Behind there is a broker that sells out of the MLS. I made my offer, the time of the auction ended. The system said: "congratulations! You are the winner" and two minutes after the system accept another offer $ 500 more higher. The web portal has its own offer to raise the price automatically In customer service they never answered my complaint.
Easy bidding and good inventory with responsive and professional staff. The site was recommended to me by a good friend of mine who had purchased property from the site and was very satisfied.

After I had submitted and won the highest bidder on a home, mysteriously a higher bid came in the got the property. It's a hidden auction with hidden buyers!

Or, the seller may accept a lower bid or negotiate with a bidder. However, please keep in mind that regardless of the bid/offer amount or whether the reserve price is met, the seller has full discretion on whether to accept any bid or offer, including the Highest bid.
If the seller decides to remarket the property in another auction, we encourage you to bid again regardless of the amount. As a Active Licensed Realtor, I won a bid on a property, acting as the buyer and principle, requesting a referral/commission, which they agreed to pay. However, the problem came when they wanted me to buy a property without obtaining a PA, county required Certificate of Occupancy Certificate prior to closing, due to uncooperative owner occupants. However a "no inspection contingency", with a "do disturb the occupants" but the county says that the Certificate of Occupancy Certificates will be obtained prior to closing. When I could not get the occupants to cooperate with the occupancy inspections, they wanted me to close without the inspections. When I said no, I will not do that, they became upset and threatened to keep my earnest money deposit, however, due to me know how to articulate the fact of the occupancy certificate and inspection, they decided to suspend my account for three (3) months because I refused to close without obtaining the certificate occupancy inspection. Once I provided supported documentation and justification for not closing on the property, they sent my earnest money back, however, they did suspend my account. I think they need to remove all of the occupants prior to placing the properties on the market and not expect buyers to assume the responsibility of evictions and/or occupancy inspections.

You can win a auction but then if they don't like the price auction for then they will just put it back up for auction again so even if you win you really don't win

The house bidders are fake, until a real fool gets the highest bid. When no fool appears, of course the fake'bidding war' will restart on the same property. That's how it works on hubzhu.
People from Hudzu bid against you if sell price is not where they want the house to go at. They try to hide major problems with the house. I have seen this in person. I was bidding on a house. On one visit I looked into the well head. You could see the pump the pressure tank. Looking closer you could see the pipes were split from being frozen. After a bidding war with Hudzu workers the house was under contract ( as they say but not really) this has happened 3 times and it goes back on auction. I went back to look at the house. Looked into the well head. They filled in well head with sand right over pump and the cracked pipes. The pump can not run with sand over it. So beware of this company!
They are forcing the price to sell at $300,000 instead of $195,000. If you look at the numbers they can afford to pay the taxes on the house for a year or 2 at less than $4000 a year. At a higher sell price they make up taxes.
Since they have control of the bidding if they don't like the sell price Hudzu will bid against you to push the price up. They will win the bidding. Say the house is under contract and the next month it will go back on the market.
The house I was bidding on this has happened 3 times with them trying to hide the frozen pipes the last go around.

Attempted to buy three different properties separately to see if first experience was in fact common practice. It was. The a scam is the auction which attracts buyers in hope of getting a deal when in fact the auction simply LURES buyers whom already have a vested interest in way of a deposit (needed to bid). Each time I had the highest bid and won the auction and each time I was told the bank refused the deal and was told I had to pay between 80-120k more for each property. Then they try and force you to sign a purchase agreement that's completely one sided and makes it nearly impossible for you to close. For instance; if your new offer for new, higher amount state a time frame to close the clock starts the day you make the offer...not the day it is agreed upon by all parties (the date the purchase agreement is signed by all parties). Hubzu is simply designed to trap the rookie real estate buyer in a situation where they either lose their deposit which you never get back. Also, you can never reach anyone from Hubzu of the realtor. And you may note the same realtor supplies all the property. This is not an auction site...its a bate and switch. We are referring site to the Massachusetts Attorney General.

I was watching this house for 6months since it went to foreclosure.
I bid on a house, I was the highest bidder & won the bid but, they NEVER sent anything to the sellers/bank.
I contacted the seller/Bank and they NEVER received a contract nor anything on that property.
We got an email stating we won, and then another saying we are not the highest bidder and they sent us something that was not my bid amount.
Try get someone on the phone NOPE...
After My kids & I was so excited waiting to do the closing this is what I get.
Property came back up on a new 6 day auction. They said they think they can get more $$ and for me try bidding again.
Don't waste your time. It doesn't matter if u win or not. Even if a reserve was met. I even offered more money for the property. BUT, THEY NEVER SUBMITTED MY OFFER TO U.S. BANK. I'm not an attorney but isn't that illegal?
I have noticed later on that the fake bidders are always the same Name initials, fake bidders on all properties on site as the starting bidders P... P..., J... C... and G... F... they have faulty bidders to push the price up.
So basically good luck buying or getting a good deal on Hubzu.

