In almost all cases tenants pay between six and 18% premium plus a 2 1/2% deduction for Credit card payments after the property owner pays $400 to advertise on their site. We became Zillow Premier agents 5/29/24. Our first experience was a showing "no show," that was double booked with another Zillow agent, at the same property, 30 minutes prior. Agent support could not explain how this could happen. We agreed to paying $800/month for 4 leads who Zillow said would be verified pre-screened, pre-qualified leads that are ready to buy and are requesting to book appointments. This lead counted as one. With multiple calls, emails, and an escalation to supervisors, Zillow still has no explanation how this happened. They have now credited $250.00 for this one lead. In 2 months, we have had 2 bookings, both no shows. 2 calls were customers who already have agents, 2 calls were customers who requested to speak with listing agent only, 1 who pushed button to speak with for sale by owner, and none who were pre-qualified or ready to buy. In addition, we had multiple messages that we had missed a Zillow connection call, though our phones did not ring. We connected two phones to our account to ensure that we didn't miss calls and troubleshooted re-uploading app, resetting phone options, etc. and could still not answer calls once they did ring. Each of these went against our answer % rate and showed as missed or declined. When we received other calls they repeatedly failed to connect though we answered every time. We reported this multiple times through calls and emails and requested a refund. Agent support assured us that they were working to resolve and app was being updated and problem was being reported to their engineers then committed to follow up but would not return calls nor have ever provided compensation. Each failed lead was a missed opportunity to connect with a potential client which is impossible to put a price on. None of this was due to our phone system or lack of understanding how to answer. Our phone works perfectly for our other leads and clients every other day. Our phones are our business. We looked at a lot of reviews on other platforms and now realize how bad it is. I have been looking for a retirement home out of state for almost two years. I use trulia and zillow in tandem to verify each other's info. I had mistakenly put my trust in trulia and zillow that they were giving me honest and truthful representation of properties and the communities they list on their sight.

We bought a home in Oregon, small town, almost no crime "according to trulia"
Moderate climate, after a short time we started talking to the locals and found out that burglary was rampant due to the fact that Oregon has a major Heroin Epidemic that has infested the north west. Not only is burglary common but so is armed robbery, assault muggings, murder and car jacking is on the rise. The crime rate here is much worse than in the big cities of Kalifornia when compared with the population. ( our area has the second highest crime rate per capita in Oregon!
The information on trulia and zillow out right lied about theses conditions on their home listings
So we moved from a big city, into a small town with a crime rate that is as bad as any big city getto.
Moral to my story: always check your home listings with out side sources, because trulia and zillow lie on their listings.
I've used Zillow to research rent & sales prices for property in different neighborhoods around our area. It was very easy to use & factually correct enough. But last week I used Zillow to list a home we had for rent. Granted, the home was purchased 20 years ago because it was in a great neighborhoood, but my Zillow listing, made in the late afternoon, had almost a dozen requests for showings in the first 12 hours on the market, while I slept. So when I woke I could begin to schedule appointments. The software response options with scripted replies made this incredibly fast & easy to request basic information, and once the house was under contract, respond politely to the people who had expressed interest, & then finally, deactivate the listing in one click. The house was rented to the first people that viewed it, but most importantly, at a price 20% higher than I'd planned on asking, based solely on Zillows "market rate for area" information. So, all in all, Zillow with its no cost listing directory, really worked great for me. 5 stars!
ZILLOW IS FULL OF SCAMMERS, BEWARE. I am now out of $1200NZ, an apmnt advertised on Cahuenga Blvd for rental, answered the advert, sent a deposit off to a person in the UK, using a real estate agent for bond holding and sending all the steps they would use for sending the keys/contract by DHL courier, locking in the bond, etc, the bond was collected and nothing else was heard from the person. I now am $1200NZ out of pocket, daughter has nowhere to live, and the next day I received another email from another scammer on a different property using the same story. The scammers are using REALTOR.COM as their front. DO NOT USE ZILLOW
We have a home for sale along the Mississippi Gulf Coast. It is a very nice, newer home with 2800 square feet with high quality finishes that sits on a lot that is a little more than an acre in size and includes a large in-ground pool, very nice custom deck overlooking it, and a variety of other high-value amenities.
Zillow's Zestimate is presently showing the value of our home as being nearly $55,000 below our asking price and almost $70,000 below appraised value (we just had the home apprasied in order to be sure that we were asking a reasonable price for it). On top of this, many of the details that are incorporated into the Zestimate are wrong and even when our realtor corrects them, they are almost immediately overwritten by this inaccurate data. On top of this, while I was able to add a comment about the appraisal, now when I attempt to edit this comment, I am taken to a home that is for sale in Massachusetts when I attempt to access the link.
I've exchanged several emails with Zillow and their approach is that they simply don't care. I've explained how this inaccurate estimate is impacting us, identified to them that other on-line sources are much closer in their estimation of value, and even provided them with details of the appraisal - their response - tough #&@?. They have proven themselves to be arrogant and uncarring and with an overall approval rating of about 55%, I now know why.
Ultimately, a complete disregard for customer concerns will wind up negatively impacting their business.
The houses you view and prices you see never match up. They use pictures and very low prices to find people interested in house shopping and sell you as a lead. 50+ phone calls and NO returns EVER. Many email requestsand ZERO: returns or response. They waste all your time. Dont ever bother to call or email them DONT do any business with people who care so little about your time and soooooo much about their $!

