“Great site for discounted properties.”

If you have the money and a modicum of intelligence it can be a godsend for savvy real estate investors. I bought a great fixer-upper that I'm thrilled with. It was a little scary the first time. I'm still using Hubzu looking for my next property. Pay attention, ask questions and read the contacts! Get an agent or attorney if you don't understand!

“Fraudulence”

Behind there is a broker that sells out of the MLS. I made my offer, the time of the auction ended. The system said: "congratulations! You are the winner" and two minutes after the system accept another offer $ 500 more higher. The web portal has its own offer to raise the price automatically In customer service they never answered my complaint.

OMG! My first and last experience with this place. Firstly, they lure you in with what seems to be great deals on foreclosed homes. Then when you read the T&C's and the "Sample" Purchase Agreement, you know you probably need to run. But, if you are a person that works hard to check things out, you begin to think that maybe you will be ok on a purchase. So, ok, you run around and waste time and money getting documents and think you are ready. Next thing, you try to get your bid in and WOW, to place a bid you have to choose between cash and financing. Guess what! If you choose cash, they insist on naming your attorney and title company, and if you say, well heck I don't want that -- then you change it to financing, and on the next screen you have to fill in all the details about who you are choosing, down to the color of their fingernail polish. All this to place a BID, which you know will probably be exceeded in the next second. Stay happy -- don't do it! Gigantic waste of time and effort!

I was the only bidder with I guess some technician from Hubzu. THE AUCTION NEVER ENDED. IT KEPT GOING TO UP THE PRICE I ASSUME THE BANK OR HUBZU MUST HAVE A FIGURE IN MIND AND ONCE IT REACHES THAT AMOUNT THEN IT BECOMES AN AUCTION.

Price of home on HUBZU not same as MLS. Of course you are excited to make an offer at a lower price as reflected on HUBZU but its only there to drive the price up towards the listed price. Complete waste of time and should be reported as fraudulent. You need to contact an agent anyway to make an offer and thats when you get the truth about what you could expect to pay and its NOT the price on HUBZU. SCAM.

Do not waste your time. It is not an auction unless the price goes over asking price. If not then they try to make you think you are still in the running. Just a bad way to sell a house!

This company is not responsive and quite frankly is in the verge of of being deceitful in their business practices. They partner with Real Homes and both companies are unethical.

And shame on US BANK and other banks working with this scammers. 5 times I won the action with the highest bid and after the last one they email me house is under contract with someone else. HOW COME IF I WAS THE HIGHEST BIDDER?

Thumbnail of user altisourceo
Hubzu C. – Hubzu Rep

Hi Claudia,

We are sorry that your experience during the auction did not meet your expectations. Because many bidders may have experience with traditional auction formats, a Hubzu bidder may think they have won the right to purchase the property because they have the highest bid. This is not always the case. Reserve price is one factor that may prevent the highest bidder from winning the property. A reserve price is the minimum the seller is willing to accept for the property in an auction. If an auction ends without the reserve price being met, and no selected bidder is declared a winner, then the seller reserves the right to accept a lower bid, negotiate with a bidder, or propose new terms to the bidders. It is important to note, it is also the sellers right to simply relist the property for auction again.

If there is anything else we can do to provide you with more information regarding auctions or assist you in future properties, please don’t hesitate to contact us at Hubzu Customer Care at 855-882-1314. We thank you for the opportunity to respond to your concerns and hope to meet your expectations in the future.

Thanks,

Ok. I bought my last house through Hubzu and although I didn't feel like they were very on top of their game as far as professionalism, my bid was accepted about a week after the auction ended and I was very happy with my purchase. Here it is 3 years later. A House comes up in auction for $617. Cash no financing. It is occupied and in a gated community so being sold cash. As is. Sight unseen. There are NO PHOTOS. This is a total grab bag purchase for over a half million dollars, So. As would be expected, Noone bids. It comes back up a week later for $623. No one bids. Two weeks later I am ready to bid, and it is now minimum bid at $628,, 11 higher than the last two times it didn't sell. One bid came in at $628 so I had to bid $633. Now the bids are pouring in. It gets up to close to $800,000 After 5% is paid it will be $850 cash to the buyer. CASH. SIGHT UNSEEN. WITH A POSSIBLE LONG TERM EVICTION. The house is worth about $775 tops on the open market, in a traditional sale IF it is in decent shape. I was floored that someone would pay that. No way was I competing. The house supposedly sold and I received my deposit back. The next day I receive a notice that the house is relisted and would I like to bid? It is now $619 and it has been 2 days and no bids. You tell me?

