Almost every real estate search site is driven by MLS listing information and if you don't list, chances are very good that sites will have different and often conflicting info. Zillow allows one to claim a Zillow listing and put up your own details and photos, but you really need to have every site accurate. Our solution was to list through zerotolist.com, which charges buyers a small fee that we are offering to pay. This instantly cleared up all our internet listing inconsistencies. That being said, the majority of our showings have come from small signs at intersections within a mile of our house, and flyers we distributed to 35 businesses in our area.

I sold three properties on our own. We posted to zillow on for sale by owner. Keep up on the site to keep it up to date. If I remember correctly as you up load your photos you can describe them. The more information the better. If you add a 2% realtor clause you will possibly sell faster and get a realtor to show your house. Good luck.

A short answer would be: YES, of course you can sell your house by yourself. But please get a Realtor (Licensed Real Estate Broker) to help you get your price without (at least) getting frustrated from unknown callers, and "shopping" visitors. DO NOT advertise in the Internet sites, unless you want to waste your money and time.

You can try to sell yourself without a realtor at any time, but you should do your due diligence in finding out what the best asking price should be. You should find out what houses near you with the same/similar square footage of the interior, lot size, lot location and condition. You have to take into consideration market movement, up or down. You should be careful on who you let into your house at anytime etc. As far as Zillow is concerned there are areas where Zillow's pricing could be either 20% higher or 20% lower than their Zestimate's post. They tell you this in their small print. With that in mind it would appear that the efforts of a professional real estate appraiser in your area would be handy. If all of that is too much to deal with contact a couple of reliable Real Estate Brokers for their opinions. After that you can decide with much more knowledge than by going with Zillow alone. Good luck.
