If you have the money and a modicum of intelligence it can be a godsend for savvy real estate investors. I bought a great fixer-upper that I'm thrilled with. It was a little scary the first time. I'm still using Hubzu looking for my next property. Pay attention, ask questions and read the contacts! Get an agent or attorney if you don't understand!
Behind there is a broker that sells out of the MLS. I made my offer, the time of the auction ended. The system said: "congratulations! You are the winner" and two minutes after the system accept another offer $ 500 more higher. The web portal has its own offer to raise the price automatically In customer service they never answered my complaint.
So I dont get it, as I read these other reviews alot of people are unhappy with Hubzu, saying that auctions are rigged or false claims to the condition of the house or square footage or unable to speak with anyone or that they have thick accents and are very difficult to understand, well I want to say I had a great experience buying a house thru Hubzu. Here are some points to take in consideration, first you are bidding on a house that has been foreclosed on so chances are the house probably is not in the best of conditions but more importantly Hubzu is very clear in every single document they say that they do not own the property nor do they make any claim as to the condition of the house, so my advise is go take a look for yourself, if you dont then dont write blame about Hubzu. I won the auction on Jan. 31 2017, closed the deal on Feb. 24, received the deed on March 7, thats 35 days to buy a house folks, lets see you do that as quick going thru a local agent, and guess what else, I never once spoke to a single person, they were all very prompt communicating via e-mail, practically everyday til closing day. So if they all have this think accents then so be it they all typed in english very well. I also used Premium Title Service that they suggested snd at their cost, and again had no. Problem with the transaction or communication with them either, Furthermore I had a cash deal so maybe that sped up the process Im sure, but I want to say in this review that this deal in no way is a scam, and a i will gladly purchase a house thru Hubzu again. One last thing I want to. Mention, Hubzu is a member with the Better Business Bureau and has a 3.8 of 5 rating which is respectable.

The PSA is not available for review before bidding and committing a $2,500 deposit, yet if I win the bid and do not sign a contract (PSA), which I don't know what it says up front, I lose the $2,500.
And if I lose, you keep the deposit for an extended period, per the other reviews.
It's just a poorly executed model that is all in the seller's favor.
The highest bid doesn't necessarily win, the seller can pick a lower bid. You can be the only bidder and still not win. And you hold a $2,500 deposit on terms that are not known. Yikes.
No wonder there are so many bad reviews.

They will run some auction literally 50 times trying to get over retail value for occupied? Most of these homes have gutted interiors, so bid wisely!
Tip for consumers:
Don't waste your time, but if you do bid, bid as if the property on the interior is gutted to be safe
Recently won the bid on a property. Had a title search done out of my own pocket because hubzu/altisource/premium title/OCWEN are all affiliates of one another. SHADY!
Made MULTIPLE attempts to contact hubzu's listing broker (unsuccessful), made multiple attempts to contact hubzu's document processor (unsuccessful). Hubzu electronically emailed the Purchase Sale Agreement with the WRONG owner listed as the "seller" of the property. RED FLAGS!
So I questioned the name being given versus the actual deeded owner, got no response. Sent them proof that there was an outstanding lien for $21K, finally someone emailed me back, they stated "seller will pay", then they followed up with another email several days later saying "seller will not pay".
BIDDERS BEWARE - there are disclosures in the PSA stating that hubzu has the right to KEEP your escrow $ even if THEY cancel the sale.
THIS ENTIRE COMPANY IS A SCAM! Do your homework and read reviews prior to bidding - they're accurate (wish I had done this prior to bidding). :(