I was informed on Tuesday evening that my client was awarded contract via back-up offer. As requested by Hubzu, I entered the contact information yesterday around 4:15. As I started entering the information, an Hubzu agent whom I had spoken with earlier as well, called and asked if I needed an extension. I told her that I was presently entering the information but sure give us the extension just in case. Then she told me to stop entering because the link I was using is no longer going to be valid. I explained that I had entered through the Website, not the link and she said in that case, I should be OK to continue entering the requested information. And can even recall that the last screen before clicking the submit button said to make sure all the information is correct because I will not be able to change it later. All was good and I submitted it and got confirmation on the screen that it had been submitted.
So then I wake up the next morning to an email stating that we were no longer eligible for the property. And not only that, I was not even able to locate the property on the Hubzu site. (Huuuum?) So this matches a lot of the complaints that I've read about Hubzu and am very disappointed. Seems that someone else might have presented a higher back-up offer and instead of honoring what was communicated to us, you went with another offer.

We won our bid on Hubzu after they put a $1000 hold on our credit card. Their contract says when you pay your earnest money your hold will be taken off. They never switched contract dates as we asked. We needed a code to go see the property, this had to be sent to our Realtor. So after weeks of asking for it, we never got it. The contract dates were never changed. We didn't sign the contract because they couldn't seem to do anything on their side of the contract. They just kept sending us the same contract that they never changed, 3 times a day and never gave the Realtor any code so we would see the property.
A month later and they didn't return our money to our card. They took off the hold and actually charged us for their inept, stupid process. I have filed a complaint with them, and disputed the credit card charge. I will be going to the BBB and attorney general next.
They will respond with the same copy and paste message that they have for everyone else. I will keep reporting and leaving bad reviews until they put my money back

Hubzu is horrible! They are very unprofessional. I placed a bid on a condo and everything was going smooth. UNTIL, we had to give my lender the HOA name. They had no idea who was the HOA. Also, the listing for the property was completely wrong. The listing was misleading stating that it came with a garage and it was two bedrooms. Thanks to my realtor that did their job! He found the name of the HOA and also found out that it was an illegal two bedroom apartment. We were expecting a lower price for the condo since it had so many errors in the listing. They had me waiting and waiting. The listing agent Maria M. Did not do her job and they said they contacted the HOA. I called the HOA and they never called to figure out the details of the property. In the end they canceled the whole deal. This was the worst experience ever! Please do not work with this fraud of a company. Thankfully I received my earnest money deposit and it was because I stalked them everyday demanding it. DO NOT DO IT! If I can give no stars I would!
I went against better judgement and tried to buy a property on hubzu. I was the winning bidder. Tiume to celebrate right? Not so fast. I received an email about every other hour asking me for my deposit. I didnt even have the docs yet. I received docs and signed them and i get 3 emails a day asking for the deposit. I call back and ask them to please answer my questions and let me review the clear title work. They do not answer any questions, tell me they do not have title work and once I give them more cash, they will run a title check. I asked them to show me in writing that if there are title issues, my emd would be returned. They demanded my EMD another 7-10 times via email and never supplied me with what i asked for. I send them a nice email saying I am uncomfortable proceeding to do business with them since they could not answer a question nor supply me with title work for review. They send me a nasty email saying they will charge my credit card for the buyers premium because i didnt close. LOL. Who in their right mind would close on a house with this company? They would not even provide a clear title when asked on a number of occasions.

The bid deposit is a hold placed on your credit and not an actual charge. If you are not the selected bidder or your bid is not "under review", the hold will be removed within 4-7 business days after the auction cycle has ended. If you are the selected bidder, the bid deposit will be released once we receive your signed purchase and sale agreement (or PSA) and we receive confirmation from the third-party escrow agent that your earnest money deposit (or EMD) was received within the required time frame. Please allow 4-7 business days for the hold to be removed after both the PSA and EMD are received.
The bid deposit hold can become a charge on your credit card if you are the selected bidder and fail to fulfill certain obligations. If you are the selected bidder and you fail to deliver the purchase and sale agreement and the earnest money deposit within the required time frame, the hold will be converted into an actual charge on your credit card in the amount of the bid deposit hold.