Sellers take action against Zillow's damaging information one solution:
My property is currently on the market in Danbury CT since March 2014 the problem is the same as every seller is and has experienced with Zillow across the U.S... inaccurate damaging zesitmate numbers. I've spoken to my real estate agent numerous times about correcting it however there is no way for an agent or FSBO to correct the zesitmate number. In addition my agent was recently locked out of her own Zillow account with no other way to make contact with Zillow except by email.
Since March 2014 my agent has received one (1) inquiry via email about my property that individual said nice property priced to high according to the zestimate. With that I took action ASAP. I insisted that the agency remove my listing from Zillow's web site completely. I do not believe this will hurt the properties exposure since its accurately being advertised on all other web sites and Zillow has not produced a viable buyer.
I recently came across an article on line dated 9/11/2014 in the Pittsburgh Post Gazette
Northwood Realty of Pittsburgh PA recently pulled all their listings from Zillow for the same reason. I commend them for taking action against this company. I can only hope that other real estate agencies will do the same.

Sellers have the choice not to have their property listed on Zillow. Maybe if more sellers did this and not use Zillow's web site that would send a clear message to them.

Zillow and its affiliates control over 70% of the market, which can only be characterized as a monopolistic position. Few years ago, Zillow allowed owner to post their houses for sale in a more or less fair fashion. But Zillow was a big threat to the monopolistic position of the NAR and was in a way eroding their stronghold on the market, adding the fact that Zillow also controlled most of the listing market. The NAR (National Association of Realtors) then made a deal with Zillow, and now Zillow hides all the listings of forsalebyowner -- basically fsbo have no visibility whatsoever and the vast majority of buyers who use Zillow simply will never find them. Trulia belongs to Zillow and simply does not allow non-realtors to list there. In other words, NAR, Zillow et al deploy unfair practices to artificially control the market and maintain their stronghold on the market by artificial and unfair practices and means which then can only be characterized as a monopolistic position -- it seems that our anti-trust laws (Sherman anti-trust act) have no validity any longer.
All in all, one is going to waste ones' time posting a property on Zillow. It is completely hidden and the only ones who know about that hidden features are realtors -- and you will only receive realtors' calls, 99% of the potential buyers will never see your listing. One of the States Attorney Generals need to look into that clear-cut violation of the Sherman Anti-Trust Act.

