I was skeptical because I just happen to come across Vacasa. From beginning to end, me and my sisters and Mom had a great time. It was easy to use and they were very responsive to any questions that I had. I'm using them again in April for my next trip. These are individual homes, condos and apartments.
Rustic River Paradise in Baring WA. Booked via Booking.com it is however a Vacasa managed property. The place was too dirty/falling apart to stay at with kids (and massively overpriced at over 200$ a night for a quiet rural area) so we went back home - not quite the summer vacation plan we were going for. Vacasa absolutely will not refund or come to any other agreement. As they are currently treating customers who booked rentals that may not even be standing after the Hurricane the same way I guess that's not a surprise. They also claimed to Booking.com (and the BBB - filing a complaint at the BBB is also entirely useless) that I turned down their offers, they made none. Avoid anything Vacasa managed.
1803 was absolutely beautiful! Pictures they listed were exact. The view was beautiful. The unit came with everything you would possibly need. Loved having the washer and dryer. It's nice going home with no dirty laundry. Vacasa was very prompt with text messages with our arrival wondering about the cleanliness. Very prompt with emails and check out instructions. They did say that they will be down one elevator coming up soon. I could see that as a problem. Sometimes you got on the elevator quick, sometimes you waited with the 2.
The pool and hot tub were very clean in the morning. It's too bad the ladies have to work so hard every morning because people don't follow rules about rinsing the sand off before getting in.
Beware! Do not use Vacasa. Booked a very expensive large home for a week. Was charged $700.00 to heat the pool affter I had paid for the home. The pool heater was broken, confirmed by the repairman who tried to fix it. Vacasa refused to credit the $700.00.
No key for ski locker, wi-fi password didn't work, let them know this on check in and nothing but apologies all week. Driver of the shuttle van was rude and verbally abusive. The on site office is closed, no one local to help.
Where do I start with VACASA? Everything about their operation doesn't work. The service is non existent. We were locked out of our apartment twice and had to wait an hour each time to gain entry. More seriously, the carbon monoxide alarm in our property was triggered but it took VACASA three days to arrange a safety check. Three employees completely ignored their responsibility to check this. Highly dangerous. Nobody responds to emails and their text system that they try to force on you doesn't work. A dangerous shambles of a company.
I booked an Airbnb rental for a week over Christmas 2022 and the new year 2023. As a victim of Southwest Airlines' massive flight cancellations, I was unable to make my reservation and had to cancel. I was only refunded taxes and the cleaning fee. Vacasa Oregon's regular cancellation policy requires a month in advance guest cancellation for only a 50% refund. I reached out due to my extenuating circumstances, but Vacasa Oregon gave me no consideration and no relief, not even a 50% (or less) refund. Airbnb didn't stand behind their own extenuating circumstances refund policy either. If you book with this company, you better get the insurance, but I don't know if that would really be helpful.
False advertising- Pets Allowed does not mean you can bring pets. Switched the place where we rented to another place without contacting us. Only with persistent nagging and getting a stop payment on our credit card did they give us a refund.
Total lack of communication and no customer service save yourself the time and money. Book with someone else have called 25 time 15 emails and Vrbo has been unable to reach them as well they were quick to take money but never delivered on there end please beware of this company!
Rental is poor condition. Vacasa did not address concerns/issues and merely transferred us to leave messages. Unit had a broken porch door to the ocean did not lock on top floor, broken items inside, no items (pots/pans) to cook meals, dirty linens and more that sat outside all week obstructing hallway, no closet space as it all filled with junk, furniture in disrepair, a broken screen door and was dirty with dirty dishes stacked in cabinets. Nobody cared about experience nor safety of children present.
Thank you for sharing your review with us. We are so sorry to hear about your experience renting from us. We take our guest satisfaction seriously and strive to make sure every guest feels comfortable, taken care of, and as valued as we possibly can and we regret to hear we've missed the mark this time. Your feedback has been passed to the local manager so they can ensure that the home is cleaned to our high standards and that all maintenance concerns are addressed promptly and appropriately. We have to have another chance to better impress you in the future.
VaCasa provides sub-par property management. When my unit was being painted, they were to check to make sure it was painted properly. Below are photographs of what they approved. There is no management and high turnover for the owners' representatives. I would never use them again.
Hello, Danna, we are extremely disappointed to hear you were not happy with our service while working with us. We do have a specialty team ready and available to our owners at all times if any issues or concerns arise. We are truly sorry that we dropped the ball this time and will use this feedback for training purposes. Thank you.
Vacasa cancelled our vacation rental one hour before check in. 8 family members and all adults arrived early in the day only to find out their unit was not available. It was under construction. How on earth did they not know that way before we spent money on flights. When I got home and shared this story with my sister in law, she said she had the exact experience but thankfully it was a week before she got to her destination. They do not care about you, your family or your vacation.

