Room was great, no problems there. My only complaint is that I tried to contact the owner several times prior to stay to get more detailed info about amenities in the apartment and I never got any response until after our stay was already done:( Otherwise - all good
The evolve platform is dated as it doesn't allow constant adjustments. Communication with Evolve is terrible. You rarely, if ever, speak with the same support person. I have a private company that charges 15%, which does not include cleaning fee, and the company does everything. Evolve is a joke.

They definitely earn their 10 fee. The customer service people are friendly, competent, and accurate.
Worst customer service ever.
I used them for property management, they will promise you high daily rates and high occupancy rates to get your listing. Then they'll use their precious rating algorithm to calculate the minimum daily rate.
I was told I could expect $250 a night with 80% occupancy. Unfortunately, everyone in my neighborhood was priced between $80 and $100 per night with 50% occupancy. Didn't know that until it was too late. Big difference, no bookings. But they can lower the minimum rate manually.
They can adjust the minimum nightly rate, but its too much trouble for them, so you'll go without any bookings. When I did get them to manually reduce the minimum rate to be competitive, I immediately got bookings, yea!
However, constantly adjusting my minimum rate was too much trouble. So they quit doing it. And, then they dropped me as a customer while I was overseas and unable to get another service. Great people!
In my last review on Trustpilot, they blamed me for being a bad customer, but what would you expect when they overpromise and never deliver. I'm sure they will blame me again for being a bad customer.
Good luck, but better to just find someone else.

Me and my Girlfriend was just so impressed with this place and the view was too die for, we could not ask for anything better.
I book a rental through Air BnB and Evolve was the management company. My rental had AC issues the week prior however I stated we were more than ok to still stay without the AC. They said that would be fine. Upon arriving at the rental for check-in the owner was there and refused to let us enter saying he canceled our reservation. I never received any calls or texts updates from Evolve about this situation. They then pushed me back to Air B n B to try and find support to book another location for my stay. I did finally talk to someone in "Trust and Safety" and she informed me it's their company policy not to allow guests to stay at a rental with a non working AC unit, so she was blown away none of the other 3 representatives I spoke with informed me on this. A week has now passed since this issued and they "reviewed" my case. They indicated it IS NOT their policy to not allow guests to stay, but it was the owner's decision to cancel at the very last minute, and they had to follow what he wanted.
As I stated the owner of the property was at the house when we tried to check in, and he was a very suspicious dude, and since we met him we decided to do some research, and found an interest criminal record on his background. We probably realized it was a good thing we didn't stay at this house, but if you want to work with an shady, uncommunicative, and non-supportive booking company, this is the one for you!
I booked a rental with Evolve through Vrbo. I had to cancel the reservations unfortunately and Evolve never cancelled the reservation on Vrbo, so I was never refunded my Vrbo fee of almost $150. I called Evolve and spoke with Senior Travel Advisor Support Specialist Nathaniel Evans.
Nathaniel Evans told me they had a communication error between Evolve's system and Vrbo's system and that I (as the customer) needed to have Vrbo reach out to Evolve so they can resolve this communication issue between THEIR systems. This is ridiculous I am the customer, why am I having to resolve THEIR technical issue so I can get my rightfully so refund? This is terrible customer service, I will never book through Evolve in the future.
I rent Airbnbs for my employer, a Fortune 500, several times a month, so I have had a profound amount of experience with Airbnbs from both a corporate and personal standpoint. In this case, I made a personal reservation 9 months out and chose to pay in full. The policy stated a 48 hour cancellation for a full refund. I received news mere hours after the cut off that would require me to cancel the trip. Knowing this, I immediately reached out to Evolve. I also knew that this weekend was a college football weekend in the small town. I knew they would have no issue rebooking. I reached out to Evolve and asked if they would consider giving me a full refund since my cancellation was so close to the cut off. In the last three years, I've never had a property company not respond to my messages. They could have easily responded letting me know they could not make an exception and I would have accepted that. Instead, I never received a response though I reached out three times and was only refunded 50%. This is completely within their policy, but I have never dealt with a host who would not have made an exception in this case, or at minimum respond. Due to this behavior, I will never rent from Evolve for myself or my company. I distrust the location quality and experience potential of any property holder who cannot even be bothered to respond to a potential guest. I have filed a complaint with Airbnb and tried to reach out to them on their social channels.
Like the fact that it is easy to work with Evolve. Can chat when I have an issue. Easy! Receive an email when I have a booking. Easy! Money right into my bank account. Easy!

This was a great place to stay for our trip to visit Montana State University. The property was just as described and very clean. Check in process was easy. The trail to the river was a nice bonus!

