view of the ocean and a well equipped condo as the property boosted. I got neither and both the owner and the rental company were no help! For starters when we arrived at our condo we were informed by the cleaning lady that we would not be able to access our balcony for the whole trip! The door was bolted shut and all the patio furniture was stacked in our living space, which already for small. To top it all off the railings were covered with a tarp so we couldn't even see the ocean. We called Panama City Condo rental company and they said sorry they didn't know about but they can't do anything about it either. They blamed everything on the owner who was no help at all. All the other vacationers were given an immediate compensation, not us. It took several calls to the local office and then to cooperate head quarters to finally get to someone that said they'd review the case. We are still waiting to hear back. In addition we had to call 3 times to get an extra wristband that were promised. Cindy Willams, local manager, was so unprofessional and offered nothing. I finally got cooperate to order her to remove the patio furniture from our living space. Many mornings construction crews were working by 7:30 so it was impossible to sleep in. In addition, the pool was often closed with no explanation at all. They tell you to go to the resorts pool which is green and had a strong pot smell. The condo itself was very ill-equipped. You literally have 3 hangers, 4 bath towels and maybe 3 forks, so we were always doing laundry or washing utensils. They didn't even have one dish towel or hot pad. We had to use our beach towels to get anything out of the oven. I can appreciate that the pool has security but they were insane. You could not take in snacks or drinks to the pool deck. You had to but everything from the pool restaurant. You couldn't had a drink by the hot tub or pool, it had to be 4 feet from the water. You also couldn't play music. If you want to enjoy your vacation, don't stay here!

I booked a condo for Panama City at the Grand Panama months in advance, we were originally on the 6th floor, about a month after we booked I got a call and was told the condo sold and the only thing left was on the higher floors above 11. I told Lisa I did not want that, she called me back and said she found a 7th unit we could book, I agreed, 1 week before we were to leave another call from Lisa, this 7th floor condo was sold also, the only condo left was the 11th floor. People have already made flight reservations, time off work, ect... I told her I was very unhappy with this and what was VTRIPS doing about it, basically nothing, they do not care one bit. So if Vtrips cancels no big deal if I cancel I get penalized... TOTAL BS!
I was told I would receive an email with check in information, that never happened arrived at 4pm and had to spend an hour on the phone getting my room access information, forget about the person at the table next to the front desk, they know nothing, just there to collect your parking pass money.
The parking garage is disgusting, garbage everywhere, smells like urine, very gross.
Went across the bridge to the elevators, same thing the hall ways and elevators are dirty, gross, disgusting and it takes for ever to get an elevator.
Got to the room, the door is flopping in the wind, the door had a 1 inch gap around does not seal, anyone could open it with a credit card. The dishes in the cupboards were dirty, the condo is suppose to accommodate 8 people there were only 6 towels, the place is dirty needs a real good cleaning, couch has large stains all over it. Carpet is stained, the dryer is so loud you can't be in the condo when its running the squeaking is horrible. Wifi is terrible. The resort has 2 BBQ grills, only one was working, so there is a line to BBQ, and the access to the grilling area is locked with a chain and padlock, you have to go out the front and walk around to access the grills.
The Beach is the only nice thing there, not alot of people
I certainly will not recommend or stay at the Grand Panama or Vtrips ever again.
