Evolve cancelled our reservation one week before our trip! We were left scrambling to try to find an alternate place to stay. They offer absolutely nothing to try to make this right! Just an "I'm sorry, we double booked." Wouldn't you realize that way before 1 week out?

I've been using Evolve services to rent my vacation home for 2 years. I hesitated at first because their services sounded too good to be true. They allowed me to try their services for 3 months and if I wasn't satisfied I could cancel. I'm so glad I gave them a try.
They took great pictures of the property, they advertised on different websites and they kept me booked. They have 24/7 guest support.
They are very prompt and professional with their responses. I'm not very good with the computer but when I have a problem they are so eager, patient and kind to walk me through areas I'm struggling with.
I love that they send out reminders of guests arrivals, and ways to strengthen their core values, and prompt payments. When I have a guest/owner related problem, they see to it that there's a fair resolution.
I love working with Evolve. They are a supportive team and I get personal time to do the things I love to do.

We rented a house for eight people in Maine to visit Acadia. They called us at 6pm the night before and told us they had double booked the house so our reservation was canceled. They offered us another house that was THREE HOURS from Acadia, on an island, accessible only by ferry, that we might be able to get our car on if we made reservations in advance. We called them and they told us to check AirBnB! We were lucky to find anything in the area for eight people on short notice. Nearly ruined our vacation. I'd give them zero stars if I could
If I could provide 0 stars I would. Evolve has completely hurt our short-term rental business to the point where we had to sell our property and get out of it altogether. The two largest incidents were that they miscalculated over $700 in missed taxes they never charged the customers, then as we talked to them about correcting the issue they told us we were essentially out of the money ourselves. The last straw was finally when we had a guest not cancel, not notify us at all that they weren't going to be staying over our peak season (Christmas week) totaling nearly $600 for a few days. We then got a chargeback despite Evolve's rental agreement stating no refunds with no notice and then they pulled the money back out of our accounts. DO NOT ever work with Evolve. Vacasa is a much better alternative.
We had a terrible experience with Evolve vacation rentals. Their after sales support is abysmal. It takes forever for them to address any issues and the support staff have no empathy. They were pushy and unhelpful, even when we told them we were canceling the contract, they didn't even try to find out what went wrong. We frequently experienced issues with our Airbnb listings going offline. It was only when we brought it to their attention that they attempted to fix the problem, but it always took them 2-3 days to do so, resulting in lost revenue for us. Additionally, they mishandled the photos of our listings by swapping them, which could have been perceived as misrepresentation and bait-and-switch tactics by the guests. We highly recommend looking into other options, such as Hostaway or Lodgify. They offer all the same features at a fraction of the cost.
We had a guest cancel two days before Christmas, ( day they were supposed to check in) and they receive a full refund from Airbnb, our management company Evolve did nothing about this! Our property is $600 per night at a non-holiday rate. To allow a guest to block a booking calendar for two months and then back out at the last minute and receive a full refund is a slap in the face to property owners/hosts!
Our property books every holiday for the last 4 years and now our home sits empty because of a last minute cancelation with a full refund. This is 0 support for hosts, allowing guests to manipulate the system if they choose. A 50% refund should the max a guest should receive for a last minute cancellation.
Airbnb and Evolve will never support a host yet hosts are the backbone of their business. We have been hosting 2 properties in Philadelphia for over 4 years, if you aren't ready to do all the leg work yourself in vetting guests you will have issues with hosting on Airbnb/Evolve.
We rented the house in late March to attend my son's wedding. We had 8 family members from 2 - 80 in the house and everything was very comfortable. The murphy bed in the living room was very comfortable and did not really interfere with the living room area. The casita was perfect for the couple with the baby. Everything looked like the pictures and was clean and nice. Love it and would recommend it.
We enjoyed our stay in Kona. The condo is located in a great area, close to everything. It was stocked with everything we needed. We especially liked the camping chairs, washer and dryer, and extra towels. The only thing that was confusing was the key box. We arrived very tired, late at night and couldn't see the dark keypad above the door, only the easily seen key box. We kept trying the code and couldn't open it. We started to panic and finally saw the dark key code pad. I think the key box should be removed to avoid confusion! It got a little warm because the air conditioner is set at 77, but there were plenty of fans.
We enjoyed our stay at this condo near old town Scottsdale. It was perfect for our visit catching up with friends and relatives in the area. It was clean, comfortable and well stocked. The parking was convenient and it was easy to find.

There was an error in believing the Evolve charge was fraud in my credit card… as I booked it through VRBO, Evolve vender was not recognized. Within minutes, the mistake was corrected by myself. Evolve let the paperwork sent to them by my credit card company sit on a desk for weeks, thereby holding up releasing the funds to the homeowner. It took 3 calls and about 2 hours of conversations between all parties to determine the holdup of payment to homeowner. By the way, causing her to have penalty fee from her bank, which I reimbursed her for out of my own pocket. No explanation from Evolve to explain why paperwork had not been filled out despite ALL parties agreeing the charge for rental stay was valid. I rent very often through VRBO, but if it's an Evolve managed property, I will NOT choose to be involved with them. Egregious and sloppy handling of a simple mistake with a simple solution to rectify.
You do NOT want to do business with this company. I have had my vacation rental listed with them for almost two years. My rental is owned by my IRA which means that the rental income has to be deposited in to the IRA custodian account. Evolve was able to handle this for a year and a half but now say that they can't deposit to an IRA custodian any more and are canceling my listing. Horrible, non-progressive company who cannot seem to work outside of the box in pursuit of resolution to system processing issues. HORRIBLE!
Evolve does nothing to manage the property. They don't even help if there is an issue. They take 10% from the owner's split and 10% from the tenates split. When there is an issue, they pass it back to you to deal with. You are better off renting the home directly through a VRBO or Airbnb. Don't give them your money since they don't do anything to deserve it.
The house we rented in Sedona was gorgeous! It had a fabulous patio with a hot tub. The outdoor deck was so nice! The house was well stocked and had the the nice touch of having everything to make a nice breakfast. The communication with the owners was excellent! We would absolutely rent here again!

Answer: Avoid Evolve it will be a major mistake listing your property with them. The client support is all flash with no substance. The owner protection insurance is a scam! The listing description was never correct, my Financial lost was over $6000 due to guest damages that were supposedly covered. The corporate infrastructure is amateurish and segmented without leadership.
