If your mortgage is taken over by Mr. Cooper (formerly Nationstar) …. *January 2023
…run - don't walk – to refinance with another company. Better yet, pay off your house as quickly as you can. I'm definitely NOT venting, but only trying to inform others of their heinous business practices. Had we known in advance that no one in Mr. Cooper is capable of communicating, I might have taken a different stance. A mortgage company that doesn't assist their customers? Just creating the log in, going through the settings, alerts – all of it – took several calls. Why they didn't they send out instructions, instead of forcing customers to call for help is beyond me. It all should have been in the 'Welcome letter', and that very document should have been called a 'Shock Statement'. Of course, our previous mortgage company (USAA, that we thoroughly researched and selected) should have informed us of the acquisition. Ha – we had never heard of Mr. Cooper. What a way to treat us Veterans, who, in some cases – willfully gave their lives protecting our country. Problems continued with every question, and I asked a myriad of them. Here's a kicker – I even tried the secure message center for one of my questions in an attempt to avoid another uneducated person. The answer was full of blah-blah-blah that I didn't ask, suggested that I call Customer Service (!) and then they closed the ticket. Several tickets I submitted. Round and round I went, asking that tickets NOT be closed until my question was addressed, that this matter was escalated and that I was still waiting on a return call. This was only SIX weeks into our relationship with Mr. Cooper. Heaven forbid if you reach a Customer Service agent that you can't understand. I applaud hiring diversified individuals, but you have to be able to comprehend what they're saying, and vice versa. Customers can't trust anything they've told you. Ask the same question of multiple people, you're given as many different answers. One example of our numerous challenges was trying to get both of our FICO scores on the dashboard. One person said, 'sure, just make another log in', and Ms. Brooks (continued below) says it wasn't possible, that we shouldn't have been told that. What? No one can read a script in front of them? Their agents must not be trained in anything remotely financial either, let alone mortgages. Even if you've been given "their direct number to call them with aaaaaaaaaannnyyy questions what-so-ever", their outgoing message clearly indicates different hours from what the person gave you. Leaving them voicemails is clearly a waste of your time, since their obvious intention is to refuse to call you back. You feel like the right thing to do is report each and every one of them. Getting a supervisor / manager is impossible, so you try the apparent method of 'escalating'. And, their phone system is horrid. 'In a few words, please tell me why you're calling.' - says the automated voice. You say 'escalation team'. It responds, 'You're calling about payments, right?' Nothing short of infuriating, when you're already worked into a lather about your questions not being addressed by Customer Service. Contacting their manager of the Escalation Department – Amber Brooks – is hopeless. She admitted in an *email to me that she heard the offending calls, all of which wasted my time and cost me hundreds of dollars – then did absolutely nothing to resolve the issue. All of my vehement requests of them pulling calls (yes, they're all recorded and kept) did nothing to make them understand they truly were at fault. Contacting Jennifer Guthrie (never located her exact title) was also useless. No, I never found her number, and Amber Brooks reports to her. Four times I emailed her, begging for help. She never once bothered to respond. They even had the gall to have a secretary call me to say they refuse to help in this situation. All representatives say 'they're in the escalation department' and there's no direct number into that department. Profound and lame apologies by every.single.person, yet no one does anything about *your* situation, albeit promises, and all forgotten - with no follow-through. In order to remove Mr. Cooper from our lives, we started working overtime as much as humanly possible, with the plan to pay off our home, eight years early. Everything, even bonuses, extra went towards the principal. Luckily, there was no penalty for early pay off. A perfect example of their lack of checks and balances in the company. Using their online portal, I made an extra payment to the principal, and THEY decided to put it towards a regular payment, instead of the boxes I checked. Again I called, asking for the escalation team, and was forced to explain another round to incompetent folks. A nice person Amanda Bailey (office phone *******518) assured me she would reverse the payment and apply it according to my wishes. She sounded quite confident, so I didn't worry. I asked for proof when it was complete. What I expected and what I received were wildly different. She sent me an encrypted email of 13 pages, going all the way back when they took over our loan! I couldn't begin to fathom what was so difficult in asking for proof of a reversal. A problem that sent me around the bend was making a *large payment to the principal. Given all the questions I had asked about how the pay-off worked, no one bothered to tell me about the fact that you can't pay off more than 90% of your loan on their system. When making this enormous payment, I was blessed with an error message – 'It looks like you're trying to pay off your loan. You can't make a payment more than xxxxxx amount.' Boy was I furious.
Another challenge was actually getting the pay-off. One person said it took 2-3 days to create, then 7-10 days in the mail. Mortified, I asked what country it was coming from. This was completely opposite of what the website says – the box indicating 4-6 days, period. And gosh, you sure can't call to ask which is true. Well, I did – and what a waste of time. We waited and waited, and yes, I stupidly called again asking where our pay-off was. Shocked again, I was told that another agent requested a pay-off on our behalf. (!) In the same conversation, I was told that their "system requested a pay-off". I tersely said that I only requested ONE pay-off and not multiple. Then I was told that the system suspended everything. I yelled at the person, "How does this happen?!" I heard crickets. We finally got the pay-off and made one last enormous payment to the principal. THEN we received the escrow disclosure statement. Absurd to think it was nearly over. No one explained the fees associated with closing your loan. Yep, I called again. Haley, from TX, was so condescending – so I told her how much I despised Mr. Cooper, that I certainly hoped it was nearly over. You guessed it, the remainder of the escrow was shorted by all the fees. What a joke. Their mission statement is nothing short of laughable. Not one person I've spoken to has ever acted in any manner that supports the company's magnanimous declaration. Funny how many bad reviews there are of Mr. Cooper, dating back several years. Seems nothing ever changes. If you're forced to work with them, please protect yourself. Add every extra penny you have to the principal. Save every email, take copious notes, and write down the name of every.single.person you speak to. Most important - you don't have to sign with *them. Another funny thing – look at the BBB alert for Lewisville, TX - titled Government Action. Still unsure, read the Indeed reviews from folks that work for them.

