Where to start? I was simply browsing online and seconds after I entered my phone number in their website, I got a call from them but using that IP trick to make it look like the call was coming from my home area code (Red Flag). The salesman was really pushy (Red Flag), but effective, and sold me on a 3-year + 6 free months policy for $1050. The contract wasn't supposed to start until two weeks from now but the second I hung up the phone, the charge went through (Red Flag). The sales person told me that the policy was transferable, but I read the policy and it clearly said not transferable (Red Flag). I was told that I could cancel with a pro-rated refund, many reviews stated that would not happen from their experience (Red Flag).
After reading all of the poor reviews, I called back to cancel my policy, called SHW, and the cancellations department wouldn't pick up the phone (Red Flag). So I called my CC company, disputed the charge before it posted, and cancelled and changed my card number - since I had just given it out over the phone to a shady business.
What a waste of my time! And inconvenience with my card. And now I'm frazzled. Thank you to those leaving the feedback about their poor experiences! Probably saved me from even worse than what already went down.
My advice, do not engage, just hang up the phone!
Got my warranty all wrapped up in 5 minutes on the website and they called me within another 15 to lock it in. Great process
Worst customer service. I had to be following with the company they contracted and no one calls you back. Plan to cancel. Stay away from them.

The worst run around experience I have ever had with a warranty company by far. I have now had 4 repairman to my home as they have sent the wrong persons out each time, 1 plumber, 2 electricians and then finally a dishwasher repairman to fix the dishwasher. I had to pay the $60 service fee each time even thou it was Select Home Warranties fault for sending the wrong technician out 3 of the 4 times. I started this claim asking for a appliance repairman. I have asked for a reimbursement for 3 of the 4 charges and have been deceived, mislead, argued with, spoken to rudely, and am now being told if I want to possibly be reimburse I have to go chase down the 3 repairmen to get invoices for the job they did and not just for the service fee that they gave me a receipt for. I asked the assumed claims person (Snowy) why they would not have that information already as I would assume that the repairman would want to be paid, I was told that does not pertain and if I want them to consider giving my money back, that is what I would have to do. I asked for a manager after arguing with the assumed claims person (Snowy) and I was not given the option they would not transfer me. This is the 3rd call I asked for a manager and was denied all 3 times.
This is the worst company! DO NOT USE THEM! This company does not disclose what is covered and not covered in the policy and will do anything to deny your claim. The customer service is awful!
I made a mistake buying this plan bases on premium. I should have also reviewed how they can pay on a claim. My first claim was for a microwave oven which had a problem with the panel. Select claimed it was to expensive to fix and they offered me a buy out of $100. They would not repair or replace the item. It cost me over $350 to replace and I 'm still waiting for the $100. My next claim is for my LG refrigator. It was determined a new compressor was needed. Instead of repairing the item, Select determined the parts are covered under mfg warranty. The product is over 10 years old and is no longer covered by the mfg. I nformed Select of this and provided information from LG stating it is not covered. Each time I call Select to inquire about status they just tell me the claim was denied as it is covered by the mfg. I have provided this information 3 times over the past month and Select keeps telling me the claiming m was denied, This company does not want to honor it's policy and will do anything to keep from paying a claim. DO NOT BUY Select home warranty products for any reason, they do not pay.
They have good customer service and find services quickly. The problem is that contractors don't want to come and service Select Home Warranty customers. My first time filing a claim, the contractor SHW provided me with(1st leak response) calling me back complaining about waiting for SHW payments for over 4 months, that contractor turn down my order and said he will not answer SHW phone calls. The second claim i submit, i called the contractor (Texan Mechanical) that SHW provided me with, to make an appointment. The contractor was ready to give me an appointment when i told him my order number and insurance name he said he was not setting appointment for "them" yet. SHW clients was not his priority. The third and last claim i submitted. The contractor (Lujano Plumbing) changed my appointment 4 times. When he came told me that Select Home Warranty wont cover my broken water pipe and wanted me to pay the whole service, part, labor etc to him and for me to submit a refund to SHW. He also complained about SHW owning him 15,000.
This is how it goes with SHW. You submit a claim and it take 2 labor days to get you a contractor (if you call on Saturday it will take the 4 days). Then the contractor takes 2 days to give you an appointment. Then the contractor submit by email his report and it take SHW to 2 labor days to approve. Once approved contractor has to set up another appointment. It takes about 3 weeks to have the work done.