While Zillow is great site for home buyers one of the biggest problems facing those selling their homes with or without a professional real estate agent though I strongly recommend using one. The problem is Zillow's Zestimate. Why? Because Zillow insists on using the five digit original zip code system when it comes to comparable recent home sales. That can work for some locations but not for all. Example; the five digit zip code system can include communities known to be affluent neighborhoods by locations each with the USPS extended four digit zip codes as most have throughout the USA. I sent a message to Zillow's technicians about this and was told in order to add the extended four digits to zip codes they would have to re write the programs algorithm, something they, Zillow, has no intentions to do. However, Zillow makes claim that "Zestimates" are only there as a form of guideline with home values. WRONG! Zillow's page for home sellers makes claim to use "Zestimate" prior to listing properties for sale. What's worse, many bank appraisers are going by Zillows Zestimate for mortgage approvals not taking in consideration all the true home facts by location within the true nine digit zip code system in any given township location. Not fair to all concerned. I suggest to sellers and buyers, get a professional real estate agent when listing properties for sale and purchasing properties. Real estate agents have a much better knowledge of true home values by comparison.
I was looking at a house that recently came out for sale. My agent made a apt on the same day it came out. For the next day. When the next day came, they called and said sorry the owner has accepted a bid. I could not believe that they would not even let me come out they canceled the apt, wasted my time and my agents and lenders time. I am a single grandmother raising my grandson. I may not of been able to bid as high as someone else but I would like to be treated with respect and given the chance to bid. When I left a message on how Zillow treated their customers Tom Haley said that if I was a FairwayNOW (lender through them) that I would get to see the house and I would be given the chance over the other lenders because I used them. I think that is so wrong. Their are people looking for houses and if I would of chose them I might of gotten the house. When they made the apt if you are not going to sell to other real estate people or lenders then tell people we are not going to take offers from other lender, so they don't get their hopes up. That is really dirty and is against the law. He implied that I need to use the Fairway lenders to get a house through Zillow. He even sent me the text address so I could go through them and left his name. I am very happy with the people I am using for a lender and also my agent. They do not work that way. I would not even give them a 1 they deserve a 0.
Zillow has Zillions of erroneous Zestimates because their facts are wrong. On our house listing they have the wrong county linked, the wrong Square footage, the wrong square footage for our lot size. The Zestimate for our home has dropped $300,000 in three months, even though prices have gone up 9% and are projected up another 5% this year. I emailed them a week ago asking if they would fix the wrong information and I received a automated response that they were looking into it. I still have not received a real response and the information is still wrong on our listing.
I researched Zillow complaints today and there are Zillions of those too, and not just from unhappy home owners. Agent after Agent commented about bogus leads, no leads and that they continued to charge their debit cards with high fees even after they had tried to cancel for non performance by Zillow. The zillow rental manager just sucks, the "zestimate" is a joke. I tried to let them know they have the wrong address and I got a canned reply that that don't change individual "zestimates". Why have a option to submit trouble tickets if your not going to read or do anything about them and just give auto replies? Also as rental platform they used to be good, but they have forced "their tools" which are bad, the "background" check is joke. The information is just bad and isn't verified in any way or "checked" in any shape or form. I had a lady submit an application and said she made 12K a month, and had prefect rental history. Turns out she made like less than $800 a month and her "landlord" was just her friends contact info, I tracked down the real owner and property manager and she was the "worst" tenant she ever had. I reported this to Zillow and they said "each landlord has their own standards for accepting applications". They now are also charging to post ad's I can't WAIT for when they no longer player in the Real estate market.

We took a look at real estate agent Mathilde Riesgo on Zillow. https://www.zillow.com/profile/matilderiesgo/ We noticed that a particularly good review appeared shortly after a bad review. Five stars. Coincidentally, we knew USDirect 2000, the company that did the review. This company is also managed by Mathilde Riesgo. Brokerage firm and USDirect 2000 at the same address. We reported this fake to Zillow with evidence. No reaction,. Instead, our IP was banned by Zillow. We can therefore no longer access this page.
Upon closer examination, it looks as if numerous reviews of this broker could be fake.

Zwillow is a fantastic site for finding local, affordable houses, well within any budget. Unfortunately, once you actually get in touch with someone regarding the property, it's in fact not at all what was presented on the site. Hint to Zwillow: obviously, I'm interested in a property based on it's supposed price, you contacting me to tell me that's it's actually thousand of dollars outside of that range is a waste of both of our time. Zwillow is nothing more than a cleverly discuised phishing site, presenting inaccurate and blatantly false informatoin in order to draw up some business. Also beware of Postlets.com, a site often associated with the listings on Zwillow. I've found they're extra shady. Posting houses as "for rent" for a great price when they're actually for sale. Anything to get you to contact them so they can turn around and add you to their cold calling list. "Why no, that house isn't actually for rent for $1500 a month, but it's for sale for $400,000." Come on?!

Zillow: A publicly traded corporation that needs to immediately take down it's so called Zestimates until they can figure out how to resolve major problems with evaluations. E. g similar waterfront homes where three of four sold this year.

The estimates on house prices are really off. Most do not ecen make sense. We sold a house for 120k above the hoghest estimate on zillow. Ridiculous...
I reviewed an agent that more then a pompous $#*! to say the least and Zillow removed it and I redid it and because it wasn't a positive review they won't post it.