The BEST mortgage company. Anytime I need to get anything resolved or any questions answered, with Mr. Cooper it's a breeze. Their online options are comprehensive, I love that when I call I get to speak with someone at their Texas call center. This is seriously the best company I've ever had handling a mortgage, will recommend them to everyone.

“COOPER IS THE WORST!”

I was notified that Mr. Cooper had purchased my mortgage loan from my previous mortgage company. On 18DEC2024 I was contacted by Mr. Cooper to inform me that my payment (my very first for this new mortgage) was late. I received the voicemail and I made a considerable amount of attempts to contact them to resolve the issue. No way to get a hold of a live operator. Made additional attempts to contact them on 19DEC 2024. Again, after spending hours trying to get to a LIVE OPERATOR to assist me. NOTHING! Each and EVERY time I was hung up on by the automated system. This is my first payment for this mortgage and the LAST time I will ever be put in this situation. In over 30 plus years of working with mortgage companies, not one time, NOT ONE have I ever experienced something like this. I'm actually embarrassed for them that they run a company so unprofessionally and disgusting like this. It is obvious that there are issues considering the amount of bad reviews that can be seen online. I've seen one site that are favorable to them which may be questionable considering the amount of negative reviews. I will neither recommend this company or do business with them EVER again once I have left them. I will be refinancing with another more reputable mortgage company. COOPER IS THE WORST!

My name is omar Ali I sold my house 6 months ago and I'm Chasing my escrow money $2500 i never received from the Mr Cooper they been lying to me over and over and over again and I spoke to 14 employee and I have alot emails from Mr. Cooper employee no answer from them at all. They sent me a check and it was not exist account and I'm still fighting back for it till this day I will not recommend them at all my next review I will post all the document That will been sent to me with date on it.

This company is like a loan shark, they hold onto our money when you refinance making money on your dime. I refinanced with my home bank for a better rate and after a month still have not receive it. Now they are telling me that they will reissue another check but I will have to wait another 30 DAYS Worst MORTGAGE COMPANY EVER, IF YOU HAVE ANY BRAINS YOU WILL FIND A DIFFERENT COMPANY TO TO FINACE YOUR HOME WITH! I am filing a complaint with the better Business Bureau May be they can make them pay up. Not a good way to do business down in TEXAS SHAME ON YOU!