I switched from American Home Shield, and I am not looking back. I highly recommend this Home Warranty company to anyone looking for great customer service, as well as outstanding overall service.
Submitted claim on A/C unit May 28th. Was informed may 29th that they had delay in finding available services company to send out for inspection and repair of unit. Was sent email that I could find my own company to use for the claim. I called a local air conditioning company and had a technician dispatched to my home on May 30th. Was informed that I needed my fan motor replaced, a side duct resealed and thermostat wire replaced. I submitted the documents neccessary for pre-approval of repairs. Almost a week went by after calling several times to check the status. Select home warranty informed me that claim was still in review. I then decided to go ahead and pay for the repairs and seek reimbursement. The repairs needed to be made quickly as I live in Phoenix and temperatures were exceeding 110 degrees outside and 97 degrees inside which is not conducive to comfort for my family. I submitted the repair information and invoices along with pictures for review. I was then denied because I did not get prior approval for repairs even though I had submitted all the appropriate documentation that they had requested. They were certainly happy to take my money every month but god forbid they pay out on a legitimate claim which is clearly outlined in my contract.
On July 7,2022, I signed a 3-year contract with Select Home Warranty LLC to cover my appliances. On Fri, Jun 2,2023, I submitted a claim to fix my washer. On Monday, June 19th the technician arrived at my home to replace the parts which were sent to me by the warranty company. The technician was not able to repair the washer as the part was defective and another required part was not sent to me at all. I contacted the warranty company multiple times asking them to send me new working parts and fix the unit but do not get any feedback from them. The only solution they offered is $200 which is not enough to replace the unit. Considering this, I asked the warranty company to terminate my policy as I do not get any help from them and reimburse my prorated payment which I made when bought this policy. However, the representatives of this company keep saying that they will charge me for the parts even though the part was defective and another required part was not sent to me. I agree to send the defective part back to them but they refuse to accept it and want to charge me for it. It sounds like fraud from them because they are sending the defective part to the customers and refusing to get them back.
I purchased a SHW policy for my house about two months ago. My refrigerator started to have some problems. I called SHW and the SHW technician made arrangements to have an appliance technician to come and diagnose the issue. The technician said that a fan in had shorten out. He had to get SHW approval to order part and return to fix the refrigerator. I had not heard anything. I called SHW three days later. SHW did not have any communications from appliance technician on diagnoses. I called the numbers for the appliance tech and first one I was told that it was the wrong number (Appliance Solutions in Bakersfield). Phone number provided by SHW for Appliance Technician never gets answered. I have called SHW warranty two to three times a day on this issue. I am going on week five, yet my refrigerator has not been repaired.
I finally called to cancel this contract. I was told that there would be a $75 cancellation fee and my contract fee would be prorated. I was told that I would be receiving approximately $200 refunded. I paid $475.00 for ONE year warranty about two months ago. The appliance technician took the $75 deductible. In total, I have paid $550.
If SHW does only send me back $200, I will be out $350 with no working refrigerator. Nothing has been done. ONE BIG SCAM! I would go more in detail but I am limited here as to how many characters can be used for these reviews.
Please do NOT spend your money with this "Home Warranty" company. As a new customer to Select Home Warranty I am very disappointed and upset that I spent my money purchasing a policy with this company. This company has reimbursement issues, "hidden" probation periods of service, unexpected costs issues, misleading and lack of information when speaking with personnel, as well as poor communication when being transferred to different departments. In any "emergency" repair situation Select Home Warranty is NOT the company to call. Heaven forbid if there is a leak or plumbing issue in your home, you would have an entire swimming pool in your home before Select Home Warranty would send someone over to repair, IF they actually felt like taking the time out of their busy schedules to find a plumbing service nearest to you. Their "reimbursement" is a joke. They will ask for invoices indicating the service that was performed (that you pay for AFTER you pay for the policy) and will give you a refund of only $150. If anyone wanted to pay $300 - $500 for a home repair, then a home warranty policy wouldn't be needed. Long story short, I felt like I had been duped, and wish that I had read more reviews about Select Home Warranty company before I signed up with this circus. One pro to this company is that they have a hell of a sales team, because the person that sold me the policy did a great job of selling the paper that the policy documents were printed on, and an excellent job at concealing what a fraud Select Home Warranty company really is.
