If you have the money and a modicum of intelligence it can be a godsend for savvy real estate investors. I bought a great fixer-upper that I'm thrilled with. It was a little scary the first time. I'm still using Hubzu looking for my next property. Pay attention, ask questions and read the contacts! Get an agent or attorney if you don't understand!
Behind there is a broker that sells out of the MLS. I made my offer, the time of the auction ended. The system said: "congratulations! You are the winner" and two minutes after the system accept another offer $ 500 more higher. The web portal has its own offer to raise the price automatically In customer service they never answered my complaint.
At first I always avoided Hubzu auctions, then I had to use them for an investor client. I was very impressed with the customer service, respect, and promptness they showed. Yes they have their ways of conducting the auctions, but once you know how it works and adjust your expectations you realize that its actually a great place to find good deals on houses. And they actually care about customer service. Total surprise!
Why do you give everyone the same answer."give us contact number and we will call in 2-3 days.". They have already given their number and called numerous times. Take care of these people. NOW... I am potential buyer. But will not buy until you take care of my fellow Americans... give that person their $1000 deposit back. Be careful we might all get together and file charges..

I reviewed this company earlier. I will add that after submitting the high offer, which they rejected, they accepted a lower offer following two more auctions. I would question not only the ethics of this organization, the business acumen. If this is how the bidding process is handled, one can guess any additional dealings with purchase agreements etc would be handled in a similar, unprofessional manner.

Two properties I have brought to my buyers are either told they have to pay much higher title fees or close with their co., Premiere Title. Premiere, it is not! Both properties had to be closed with their title co after rehab as local title companies said title was not clear from the initial purchase through HUBZU. I still find some deals but we close with outside title companies and the process is exhausting due to zero due diligence on the seller side to even check title before listing. One I am trying to close right now has had fines accruing for 1,189 days! That is insane! I am very persistant and patient, but this drives me nuts. Zero competence.

I bid some property on Hubzu behalf of my client. It is pretty simple but lot of people don't understand how does it work? They keep bidding and messed up. End of the day they never got approved finance or not capable to complete the transaction. Hubzu clearly mention on website that cash or conventional loan accepted. There is a lot of fees beside your bid price including buyer premium, technology fees, inspection or city inspection fees etc. These fees don't count on bid. Lot of bidder think only bid price is final price no other charge like traditional sale. Most of property has buyer premium 5% on bid amount. You must send deposit once you become selected bidder. You can't do any work or change on property if appraisal required to get mortgage. FHA loan always needs to do something including electrical or plumbing related work.
I really need to give this site a zero, I was suppose close on my transaction for 6 months now. The house has been broken in three times since my offer. The listing realtor is some where in GA, the title company they hired no clue what they are doing. They are in a completely different country, no one answer calls, email... please please do not waste your time on this site... complete fraud... someone need to shut them down, the listing realtor is some where in GA doing business in NJ, with a GA number. They need to be looked at.
Beware of this company. I have also filed a complaint with FANNIE MAE. This company is as inept it's neglectful. They are extremely difficult to contact, no one know anything or can do anything to resolve issues. It's simple Hubzu took a $500 deposit to place a bid on a property. I won the auction, the $500 was never transferred to the closing. I have been asking for a refund that no one is able or willing to provide. I am filing a complaint with Georgia Attorney Generals office.

I read a lot of the reviews that are on line, Hubzu looked like it might be a scam. I decided to go forward with a bid and see what would happen. The long and short of it is that we now own a new home. This by far was very easy to do with there auction. The best piece of advice I can give is follow there instructions to the letter and you will be closing on the home on time as described in the auction rules.
We participated in one of their online auctions through our Realtor (1st mistake as you as buyer cannot see what's going on, only Realtor had access). They disclose next to nothing about the property, even when it's legally required to do so. And then when auction ends and you discover the glaring issues with the property and get out of the deal, they relist it again and repeat the same game, still not disclosing the major fault with the property that made us walk away. We have watched the same property go through 2 more cycles now without hitting the price they want, and still not seeing the Report thats on file with the Town listed in the attachments to the listing.
Very deceptive business practices in my opinion.