Like many others on here, my mortgage went to Mr. Cooper when Pacific Union Financial went out of business. Pacific Union didn't transfer my last 3 payments, November through January. When I tried to figure out what was going on, I was assured it was due to our chapter 13 bankruptcy. I told them on 15 different calls that the Chapter 13 did not involve the house. They kept telling me it's ok, your not behind and then send bills stating we're behind $1700. After the 15th time of trying to fix this my loan was sold to an even crappier company, Midland Mortgage. That's where loans go to die, with those scum bags.

Mr. Cooper reported them that I was behind $1700. I have never missed a payment in 5 years of owning my home. I call Mr. Cooper and ask why they said I was behind $1700. They pull it right up. Oh you missed November through January's payments. I have proof all payments were made and it was a transfer error. Regardless to say, now I have a lawyer to prove I have never missed a payment because Mr. Cooper company is a bunch of idiots.

Worse loan company ever. Do not ever use this company.

Paid off my mortgage and told them to stop the automatic payment. They did not. I asked for a payoff amount. They sent a letter with the amount that arrive two days after the date that amount expired. Seven days after they were suppose to stop the automatic payment from my bank I was notified it had finally been done. I over paid by about 1500 dollars to be safe and then they got another automatic payment. They owe me about $2500. I asked that it me mailed to me since I did not get a clear payoff amount and they did not stop the automatic payments when requested and when I was told it would be done. I am still waiting for the money I'm owed (30 days now) that a supervisor told me would be mailed to me within a couple of days. Approimately 30 days out I get a letter letting me know they received my payoff. If you can get away from this company do so. Is anyone aware of any class actions against this company. CITI sold my mortgage to this company. I'm letting them know I will never do business with them when they sale people's mortgage to such a dishonest and crooked company. Even in the payoff they still grub for a few dollars.

My mortgage was recently transferred to this company with very little notification. I contacted Mr. Cooper once regarding a letter they sent. It was from refinancing which was not stated. The man who helped me was rude and so pushy. I explained that I recently got transferred and was just inquiring about the transfer and not refinancing. Today, three weeks later, I received a call from them. The man on the phone stated that he just wanted to verify some info. After doing so he asked me if I had any questions. I did. I had one and asked it. He did not really answer my question he seemed to be reciting something off of a script. I asked again in detail based on the info I had received from my previous lender and he interrupted me and was rather rude about it. He kept stating the same info one which did not relate to my question. He stated that he will just send info in the mail and I was trying to say there was no need but he would not listen. He also wanted to confirm a number, one that I don't have and would not listen to me. I had to hang up. It seemed I was talking to a robot. This was horrible. I dislike that this is who has my mortgage. I wasn't thinking about refinancing, but this has definitely made me consider it. I just don't trust them. I will be looking for another mortgage lending.

What a surprise! A failed (mortgage) company (with horrible ratings) changes its name, in this case from Nationstar to Mr. Cooper. They were lying cheats before and now they continue these practices. I am fortunate enough to be able to make my monthly payments and I also try to pay down the principal. However, every time I make extra payments toward principal, Mr. Cooper insists on misapplying the funds. This has happened each month for the last 6 months or so. Rats like this in the mortgage business that exist only to suck money out of consumers and that use illegal methods to do so need to be sanctioned and eliminated. Nationstar changed its name, but $$h! Tt can change its name, too, but it doesn't eliminate the stench. Most employees (of Mr. Cooper) that I talk to (I have to talk with them because Mr. Cooper continually misappropriates my payments) are reasonable and pleasant. It's sad that they have to defend such a corrupt parent corporation. Finally, they seem to be a secondary mortgage company (they buy up what you sign at the beginning). A solution is that mortgagors should have the option to preclude lying and manipulating companies such as Mr. Cooper from ever buying their loans. As a mortgagor, one should be able to block a servicer like that.

Don't get a mortgage with Mr. Cooper.

Worse company EVER! I was sold to this company when my mortgage co. Was sold... Took them 9 months to give me access to MY account. Took 3 months to get my home tax forms. According to contract I dont need mortgage insurance and they are REFUSING to. The decided to change my home insurance (WITHOUT MY CONSENT) and have now for 11 months REFUSED to send me the declaration. This company is the WORSE STAY AWAY.

I do not think I have ever dealt with such an incompetant unit as the Mr Cooper Homeowners and Homeowners Escrow Department.