Hubzu C. – Hubzu Rep

Hi Jennifer,

We are sorry that your experience during the auction did not meet your expectations. Without knowing the details of your situation, it sounds like you may have experienced bidding on a property under "Special Servicing Conditions." This means that a third party financial institution is involved and that bid approval is not guaranteed and may take longer than usual as indicated on the disclaimer section as well as in our FAQs section: https://www.hubzu.com/about/faq.

We also understand that at times, some auctions or bids may appear unusual to the bidder. Rest assured we work very hard to ensure only legitimate and serious buyers are bidding in Hubzu auctions. Our Buyer Verification Program as well as our Bid Deposit Program (select states only) were designed to address these concerns and protect all parties involved. In addition, we absolutely never place bids corporately or on behalf of the seller. To learn more about these protective programs, please visit our FAQ page https://www.hubzu.com/about/faq on Hubzu.com or feel free to contact Hubzu directly via phoneat 855-882-1314 or chat. You may also reach out to us at customeradvocacyteam@altisource.com for any other concerns.

It's not a serious BID/Auction site. You can't win even you have the highest price. You only can win for a price that seller finally asked - Just like a real estate agent. Don't wast your time.

Thumbnail of user altisourceo
Hubzu C. – Hubzu Rep

Hello Mike, We take our customers’ feedback very seriously and Hubzu is committed to providing a fair and transparent experience. When an auction marketing cycle ends, the seller, and not Hubzu, determines if they wish to select a bid to proceed with. In some cases, the seller may opt to re-market the property in another auction marketing cycle if the reserve price (the minimum the seller is likely willing to accept for the property) was not met or a bid/offer did not meet the seller’s criteria. Or, the seller may accept a lower bid or negotiate with a bidder. However, please keep in mind that regardless of the bid/offer amount or whether the reserve price is met, the seller has full discretion on whether to accept any bid or offer.

If the seller decides to remarket the property in another auction, we encourage you to bid again regardless of the amount. You may be able to negotiate with the seller after the auction marketing cycle ends. We apologize for any misunderstanding and we hope this information will better assist you in future bidding. If you have any additional questions feel free to contact us at customercare@hubzu.com or call us at (855) 882-1314.

When I tried to reach a supervisor, the contact I did have ( not supervisor) told me time was expired at 24 hours, contact for bidding says 48, told me bid was rejected due to us no signing long before 48 hours, said I wanted to speak to supervisor, no contact, dont answer phones, cant get an answer, wont allow inspection required to allow the loan, then charge me 1 k to bid anyways, house relists every few weeks due to these issues, DO NOT DO BUSINESS WITH THESE PEOPLE! TOTAL SCAM!

My family put a reasonable bid for a home listed on Hubzu. We won the Bid! However Hubzu has decided to cancel the bid and put it back on auction again even after they accepted our bid. Yes, I have the emails to prove it. I WILL NEVER USE HUBZU AGAIN. WORST SERVICE EVER!

If I could give them less than 0 I would! The property we were interested was up for auction and we were the high bidder, great you think to yourself but then here comes the "submit your best and highest bid" starting at $20,000 more than what your "winning" bid was! Well we didn't bite, so up it goes for auction again, we don't bid and neither does anyone else. 4 days in the auction is pulled and then it goes to a "preview" and bidding will begin again at 10pm EST. Well this goes on for 4days and nothing happens the bidding start date just keeps changing then BAM, it goes up for a traditional sale! We are thinking this is great, no buyers premium just closing costs. So we put in a reasonable offer and wait 3 days and they send an email with a counter offer $15,100 higher then our offer and give us (according to their own instructions) 40 hours but no less then 24 to either accept, reject or counter. After 3 hours just before we can counter they take the listing down and put it back up for auction! If I knew who we could contact to shut these folks down I would do it in a heart beat! They play by their own rules, obviously no one is monitoring their activities and I find it questionable that someone has a brokers license in every state except one and you will NEVER be able to speak to that listing agent, I'm not even sure they exist. Our advise, just RUN!

I have been a real estate broker for 16 years and I have NEVER dealt with a company like this one. The guy I worked with was John J and even though we needed LITERALLY needed a week extension to close he refuses to do so. Why? Because they took 6k of earnest money on an 84k deal. So even though we have an approval and due to TRID guidelines can not close they have shown absolutely no mercy. Every deal I have work with this particular guy on has been a mess and all I can say is beware because sue it seems they just want to steal the earnest money and sell the house to someone else.