Very easy experience with Evolve. They were easy to reach when we had any issues and responded quickly.
Everything was excellent. The only recommendation I would suggest is to turn on the heat (in the winter) if you have guest checking in.
Our condos AC was not working in the heat of the summer snack dab on the FL gulf. Evolve and the host were not helpful. Do not continue your stay if you are not 100 satisfied with it. This is what I have learned. We were not given even 10 perfect back on what we spent. The children slept on the cool tile and we had to keep the front door open with a box fan to pull air from the hallway. The building was under construction and there were workers everywhere. The host said she had more rentals but never offered to move us. The blinds were broken and our privacy was pretty crappy. The vents vents were full of dust and dirt. Save yourself time, money and a headache and book elsewhere. This was far from relaxing. We had to cook outside because it was far to hot to cook in our unit. They changed the code in the middle of our stay and we couldn't get inside the parking lot. This was frustrating. The fire alarm went off due to the construction and we had to evacuate. This simply was not enjoyable. Evolve did not make it right. We were not even given a whole days worth refunded. What a joke. Book direct and save money and time. You'll be thankful.

Would never recommend. We stayed at an Evolve rental in Banner Elk NC on Jan 5-8 for a family ski trip. The house was dirty (hot tub had soap scum and a ring of dirt all the way around, inside the stove was dirty and the front glass had water marks all the way down, the master shower and toilet were nasty, The shower curtain was damp and moldy. We found patio furniture in our bedroom. The fireplaces didn't work and the hot water didn't last long enough to cover the jets in the tub.) the list goes on. However we contacted VRBO and the property manager with no response from vrbo and the manager said she would contact the owner. We still have had no response to our issues. We will never use the company again and for sure will never recommend anyone use them. The heat upstairs was 92° and downstairs was 88°. It took all night to get it to cool down. All the manager offered to fix the issue was late checkout. It was a total
Waste of money to pay for amenities that were dirty and broken. Even worse that neither company has responded to our issues.

The home was very clean and the beds were so comfortable. We loved hat the the golf course was so close and enjoyed walking around the lake. We will definitely be going back.
My unit has been consistently occupied with vacation rentals since it was first posted. The renters are adequately screened and I have had no problems.

The home is beautifully decorated, with fine beds, tv and shower. Amazing little gifts of cookies, specialty bread and butter, and information about the area.

The owner of our unit was very nice and helpful. She was displeased with the staffing as well. To point she needed to speak to them.
Last night there found out why cable wasn't working whole week. Staff had unplugged it and noone knew how to connect it back
So no AC BECAUSE ENTIRE HOTEL for the whole week too, UNIT WASNT WORKING! Staff wouldn't answer and questions

Very beautiful home and well maintained. We didn't have any issues with our stay. I would definently stay there again.
We really enjoyed our stay at this vacation rental. The property manager was very attentive to us as we prepared for our stay there. He was quick to answer my emails or calls while we were staying there. The home was occupied upstairs while our unit was in the lower level. We each shared the main front door, but the stairwell split to go up or down, and we each had our own private entry doors to access the inside of the units. Noise was never an issue. There was a dedicated parking space for our car out front. The house was very clean upon our arrival. There were extra linens and blankets in the closets. The kitchen was properly stocked with cookwear and utilsils, and coffee. The bathrooms provided some travel sized toiletries should we have needed them. We had access to the homes washer and dryer. We liked the location of the unit, it was close to all the major roads that take you around town. We were only minutes from the airport, and only minutes from shopping. The kitchen and family room area are very spacious, lots of room to move around. This place was very reasonably priced for the time period we were there (March). Overall, this place was fantastic! I'll definitely stay here again if we ever go back (which I plan to, we had so much fun!)
Cabin was very cute. However, there was not enough supplies for the 8 people staying. (dish detergent, toilet paper). No shades on the windows.
My issue was that my property was not showing up on AirBnB and not even on Evolve's site due to issues with the filters people use to search for properties. Ritha fixed the problem with AirBnB and Evolve's site, but my property does not show up on VRBO's site regardless of the filters used. I searched using the filters that most people use to find a property and my property does not appear. I've had guests stay with me before that used VRBO, but now they won't be able to view my property. I'm losing bookings because of this. THIS IS THE THIRD TIME I'VE HAD TO CONTACT EVOLVE ON THE SAME ISSUE. I WANT THIS FIXED NOW!
I was expecting about double the rental income based on Evolve's original proposal for 2023. It didn't make it!
Our inquiries to Evolve have been answered quickly each time there has been a question.
Failure of a guest to move out on time resulted in an overstay that was the result of a 3rd party booking. This issue was remedied to suit guest and me.
Reputation for results as well as having prompt attention to showing me their plans for management.
Difficult at first to get to a person, but ultimately worked out. Would prefer to have the option of a telephone call to resolve issues, but have found that very difficult.