I have been the high bidder on a property at least 4 times (same property)... They keep raising the buy it now price... I called the number on the site, thinking I was calling Atlanta, Georgia.
Stephanie McCall is listed as Broker on the web page for this property.
After talking to this guy on the phone I asked him where he was and where I was calling.
He said "Manilla" I rest my case!
How do these people get away with this.
They helped me with a somewhat complicated property issue and I got the answer in a call back in a very reasonable time frame. I really appreciated their quick response so I could help my client make a better decision. I am a very experienced REO real estate broker, I know how to deal with all the problems in making offers on the HUBZU.COM website. Experience is the key! ******* Maple Chase Dr Boca Raton, FL ******* was just sold for $450,000 however no where does it mention there is an $80,000 golf membership that also must be paid for plus restaurant fees and HOA dues. When I called to ask they had no answer. What out for them they are did not mention the $80,000 to trick a bidder.
Another house I was the high bidder on I found out the pictures of the kitchen were before they were removed. They are not honest and beware so you do not get ripped off
I was trying to buy a property on one of the auctions and all ways was been outbid by someone else. And the funny thing about it that the reserve was met so basically the property is sold. But no the next day it was released for sale again. That happened to me 5 times on Hubzu. Btw I have noticed later on that the fake bidders are always the same Name initials and always beats on all the properties. So basically good luck buying or getting a good deal on Hubzu.

It took me all day to do auction online until last minute I was the highest bid but turn out unsuccessful bid because the bank said the not what they want for the house. This is the first and last time I do this just wait my time for nothing. It is very stupid company

This is not always the case. Reserve price is one factor that may prevent the highest bidder from winning the property. I just bought a house through Hubzu and experienced none of the problems I had read about. I was very concerned going into the process but it was a very straightforward transaction with no surprises and a lot of support from Hubzu.
I won the bid and everything proceeded along quickly and hassle free and we closed in 22 days. They provided me a contact sheet and answered every email and phone call promptly and efficiently. They were very clear with deadlines and expectations.
I kept waiting for problems or tricks, but nothing. I had a good lawyer working on my behalf and found the process very professional.
They were very clear that the property was "as is" and i knew what I was getting into. I feel like we got an incredible deal on a great house and hope that others have as smooth a process as we did.
Hubzu was easy to work with. Great customer service. Just don't like the bidding process. They really have no idea how much the house is really worth in that area based on its condition. Most of them are overpriced and you have to bid on it for months and months. Wish there was a easier way to purchase these house that, some are in very bad condition and just get worse as they sit there for months being bid on.

Very robotic. You're not dealing with an agent; there is one, but never available, though several tickets were created for a return call. Worst experience. Put over $6000 deposit and they wouldn't agree to a two week extension for the mortgage. The deposit had to be wired within specific time frame, but is being returned via check... which hasn't arrived yet, has been 2 weeks so far.

This is one of the worst real estate auction sites hands down! They have a "last 15 min" rule, which basically means bidding keeps going on and on, in 15 additional minute intervals, if anyone places a bid in the last 15 minutes... plan on staying up until midnight in some cases. Then they set the reserves so high that even when we were the highest bidder we didn't get the property and then they send out a "back-up bid", to ALL bidders, saying what they really want for the property... thx again for a complete waste of time! The only reason I gave them a ZERO is because they don't have negative numbers or a button I can push to simply blow up their site on the internet with after dealing with these morons.
The most respectful and helpful company I've ever did business this. They are soft spoken and very interested in your needs. I've never spoken to a business like this before. Just call them and you will see for yourself. Unbelievable kindness! They have to be Christian. I can't express how pleased I am with this company.

It's a nice website to buy below market rate real estates. However, I wish the site can allow you to choose the state and cities that you want. You still have to work with a local realtor though if you want to see the property. Customer service is great as the reps answer your questions completely.

Sadly, I read these reviews after I made an offer. AltiSource is the company that was suppose to be the seller's closing agent. They rejected my closing agents deed five times. It has been over six months since we closed on that transaction and the still haven't paid the unpaid sewer bill.
If I said that they suck, I would be complimenting them saying that there was some level of performance. Given a choice of dealing with them again or the IRS... an audit does look so bad

Hubzu is a waste of time. First and foremost, bidding means absolutely nothing. Even if you are the highest bidder, they can pick someone else so don't keep bidding on a house. Also, hubzu will bjd against you just to raise the bid. It also takes forever to get any reply. Try to call Hubzu and see how much information you get. We were the highest bidder. We got a call after 3 weeks saying they had a lower all cash offer. They asked if we wanted a "back up offer" which we declined. Literally in less then 48 hours, the house went back up for auction. Hubzu also has outrageous "fees". Save yourself a headache and bypass anything that uses Hubzu.

Bidding means nothing. Their site will even tell you the same.
