I signed up to a plan with Choice Home Warranty to cover all major appliances, including my air conditioner with an effective start date of coverage on October 13,2023. On that day, my air conditioner compressor failed, causing electrical interference on other appliances. I was relieved knowing I had recently signed up with Choice Home Warranty, only to find out that my air conditioner wasn't covered because they claimed it entered the plan with a preexisting issue. The unit worked fine on the morning of October 13,2023, so I was perplexed with what they told me regarding my claim. I would strongly urge anyone reading this review to not do business with Choice Home Warranty, as they have no intention of paying for appliance failure. They're a scam and shady company. If you enter into a contract with them, rest assured you WILL NOT have coverage on a claim. I give them ZERO stars! DON'T DO BUSINESS WITH CHOICE HOME WARRANTY!
I engaged with Choice Home Warranty four months ago, I submitted my first claim for my garage door opener on the 14th of August 2024. I initially submitted the claim through customer service and was informed that they would locate a technician for the job. Shortly thereafter they informed me I could use my own vendor and get a reimbursement, but the vendor would have to submit a diagnosis of the problem and a quote for work before they could approve the project. My vendor never contacted CHW with the required info so I located another vendor and had them do the work. When I tried to submit the receipt for the project to CHW they assigned a "Case Manager" to me whose sole purpose was to inform me that they denied my claim because I used a company that was not approved by CHW. It's obvious to me that their business model is to maximize the number of customers with inflated or fake reviews and the use of sales people to contact potential customers and convince them to use the service. The "Case Manager" was even able to cancel my policy and when I reengaged with her to appeal her decision she informed me that I was no longer a customer and could not appeal. Choice Home Warranty is a total scam. Buyers beware

I paid up front for 3 years ($1,300). They have DENIED EVERY CLAIM! They have replaced miniscal and minor parts for appliances that ultimately had to be completely replaced in the end out of my OWN POCKET! I have had to replace my microwave, dishwasher, washer, dryer and now my ENTIRE AC UNIT and they have denied paying anything towards these items.
I am paying over 10k to replace my entire AC unit that has broken every other month over the past year, and they have refused EVERY CLAIM for things even after they were fixed and broke again due to a faulty unit. They will find whatever lies they can come up with (standardized emails) about how your issue is due to this normal wear and tear which isnt covered under your warranty but them cannot show you where in your warranty it states that. They refuse to take the vendors that come out and do the evaluations consult and recommendations and make up their own ways. They WILL NOT LET YOU CANCEL OR REFUND YOUR MONEY! They LIE, CHEAT, DECEIVE, and continue to try to get you to pay more stating your policy is old and you need to upgrade, blah blah blah. I have never dealt with a worse company before. They pass the buck, transfer you to other departments (such as their solutions dep.) which i had a person laugh at me like this is funny, thats how professional they are. Their case managers are a HUGE JOKE! YOU WILL NOT GET ANYWHERE WITH THEM, DO NOT EVEN GET STARTED AND WASTE YOUR TIME AND MONEY.

BBB has a red alert on this company. There is no phone number or email to cancel a policy despite their promise that you can cancel a policy anytime. In short, they illegally charge credit cards to auto renew and refuse to cancel policies and refund. When I discovered the illegal charges, I called the "resolution" department. All the people there are sales people. They have no intention to resolve anything or to cancel your policies and give you refunds. They just tried to wear you down.
Below is my experience which I filed with BBB.
The company illegally charged my credit cards for auto-renewal after my policy expired in November after I refused to renew my policy despite hundreds of emails and phone calls from the company telling me that if I don't renew, I'll lose my protection. I talked to the resolution department (normally after 5 min wait) and explained to the Stephanie (who claims she's a manger) about the unauthorized charges and asked for refunds. She asked me why I cancelled. I explained to her the incompetencies of their vendors and their tendency not to follow up after I paid the initial fees. She told me she will personally take my complaints from then on and asked me to look at the new policy before cancelling. Instead she sent me an email offering me two months of free coverage. I called back and now I talked to another person who just refused to cancel my policies and offered the refunds. When I insisted I don't want to repeat the reasons I am canceling my policies and that I just want to get my refunds for unauthorized charges. She hung up on me. All their employees are sales people who only want to sell the policies