For the last several years, I had to make multiple phone calls, as did my agent, to Mr Cooper to get them to pay Stafford Insurance in Fall River. The way my home was insured they had to make 2 payments. This totally confused them year after year even though we wasted countless minutes on the phone explaining it to them.

So, in order to eliminate the confusion, I was able to cancel the escrow payments so I could handle matters on my own. In August of 2021 I made a payment of approx $3000 to Stafford Insurance. My agent faxed all the needed information to Mr. Cooper and to the fax number the department told her to use.

My reward, Mr Cooper! They are going to bill me $2900 because they say I have not provided proof of insurance.

We have contacted them several times stating I have full coverage and that we have sent the documents they requested. So here we are, "This is your final notice." I have 3 jobs, I own 4 houses, and I have two children. I am so tired of wasting what little free time I have trying to settle issues such as this. These people are totally incometant!

They call themselves Mr. Cooper to make it sound more personal, like a human. However, they are no different than any other big corporation heartless and paralyzed by common sense decision making. I had a recent new loan with Mr. Cooper. Like the other five mortgages I had at the time, I tried to put Mr. Cooper on auto pay with my bank. Something happened and the auto pay didn't take. When I received the first contact from Mr. Cooper, I was 36 days late. I paid immediately, but not before my credit was dinged with a 30 day late. I sent the explanation to Mr. Cooper with proof of my five other auto pay mortgages and proof that I had $32,000 in my account at the time this payment was due. It was clearly a mistake and caused the only negative remark on my otherwise impeccable credit. I have made 599 timely mortgage payments over the last 30 years without ever being late. Mr. Cooper denied my request and insisted on keeping the negative reporting. Unfortunately for me, I was in the process of purchasing my home and will now be paying over $100 more a month for the next 30 years due to a higher rate ($36,000). Thanks Mr. Cooper! You should change your name to a more appropriate name like Mr. Corporate Greed Machine.

When I first got my home loan, I was told that I didn't need flood insurance. I got my loan sold to Mr. Cooper, and although the contract didn't change, and my propertie's FEMA flood zone didn't change, they decided to buy flood insurance for me. This randomly happened after being with them for a year. That drained over $1,300 from my escrow, and they planned to do so YEARLY for something I did not need. I refinanced with a different company, who instantly knew I didn't need flood insurance, and dropped my rate by over 2% for a like loan (Streamlined FHA). Going away from these thieves was a great decision, and I'll NEVER go back.

Was told to refinance be very easy since you always pay your bills an have a good credit score! That's all we need now because we are the same one refinancing only take about 20-25 days the most! The first guy told me this he was very nice Michael! The 2nd guy Robert was terrible never want to talk to me all talk to machine or call my boss Jennifer she never called me back so call her boss Elizabeth who also never called me back then they give my application to jimmy who was tell me the truth said that Robert told me not the true so I paid what was need then told jimmy that none of his boss return my calls but don't know they didn't said I will telll them my problem an they will call me that's the last time talk to jimmy never got a call from any boss they just don't care only want to work at home an do nothing for there clients! Finally Michael call me back said everything was going good loan is almost done! I said great told him what happened with the other so call bosses an employee so he will let them know too! Still no call me! Got a email said I was a bad person who don't pay his bills on time an low credit score that is the opposite of me that's is very bad business when everything going on now in the world! I think it's because I am a minority not up to there level I am nothing to them but a animal to help them look good on paper!

They're racist. End of story. There's a reason they use a black male as their "mascot" and an entire rebranding that includes "diversity" to hide behind. Any person of color, don't waste your precious time w an interview, you're their token to fulfill their diversity quota. They didn't realize they got the wrong one, their management had IT mess w my computer: logging me off randomly, glitching, erasing my desktop icons, all in my month of training because I went to the VP within the first week of working there to complain about some assistant managers coughing & clearing their throats purposely (along w other new hires) to distract & bully ppl as they walk by so I was instantly targeted as the "problematic black". Little did I know they're all in cahoots w each other w no integral, authoritative figure. There's also a reason they hire a bunch of recent college grads for the HA role, so they can shove a bunch of info down their throats in a small amount of time just to spit it out for the licensing test. No one learns or retains information like that. Extremely manipulative company. It's a game, a cult I should say. Nation star/Mr. Cooper, next time you choose to stoop so low, make sure you do it to someone who isn't so self aware or w a degree in technology. Idiots.