Hi, Lisa, thank you for your review, we truly apologize for the last-minute cancellation of your reservation. We make every effort to honor each of our guest's reservations, but there can be circumstances that mean we can no longer safely host a guest. In those instances, we work to provide an alternate home for the dates of the guests' stay, work with the guest to move the dates of their stay, or provide a full refund as available. We sincerely apologize for the inconvenience, frustration, and disappointment that this has caused and we hope to have the opportunity to host you in the future.
I'm pretty good when it comes to planning vacations, but I out did myself this time. THIS PLACE was amazing and set a new standard for how we vacation. The house was perfectly located, very clean, and well appointed. From the bedding, to the dishes, to the appliances, even the coffee cups. They left no stone unturned. They even had chip clips for large bags of potato chip. Who does that?! Since I've been back home I've been looking for larger houses as now other family members want to join us this year. But, nothing even comes close. THIS PLACE was amazing!
Thank you for your review, James! We are so happy to hear you enjoyed your stay and had a wonderful time with your family. We look forward to hosting you again!
After having our reservation for a 5 bedroom house cancelled due to the owner deciding they no longer wanted to rent their property through Vacasa, our family ended up having to be separated in 2 condos. When the reservation was made it was a noted requirement that it had to be handicap accessible. Had I not brought my rails and shower seat from home it would have been impossible for me to safely use the bathroom or get a shower.
This review is strictly on Vacasa, the property it self was nicely decorated and was very well maintained.
After driving 12 hours, our Vacasa home was filthy and had limited bedding. It took six people cleaning for five hours before we could go to bed. My husband and I slept on a king covered with one twin sheet. My children had to cover up with beach towels. I contacted Vacasa and no one called us back that night. Actually, no one called us ever. They did drop off some bedding the next day. I ended up having to contact the homeowner, and she can't even get anyone to call her back!
In 2 months, over $800 in damages to our home from vacasa renters. Vacasa did not screen guests not did they inspect for damage each time renters left.
When I arrived, I discovered 3 missing door knobs, broken tile, broken washer, toilet paper roll torn out of wall, stained carpet, etc.
Vacasa had not informed me of any of the damage prior to my arrival - and refused to pay for all the damage done by their renters.
N addition, guests contacted me over missing pillowcases and towels. Vacasa said "they ran out" -/ after I paid $450 for linens 2 months prior.
Will happy to provide more details and speak with vacasa if they wish to correct a very poor managed ski rental area.
Tip for consumers:
Don’t use vacasa to rent out and manage your home
Cathy, thank you for your feedback. We sincerely apologize for any aspects of our property management services that disappointed you. Please know that this is not the typical standard our homeowners can expect when on contract with us. We have dedicated agents that screen each booking as we are committed to ensuring guest and owner satisfaction. We highly encourage you to reach out to our Owner Support team so that we can ensure that even if you are no longer in our service, you are satisfied with the resolution and ending. Thank you.
4 hours into our 8 hour trip to our reserved location, reserved for months prior to out trip, received a text letting us know our rental would not be available due to maintenance issues. They offered us a replacement cabin that was in the middle of nowhere and given we had already travelled 4 hours, taken time off work for this, we had no choice to accept the cabin they offered. When we arrived at the replacement cabin there was trash everywhere, which took them 2 days to clean up. All the ceiling fixtures had cobwebs and had not been dusted for a while. I will never, and suggest you do also, avoid making any reservations with this company.

Got to our vacation rental in Mammoth, CA 5 hours ago. There is potentially a safety issue with fireplace so we called the customer service number which is routed to a call center in India, or somewhere else. Several hours have gone by and no one has come to check it. No texts or info. Call center can't do anything other than start a ticker. Pathetic, terrible service.
Vacasa offered the Daytona Resort with 3 pools, Deck side bar, restaurant, all the amenities you want on a beach side vacation. What we got was destruction from last years storms. The pools were empty or green, the deck area had huge holes and tiles scattered everywhere, the sea wall was partially broken and falling. The whole area was taped up and closed. When we complained that it was not as advertised, I was told the pool and outdoor areas are not considered amenities so I would not receive a refund.
Bedbugs. There was evidence they treated and acted like we were crazy. I had to fight multiple times to get my refund. Then they cancelled the reservation so I can't leave a review. I'm covered in bites. My 10 month old found the bedbug.
Vacasa is the worst! If you book your travel through Airbnb, etc make sure they are not the agency listing. They cancelled my Airbnb 3 days before I traveled to Hawaii with 12 family members. They said the home I rented was under construction but indeed it was just over booked. They were rude and completely useless in helping me find a new home! Stay away and read reviews and like I said if you see Vacasa run fast! I would give is no stars if I could!