If I could give a negative amount of stars, I would. I have been with CHW for a few years and when I put in a claim, pay my co-pay, the technician told me what ever was wrong wasn't covered. I have an old dryer that I have called about once every month and few days (just long enough for their last "fix" to not be covered by their 30 day guarantee and I need to pay another co-pay). Paid enough co-pays to buy a new dryer. Last month, my a/c went out and after waiting two weeks (in Phoenix in the summer) for the technician to come, he told me it needed a new unit and CHW probably wouldn't approve that. Well they said they would pay $3000 and I would need to pay the rest (in the range of $7000). My policy is about to expire and I have been getting at least 20 phone calls a day "reminding me to renew" - I have answered a few of these and told them I was not renewing and to take me off the call list. They didn't and today I got an email saying since I "forgot" to renew, they were putting me on auto renewal using the credit card they had on file. I looked at my profile and saw no credit card that I could take off but I know they have a credit card number. I have called them several times to tell them to cancel and each time, I have been told no it isn't cancelled but they would do it. DO NOT BELIEVE A WORD THEY TELL YOU!

If I could give this company a 0 rating I would. DO NOT WASTE YOUR TIME OR YOUR MONEY ON THIS COMPANY. When purchasing my house, I thought I did my research but obviously, I did not. I was told that if I paid for 3 years of service up front then I would receive 6 months free. Cool. I set up a payment plan for the next three months. My dishwasher broke, I paid $75 for a man to come and tell me that I needed a new one. Choice gave me $246 to get a new one. Cost me a heck of a lot more to get a new one, but something is anything. Over the next year, nothing happened and I continued to receive emails saying how I was a loyal customer and thank you for being us, blah blah blah. Then my washing machine broke and I called only to find out that I had been canceled. My credit card had been stolen and one of their payments had bounced without me realizing it. They "sent" an email. Funny, I got all of your other emails, why not this one? So the first guy I spoke to, Joseph operator 3375, told me I was getting a full refund in the next 48 hours. Nothing. The second lady told me $750 after going over all of the numbers with me. After three more weeks, I get a check in the mail for 256.50. WHY? I called back and I was told that I paid for 13 weeks of this insurance. Hmmmmm. So my payment bounced after three months but you are charging me for 10 more? I gave this company $1113.75 for 3 months of service, one service call, and 250 for a dishwasher. Then the "boss" basically hung up on me because she can't give me number breakdowns and told me I couldn't be transferred to customer service. What a "boss". This company is horrible.

Made a claim for AC repair. They sent a tech from Delta BAP AC repair who after inspection determined that there was no freon in system, a possible leak. He informed me that he would have to call CHW for authorization for repair. DeltaBAP reported back that company had informed him that they were placing my claim on the back burner.
I called, they requested and I forwarded service records for unit, which indicated it was working properly in March during annual inspection.
They then denied my claim in that there was a pre existing condition. I was unable to contact anyone in authroity and they did not respond to my letters. Made a claim to NJ BBB, CHW responded with a complete fabrication of any of the details.
I called Delta BAP back and showed them the CHW response to BBB complaint, they assured me thatstatements attributed to them were a complete fabrication.
I have had the unit repaired, there was not leak to the unit as stated by CHW. I have had Credit Card Company charge back last months service charge and requested a cancelation. As long as I didn't make a claim all was well. They just didn't want to service their policy. BAD GUYS... BAD BUSINESS
If your looking for a warranty company... keep moving on, this is not for you.

I contacted this company and got several quotes. I finally structured a package and paid for 1 years coverage up front for a rental I have. In July, there was a small leak with a pipe and they were called. They refused to fix it, stating there was rust in the pipe. My husband replaced the foot long piece of pipe for the time being which only cost us less than $40 for everything. We did a total repiping in late July. Then approximately November 9th, the water heater began a small leak. Our property manager called them to come out. It took FOUR days for them to respond with a name of a company who would come out, but they were booked until December 2. They claimed there was no one else that would come out- and this is in Portland! When the plumber came out, he tried to get confirmation to proceed and Choice would not get back to him. Our management people tried- no luck. I called over the weekend and got the "my computer is down" in the repeated calls. December 5th, I called early and waited approximately 25 minutes for them to say they are denying coverage as they water heater was not covered. I told them I had it as part of the package and they said they only cover the electronics. I am soooooo done with these people! I have a child in the hospital with Leukemia and this has only added more stress to my week just chasing them down. My tenant was very understanding and waited patiently for this company to do their job. I fully believe this company is scamming not just me but everyone who uses their service. They find every reason not to pay a dime but are quick to let you know if you owe them any money... I am generous when I give it a one star. THINK TWICE BEFORE USING THIS COMPANY!

