We chose to work with Select Home Warranty based on their positive reviews we read. We purchased a full home warranty plan one year ago to cover our entire home. A few months after purchasing the plan our heater broke so we contacted SHW for coverage. They sent a mechanic to look at the unit who had no understanding of the issue. We decided to call another professional heating service provider who fixed the issue quickly and charged less than SHW. We tried to get a reimbursement from SHW which took two months of back and forth and only happened when I threatened to cancel my service with them. After 3 months, we had another issue, this time with the A/C. We called our technician again who came to fix the issue. We sent the statement to SHW for reimbursement only to be told that this wasn't covered under the warranty, despite it clearly being covered. Then, last week we had another issue with a leak in our water heater. Again, we called a professional plumber who came to fix it the same day. When we sent the bill back to SHW for reimbursement, they again told us this wasn't covered because leaks with water heaters didn't qualify. After three consecutive cases, it's clear that SHW is running a scam and not reimbursing for services that are clearly covered under their policy. The representative will speak very nicely with you but make sure there are no results at the end. Stay away from this company if you want quality home warranty coverage.
I was very pleased with the call I received from Jordan. He was professional and efficient. He wasn't too pushy but offered lots of deals and made sure I was enrolled in the best policy for me!

I called to get a quote and explained to rep I was price checking a few top rated companies. He gave me a quote and i said thanks, i have a couple more calls to make and THE SALES REP. IN HIM CAME OUT, he said if you sign up right now i can give it to you for 100.00 less than quote he just gave. I told him wow okay, let me make the rest of my calls and I will get back to you. He said that price is only good for right now. I said if you value me and want me as a customer after I do my price checking you'll give me that price when I call back! His response was quote. " THATS NOT HOW IT WORKS, GOODBYE". So I was in shock. Marked them OFF my list and moved on. Immediately my phone rang and it was someone wanting to talk to me about signing up for a contract. I have been bombarded with calls emails and text messages since that encounter. Like I've been doing a lot of research on these companies and I suggest all of you do as well before picking one because there is a lot to consider it is not as black-and-white as they make it on the phone. Read the contracts don't just take what they say all of this information is online. You will set yourself up if you do not read read read the contracts. That being said, if I am greeted with rudeness on my first phone call that makes me have zero faith in a company to be there when I need them.
Select Home Warranty just to GARBAGE service to a completely different level and proved to me that they are nothing but a SCAM and a complete RIP OFF. First of all, when I called Select Home Warranty to buy home warranty, they gave me a high price which I rejected. Then, they started to lower their prices, multiple times, which I rejected until we reached an offer that I thought was reasonable and within my budget. So, I went ahead and purchase their services. Mind you, I purchased their services on November of 2021 and they still haven't sent me the paperwork of anything like terms or conditions. Anyways, around eight months pass by and my fridge starts to have problems. It's not as cold as it used to be. I called the company and they sent out a technician to check it out. He found the issue and said to unplug the fridge to defrost while he orders the parts. A few days later I receive an email from Select Home Warranty offering reimbursement of $185 saying that the fix costs more than the fridge. Just imagine a 6 years old Samsung Fridge which costed me $3000 is costing now $185! Ironically, they forwarded me to section 8 which I never received. Finally I came to understand Select Home Warranty is a BIG SCAM.

DO NOT PURCHASE ANYTHING FROM THIS COMPANY! I bought my 1st house and purchased a 14 month home warranty policy. I have tried to use the policy 3 times and have been denied 3 times. No one speaks English. I was told to find my own company to fix a water problem and to have the tech call them, when he was here, with the "diagnosis and total cost of repairs" so they could then approve it. I did all that and then they freakin emailed me and said the claim was denied and NOT COVERED under my policy but they would sell me a rider policy that does cover those repairs. WTF! Nice racket you guys have going, Mr Joseph Shrem (CEO).

Select Home Warranty, they will take your money and when you call for service they will find the way to tell you that your contract does not cover that part, I have to wait almost 42 days and 2 technicians to hear that the broken part was no cover by my contract and when I prove that they were wrong they said that I already spend the money allowed for the contrat, so do not waste your money.
The service and coverage of these policies is HORRENDOUS. I submitted a claim for a water heater leak- DENIED because of fine print. Toilet leak- DENIED because of fine print. A/C not cooling- Max $150 dollar coverage approved, which was pennies compared to the cost of the repair after they charged me a $70 contract fee and a $60 service call fee, so their coverage barely covered the cost of just getting a technician to come see it!
They take FOREVER to review the claims (1 month+), drag you through endless additional requirements like pictures, service records, dragging the process further. I was without A/C for 1 month begging them to process a claim that they limited to $150.
You know those companies that weaponize the fine print of contracts to get out of covering anything? Select Home Warranty is one of them! They take weeks looking for any reason to deny or limit your claim.
Their policy was the biggest waste of money and time I have had, I did business with them to try to find peace of mind for the maintenance of my home, but they cause more pain, stress and cost. What a horrible experience.
Setting up my home warranty was amazingly simple. I inquired online, an agent called in less than an hour and explained all of my options and I was set up in under 20mins.