I rented a home in Galveston for a family vacation, when we arrived the AC was out! 115° out side, late June! We didn't complain much, I mean things happen. They offered me a refund for that one night. Great! 2 and 1/2 months later, multiple text, promises and still no refund! And now won't answer! Not happy! And not good business! Will not use Vacasa again nor will the other 10 who came with me!
We rented unit #203 at the Admiral Quarters in Orange Beach, Alabama for two weeks beginning on March 4,2023, a Saturday. The following Monday morning, our breakfast was interrupted by construction "drilling" on the floor above us. I immediately called the local Vacasa office and they represented that they would look into it. No one ever called us back. A week later, the drilling resumed and I once again called the local office. I was told that they could not do anything and that it was up to the owner to perhaps provide some kind of rebate. I asked them to do that on my behalf. No one ever got back to me. The drilling continued for additional days during the last week of our stay. On April 3, I followed up with the local office and provided video of the disruptions during our stay. Again, there was no response. Obviously, Vacasa has no interest in meeting and/or solving their customers' concerns. I couldn't even find a corporate customer service number to call.
That's what I was told & you would be better off sleeping outside taking your chance with bears than trying to sleep inside the expensive unit you paid for- I walked in & it was over 91 degrees- no effort made to close blinds - 6 hours later & it's 86 degrees inside -they should be ashamed of themselves- get a window unit or two -these folks deliberately misled to get the booking- imho this unit isn't habitable at this level temperature- the implication was that the inside of the house would be as cool as the outdoors- 66 - not a chance

So disappointed with Vacasa. We had a terrible experience with them this week for home rental in Galveston for Galveston Beachfront Hacienda. Home was not clean, slider did not work, shower did not work, trash not taken out. In addition, kitchen pans not cleaned and freezer smelled of fish. Literally ruined our vacation. No response after multiple calls. Will never rent through them again. Our experience was zero focus on customer service or providing quality service to renters.
Thank you for your feedback, Peter. We truly regret to hear of the negative experience you had while communicating with our team. We aim to rectify all concerns as they occur and remedy any issues our guests face in a timely manner and will be sure to follow up with the appropriate parties regarding the follow-through you experienced. Please be aware that this is not our standard as we strive to provide each guest with comfortable and functional homes as well as exceptional customer care. We will use this feedback and experience for training purposes in the future and hope that you will allow us a second chance to host you for the incredible vacation experience we are known for, in the future.
Vacasa as a company is so greedy. They could care less about the guests that are renting the homes. They only care about cutting corners on the cleaning, maintenance and overall quality of the homes they rent out.
When a customer complaint comes in they'll shuffle it around for months and never really address the issues. If you choose to rent a home thru Vacasa be aware that you are powerless if issues arise. My mattress literally fell thru the bed frame, I sent in a note and nothing was done. There were more items of concern in my complaint, but nobody cared.
Hello, Casey. We regret to hear there were issues with communication during your stay. Please know we were handling a higher than normal guest communication at this time, and we have actively added additional team members to better assist our guests as quickly and efficiently as possible. We do have guest service agents available 24/7 to assist our guests by phone. We apologize for dropping the ball this time and do hope we have the chance to impress you in the future.
We recently booked a large property in San Diego through Vacasa. On arrival the property was extremely dirty and in poor state of cleanliness throughout. Despite Vacasa sending someone over to help with this the property remained in a poor state.
Of greater concern was the fact that several key facilities that were advertised and photographed as being available were unusable and had been for sometime before we arrived. Vacasa completely ducked the issue, stopped returning messages and ignored us.
Blatant miss selling and no accountability a thoroughly disreputable company. Avoid.
Vacasa is the leading vacation rental management platform in North America, transforming the vacation rental experience by integrating purpose-built technology with expert local and national teams. Homeowners enjoy earning significant incremental income on one of their most valuable assets, delivered by the company’s unmatched technology that adjusts rates in real time to maximize revenue. Vacasa was born around a dining room table. It began in 2009, when our founder struggled to find a property manager that could offer both professional care and strong financial returns for a family vacation home on the Washington coast. He knew there had to be a better way to care for vacation homes and provide guests with an exceptional experience. So he decided to give the vacation rental industry a renovation.
The market was ready for a company with a forward-thinking approach—using technology and data to enable local teams to care for homes and guests, while maximizing revenue for homeowners. Vacasa quickly grew from one house on the Washington coast to servicing homes across North America.
Today, Vacasa is the leading full-service vacation rental management company in North America. We have big plans for the future, but our focus remains true: to empower our homeowners, guests, and employees to invest in vacation.
Chad, we are so sorry to hear of the issues that you experienced when booking our home. Please know that this is not the high level of customer service we aim to provide and at this time we are working to adapt to the high call and email volumes that occur in summer. We understand that this can be frustrating and assure you our team is working to hire and train new agents to better serve the growing demand. We hope to have the chance to host and better impress you in the future.