I went on their website to try to rate them and you can't! They are using fictitious customers to have high ratings. They are also ensuring "buying other companies that rate them" to keep their ratings high. Please don't fall for it, the truth is that they are scammers and the only way to warn others is to find websites that allow you to speak your own experience with unscrupulous companies like CHOICE HOME WARRANTY.
This is my story with them:
I purchased 3 warranties for my rentals and primary home in 2019 paying a total of $3800 for 4 years. We did one claim on one of the houses for a water heater in 2020, and they agreed to cover it. On the second home, we did a claim for a roof leak in 2022, since supposedly we had this coverage on our warranty, the 3rd party contractor came and stated that Choice did not want to pay for it and this leak was not included. ( I asked myself, a leak is a leak what is the difference and there were no stipulations/restrictions on what type of leak would be covered. Long story short, they refused to pay for it so we paid almost $1500 on our own. Our last claim was for a toilet leak, Choice sent an incompetent contractor who took a look at the toilet and said no need to change anything, I will put putty on the hole and that should solve the issue. I told him that I needed a permanent solution not temporary one. 35 days went by and my bathroom flooded. I immediately called Choice Warranty and they stated that it was not their responsibility and if I wanted to have another contractor go, I would have to pay the service fee again.
I took immediate action and advised them to cancel my policies and provide me with a refund. After waiting on hold for an hour and speaking to a resolution manager. She advised me that I would only get a refund of $400 in one of the properties, $150 on another and $0 on the one that I did the claim for the water heater. It has been over 60 days and I still have not received my refund! I have called 6 times and their excuse is that it takes 30 days from the day that the refund was approved. LIARS!
This is a warning to all consumers! DO NOT WASTE YOUR MONEY! CHOICE WARRANTY IS THE WORST COMPANY.

Choice Home Warranty SCAM has been my home warranty provider for at least 5 yrs. It appears that when I cancelled policy it does not allow me to acces my account to provide specific data to add to this review! I have paid approx. $500 a yr for this home warranty each yr with a service fee ranging from 65-85$/ service. The last straw was that CHW refused to replace piping due to stating under section D then Patrica M 4074 switched to section C states this is not replaced. I am concerned that living in a home for over 10 YEARS how ALMOST anything wouldnt fall under wear and tear. The galvanized pipe corroding is wear and tear due to materials outdating and corrosion due to daily use. It would be different if my kiddo stuffed bobby pins down the drain! I asked to speak with a supervisor and also requested corporates number! I was denied by Patricia. I had requested a meeting with Jean M prior to Patrica M. Following up and never received follow up from Jean. Prior to this I have expressed several complaint's regarding the quality of contractors that have been sent to my home! Which a supervisor also did not follow up with. HUMAN KIND please do not utilize this agency, especially unfortunately if you're a SINGLE woman! I have awaited longer than expected to receive a claim accepted up to months where I have replaced my own air conditioner and a number of other things in my home myself. The last claim the gentleman snaked my drain as I had wrote in my claim that I already had done this and another entity came out and informed me that there was another machine needed that they did not have and/or pipes would need to be replaced which I also provided within the initial claim to CHW prior to someone coming out due to my service fee increasing despite not utilizing home warranty all year. I typically due preventive work first. He came and snaked my drain and of course it didnt work! Then I was informed he completed the service and I would not receive my money back. FIGURES! Hey but check out the advertisement that they post! FALSE ADVERTISING! Jean M. Never followed up with me but sent me a survey! Its the AUDACITY but I am going to complete it of course!

They have been Sued for poor business practices
I was looking for a new home warranty and in searching Google. Choice Home Warranty came up as being on of the top 10. When it was time to file a claim I got nothing but the ran around,. My A/C went out on June 22nd. They sent out a service guy who told me the unit would need to be replaced. Choice Home warranty would not cover the unit because they stated lack of maintenance. When I called the service tech he told me it was not due to lack of maintenance the unit is over 13 years old he was surprised that choice home warranty would not cover the unit. I went out and got a second option and it was due to the duck work when the home was built putting extra stress on the unit. Choice still would not cover the unit. I asked to cancel my contract and requested a refund. They deducted $498 for service they paid for and $50.00 for me canceling the contract. I still have not received my refund. I should have check with the BBB before I sign up for this company. They where sued for almost the same issues I had with them. There is the law suit:

If you want to see the final consent judgment go to the office of the attorney general website or to State Division of Consumer Affairs or by calling *******846 (toll free within New Jersey) or *******200. Do not by a home warranty from Choice Home warranty. They wont even give me copies of the invoice they paid that I have to pay them back for so I have no idea what I paid for.