New homeowners, do not purchase your home warranty from Select Home Warranty! We bought our house in December 2018, and our AC unit stopped working in June 2019. We provided proof from the previous owner that the AC unit was serviced in August 2018 and was working then, and proof from our home inspection reports that it was working when we purchased the house. We filed a claim, and the warranty company assigned a contractor, but then we got an email from them saying our problem was not covered, even BEFORE the contractor came out to identify the problem! When I called to ask how they could determine this before the problem was even identified, they said that the email was a mistake. Then the contractor came out, but then the warranty company said it's not covered because we have to have 3 years of maintenance records. How many new homeowners have 3 years of records? This is a SCAM! We had paid $1050 for a 3-year policy. Since they wouldn't cover our claim, we then cancelled our policy in July 2019. However, they said this is a breach of contract, and they charged all kinds of fees, and they will only refund $450 out of the $1050 we paid. Again, total SCAM!

When my air conditioning went out this spring, my SHW sent a technician within 24 hours!
Terrible! I called to make a claim on my fridge and they said the icemaker wasn't covered. When I tried to cancel they said I could add the service and they GUARANTEED it would be covered if I pay the extra fees. I did... I shouldn't have listened but I did. They came out to repair my icemaker and then Select Home Warranty wouldn't cover the repair over $150! This is roughly what I paid to "upgrade" my policy and then pay the deductible. Now I've been on hold for hours with them trying to convince me that I'm wrong and are only offering $30 as a resolution.
The manager that "upgraded" my account flat out lied to me and they won't approve my repair.

I had a power issue with thevpower to my AC thermostat, and they sent out to tech to diagnose it. The tech spent no time a total of 5 minutes looking at the system and came to the conclusion that I needed a new system. He never turned in the report and was arrested for a DUI after leaving my house. The owner of the company came over two weeks later and spent the entire time apologizing and said that my system was leaking (which freon leaks are not covered by SHW). That didn't explain why I didn't have power going to the thermostat. I contacted another company who determined that I had issues with my contactor, board, relay, and transformer, but there was no leaking at all. I contacted SHW to tell them about my findings. They refused to accept the diagnosis of the second tech and said they trusted their tech. I asked for them to send a different company to review the case and they refused. Basically, they didn't want to pay for larger repairs that are covered under their policy, so they denied my claim based on a "leaking system", which never has leaked.
I tried but wasn't able to see what address I put on the account. I was checking while I was on the phone with the caller. Btw he called immediately when I put my phone number online.
Owned policy for 10 months; they have a Philippine call desk. The call attendant just uses standard responses for any issue. Had to use policy 3 times. One time I gave up getting repair done after 30 days, they always said they needed another 24 hrs to find technician. They said they couldn't find a business to perform electric repair. Second time used there was a two week delay before I insisted they gave me approval to find my own repair man. During the delay they repeatedly said they needed 24 more hours, I didn't fall for that again. To get paid back they take 30 days plus mailing, total of 45 days. Third time they failed to enter the repair estimate and used the, we need 24 hours to get approval. That lasted for 72 hours, but then they said it was sent for approval and they need 24-48 hours. Over 3 weeks for an A/C problem. There is no escalation process or complaint department. The call attendant will not support any request to speak with a supervisor. Once you convince them to get a supervisor, they return to the line and say a supervisor will call you back in 24 hours. A supervisor will not take any step to correct a SHW mistake. Nothing happens at SHW on a timeline that would be considered at all reasonable. Get used to hearing, in 24 hours...

Answer: After filing 5 claims, and one tech that wanted to pad his pocket resulting in me fixing my own leak in a toilet at my expense after paying their tech. And another tech wanting to get my pool setup for summer at150. More than I already gave for deductible she didn't fix my pump or water line to my pool. Both denied by select home Warrenty. And 3 more that I paid their techs for then had to fix it myself. Now my freezers compressor is out and they took money out of my bank account without my permission after saying they would go ahead and fix the freezer well guess what they declined it. And said it wasn't covered when in the contract it says it is. List all meat and others because of 3 weeks if waiting for them