You can only find an home warranty effectiveness when you file a claim. Currently I have Select Home Warranty and the covered items under this Policy clearly states that the Kitchen Refrigerator is covered. It also specifically states that the compressor, evaporator and condenser etc. are all covered. My refrigerator stopped working so I filed a claim to get it repaired. The technician did come in a couple of days and promptly notified me that the compressor is not working and it needs to be replaced. The technician informed me that he will contact the Select Warranty folks for repair approval to order the parts. When I called Select folks on the repair updates I received an email which stated that repair request has been declined as the unit is old. Also, the refrigerator sealed unit is NOT covered. All refrigerator and Air Conditioning appliances are sealed unit, meaning, that the compressor and the evaporator and condenser are all sealed because of the Freon gas. The UNIT has to be sealed to function. Could you believe the excuse they have in order for NOT to repair the unit. THIS IS A FRADULANT COMPANY. I am hoping to cancel my contract with them and to get a refund for the remaining days.
I've been a customer of Select Home Warranty for 2 years. First issue was a backed up sewage line in my home. Sewage was coming up in showers and tubs and this was occurring while I was having an event at my home. I called and expressed the urgency in the situation they assured someone would be in contact shortly. Hours went by no call back. Finally called a repair company to get it done myself and then Select didn't want to pay because I didn't use their contractor. Finally settled with them for a portion of what I paid.
Next job dishwasher not working. So far two weeks of calls and they still can't get someone to come look at my dishwasher. No-one wants to work with these yahoos. They told me after two weeks to find my own contractor and they would reimburse me? Why am I the one doing their job and what the hell do the do but avoid getting things done. I don't believe they will reimburse after the my last experience. I have spoken with numerous entry level people as well as their supervisors and managers. All of them assured me they were the ones to take care of my claim and gave me their extension number with the promise of calling me back if I had any issues just leave a message and they would help. ALL SMOKE AND MIRRORS NO CALL BACK NO RESULTS.
GO SOMEWHERE ELSE BESIDES THESE GUYS.
Select Home Warranty has terrible customer service. My AC stop working and I called them for service. It took 48 hrs before they assigned a company called Action Services. (Never heard of them). I called the number and this guy with a work truck came the next day. I have a Trane AC unit. He had no idea how to work on it. He said all AC units are the same. He said he will come back the next morning@ 10a after he reads up on unit. He said he will change out the thermostat. Guess work. He was no show the next day. Called Select and they said they would reassign to some1 else and would take another 48 hours before I would get another technician to call. I told them I would call my own technician. They said I could do that but my tech would have to call them before he works on system. I called Michael & Sons. They ck inside unit and saw alarm lights. He said sys had been knocked off line perhaps by power failure. He called Trane sys to assist in resetting system. I called select to approve before and was on hold for 45 min. No 1 ever picked up. I filed claim and receved an email from select it was approved. Its been 2 weeks ago never heard again from select. Called Select and they said their claims dept had to send a RA form for me to fill out. Nothing. I don't expect to receive it. I told Select about their sent tech from Action Services and they said they will put a note on claim. Select is terrible. They have no intention of paying any claim. Their own tech was getting ready to take them to the cleaners for either bogus work or they were going to deny claim. This is not a warranty to have.
FRUSTRATING EXPERIENCE! DON'T BUY INTO IT!
The process of getting an appliance repaired through Select Home Warranty, is extremely frustrating and time consuming, and then probably won't happen. Be prepared to speak to representatives with a script, working in a foreign call center. They will all tell you, "No Worries"! But you will be worried, because it will take you days to get an appointment for someone to "diagnose" your problem, wait for approval, and then days to get the technician to come back and fix the problem - that is if your claim is approved. No matter how urgent, you will NOT get anything FIXED in 24 - 48 hours, but you might well spend 24 - 48 hours on the phone talking to Select Home Warranty trying to make something happen. Be prepared for anything that is wrong with your appliance NOT to be covered... and even if you have 2 appliances with issues at the same time, you'll have to file two different claims and pay for two different technicians to diagnose them. It's a racket! Don't buy in to it unless you have lots of time, patience, money, and no emergencies!

Answer: After filing 5 claims, and one tech that wanted to pad his pocket resulting in me fixing my own leak in a toilet at my expense after paying their tech. And another tech wanting to get my pool setup for summer at150. More than I already gave for deductible she didn't fix my pump or water line to my pool. Both denied by select home Warrenty. And 3 more that I paid their techs for then had to fix it myself. Now my freezers compressor is out and they took money out of my bank account without my permission after saying they would go ahead and fix the freezer well guess what they declined it. And said it wasn't covered when in the contract it says it is. List all meat and others because of 3 weeks if waiting for them