I have been dealing with Mr Cooper escrow associates for over 8 months. It started out that when my loan transferred no property taxes were paid. I resolved that issue after 4 months.

Then they overpaid my protery taxes by $6000 plus and my escrow account went negative. Each time I ry to resolve, I have to tell my story over. No good notes are kept and each associate pawns me off to the next. My county agrees to the overpayment. Mr Cooper's doe snot allow me to talk directly with thier 3rd party vendor Core Logic (which is an oxymoron name, because there is no logical explanation for how this happened). Now my monthly payment is going us by over $500 per month to make up for it.

I AM GETTING NO WHERE. My plan is to get the money directly from my county, pay the negative to get to 0 and then cancel my escrow and make the payments myself. If I had the opportunity to refinance with another company at $0 cost, I would in a heartbeat.

If you chose Mr Cooper, chose at your own risk. Consider yourself warned.

Their are worse company to have a mortgage with or trying to refinance! Very poor communicator, does not know what they are doing! I HAVE A MORTGAGE WITH THEM AND WAS TRYING TO REFINANCE TURNED TO NIGHT MARE! Had a mortgage loan with Nationstar mortgage. Then they changed their name to Mr. Cooper. In September 2018 I refinanced my home loan with a bank.

July 2021 I received notification from Nationstar mortgage that there was a refund check made out to me that was never cashed. Lack of a reply on my part meant my money would be put in unclaimed funds in Ohio. So I responded in August 2021 and received a confirmation email from Nationstar.

The letter stated Nationstar would begin issuing checks November 1,2021 and a replacement check would be sent (not received) 8 to 10 weeks after November 1st. This time frame is not reasonable. I do not consider Mr Cooper to be a reputable business. The check should have been reissued long ago. How much interest are they making off uncashed checks like mine.

Called the number provided on the letter and it goes to voice mail.

Called Mr. Cooper customer service. There was a 10 minute wait. 35 minutes later still waiting for a callback. They might not have said you won't lose your place in line because apparently I did.

Do not use this company. Mr. Cooper was previously Nationstar Mortgage, who back in December 2020, agreed to a $91 million settlement for mishandling foreclosures and borrowers' payments. They added a false escrow account (I pay taxes to the city separately) to my mortgage under the pretense that the city sent them a bill for past due taxes (lie). The first few times I dealt with them it sounded like they were going to assist, but it ended being a complete runaround. Can't call anyone - always by email (which ended up being fine by me since I just kept throwing their lying emails back at them). Kept telling me they were waiting for the city to refund the escrow they paid, but I had to go to city hall to pay the taxes before a refund could be generated. In the meantime, I kept paying my mortgage and then they said I was in arrears. Tanked my credit rating. After 7 months and emailing them the same documentation, I finally got the escrow removed, they reinstated my credit rating where it should be and I refinanced elsewhere. Total scam artists. Customer service is useless and obviously told to lie to the customer.

I have been with Mr. Cooper for years with no issues until now. In 2019 I requested to delete my tax payments from escrow which was done with no issue. Today I have requested to remove my home insurance from escrow with no avail. I talked with 3 agents that have said that I was not approved
To remove the escrow. I have not been late with a payment since the beginning of my loan. After
30 minutes of insisting that I needed to talk to someone that could help. He said he would have to
Refer the account to the escrow team. The agent initially said he would get back with me in 5 days. After giving the lowest possible score on the phone survey, he returned my call in a day. Nothing changed. They would continue to pull my escrow account even though I have changed insurance companies and it is now paided from December 16,2022 to December 16,2023. He informed me it was 2022 and my taxes were removed in 2019, but the policy had not changed! You cannot get to anyone in the escrow
Department to talk to and all you get is a run around. They hold you hostage especially since interest
Rates have gone up and you can't afford to move your mortgage to another company. I should have read the reviews before signing with this company and now I am paying the price. I am talking with my family
Lawyer this afternoon. It is a shame to have to a legal department involved just to get an escrow removed. How can a company decided to continue without your approval!
