Mr Cooper is a terrible mortgage company please stay away if you can. Mr Cooper didn't pay the property tax on time until I found out was too late I needed to pay the later pay fee and customer service from Mr Cooper told me that they can't do anything to help me or give me refund... worst lender ever...
They will disappoint you - big time. It took over a year after my brother's death to get this mortgage company to do what's right. Finally after 10 letters and 5 email messages to their website trying to get a final settlement check issued in a way that could be cashed at my bank, one finally came after my tenth letter (a lengthy letter from the Executor) lambasting their customer service for the way they treated this account. Sure glad its over with.
Since November I've been trying to modify my loan before it goes into foreclosure. I've written then, and the loan specialist Brittany Pruitt and have gotten no response. I come to find out that my home goes up for a Sale on February 19, yet all my papers have been in since December. Every time they requested paperwork I handed them in, and when I asked to speak to the specialist on a question she was never available. If the purpose was to take my home (when I haven't even missed 10 months of payments due to job loss and I was willing to work w them when I recuperated my job) why even bother agreeing to do the modification?! Why string me along? According to state law, if all paperwork is handed in to the mortgage company before 38 days prior to the sale they must stop the sale, yet they haven't! Is this how you do business?!
While other bank are giving 90 days relieved and add the payments at the end of your mortgage. Mister cooper does not want to do it. Told me to stop paying 3 months and the fourth Month I will have to pay 3 months plus the fourth one. This is crazy... On as this virus is gone I will look for another bank and leave this one.
They bought my home loan and did not let me know until I had made multiple payments to my old loan holder. Then when I find out that it was sold, I had to reach out to them. They eventually responded with a letter that my loan was in default for nonpayment.
Don't know how it resolves, but they are currently "dragging their feet" on giving me a timely response to a very simple query I have in with them about a discrepancy in our refunded escrow funds amount Vs. the last shown balance (we recently paid off our loan.)
Basically, they just keep shooting me "we are looking into it" responses. There might be a legitimate reason that our refund was smaller than our escrow balance but they won't tell me, easily.
I've opened a consumer complaint with the Texas Attorney General's office. This (company's state Attorney General's office) is by far the most effective way to get some results when filing a valid complaint about a business. The BBB, not so much. In my experience, once the AG contacts them, they jump. Mr. Cooper though, may be different.
These guys bought our loan so we had no choice, but going forward, I surely wouldn't consider them for a loan. No "proof of purchase" as I don't want to include personal info.

They say that they don't take any form of card payments! I told them its all I have right now, did not care! They are just money hungry! They did not even give me another option. This company would rather have you pay $40 in late fees because your other account doesnt have enough funds. I couldn't get my routing number or account number to work.
I will be switching companies for sure! Never recommending mr.cooper to anyone. I will be filing a complaint with better business bureau
My loan from Seterus was bought by Mr. Cooper. In the beginning, we were told that nothing would be changed and our mortagage payment would stay the same.
Nine months later, not by a hard copy letter or email, our payent of $2,809 jumped to $3,091 in auto pay. We called Mr. Cooper a couple of times that day and nothing happened. They
Keep spinning the tale as to why are escrow account was low and we need to add an additional $3,000. They said it was Seterus problem they inherited... not true.
The customer service people are not trained on purpose as to spin people.
I will not allow this to happen. I am thinking about a class action suit...
Any of the people on this site interested? Let me know.
Misreported a late on credit report. Score dropped over 100 points (1st ever late) and then proceeded to argue with me stating they can't correct on their end and I have to take up with credit agencies. Definition of corporate bloodsucker, if I could choose who serviced my loans it would not be them.
Tip for consumers:
Closed on loan and was resold to them. I would never voluntarily work with this business.

Our property sustained a loss due to hurricane Ian. Per policy, our insurance carrier listed Mr. Cooper (Nationstar} as a co-payee on the settlement check. I contacted the hurricane settlement line as was connected to the Loss Drafts Department. Was informed that if I immediately mailed the check to them, it would be endorsed and returned to me within 3-5 business days. Five business days have passed, I contacted the Loss Drafts Department again and was told that, (they have just received the check, it would be 2-3 more business days before the check would be endorsed and returned to me. Why should I be required to pay for insurance on my property, when a third party vendor controls the settlement? Avoid this lender at all cost!
Tip for consumers:
Choose a local lender if you can
Nation-star, Mr Cooper, and now Lakeview.
When I had Nation-star, they took five payments for one month on my automatic payment, which really gave me a problem financially. They had such a bad name that they changed to Mr Cooper, and now Lakeview which is unorganized and very difficult to work. Just more of the same.
My loan was generated through USAA, which I hold responsible for and inapt irresponsible loan servicing companies that switch because they can't seem to get their act together.
Bad customer service.
Poor public relations.
Cannot be trusted with account information.
My problems are similar to everyone here and they started when my loan was sold to Mr. Cooper. How does that even happen without a home owner's acknowledgment or consent? I am going to file a lawsuit against them. Has anyone else tried this route? It amazes me that so many people (basically anyone who has done business with them) have complaints. Are all Lakeview Loans' servicers this bad? Why are they (Cooper and Lakeview) still able to do business? Absolutely unacceptable.
Tip for consumers:
Tell us how they messed up your loan!

Wish they never purchased my loan!
Well, I can concur with everything the other reviewers stated. They deliberately mismanage your funs, i. E., putting it toward your payments, rather than toward the principle as it was set up electrically to do. No one is helpful and everyone refers you to some mysterious "other department" that they claim they cannot connect you to. I asked the last person I spoke with how they manage of there is no way to email or speak to them and he had nothing to say. Our loan was sold to them but if you are out on your own, do your sanity a favor and avoid them at all costs.
Did not report my payments to credit agencies this has devastated my situation I am. already through. Even after working with them getting to a place where I could refinance they never noticed they were not on my report. And when I was transferred from the refinance department to their Customer Service department they said it would be January 13th before I heard back. I called on December 2nd why so long. CSR. Said it's a very smaller department that works with this and it's a long research to do. So I'll go 2 more months with unreported payments, no cause they have now transferred my loan to SPS.
I was a customer from Mr. Cooper for four years made my payments on time never late I had an interest rate of 5% with them with the new interest rates on the market I called them to see if I can refinance my house after a month and a half they told me I don't qualify to lower my payment with them Remind you I've been Making a $1700 payment for four years and I have a 700+ credit score so I called cross country mortgage not only qualified within 30 days they got me 2.85 interest-rate and now my mortgage is 1347 so thank you Mr. Cooper for not approve of me
I do not believe any humans work there. You want to ask a few simple questions and all you can do is listen to automated messages. They ask would you like to speak to a representative and you say yes but they send you to another automated system. None of it answers the questions I have. I am hoping to buy another property soon and you can bet who I will NOT be working with. If you do not need anything they are fine but if you need them look elsewhere.
We refinanced to a fixed mortgage back in the spring of 2021. The bank miscalculated and therefore failed to satisfy the owed property taxes. Since then, we have gotten 2 delinquent notices from tax officials, and each time the delinquent taxes are paid, Mr. Cooper does an escrow recalculation and raises our mortgage without adequate explanation. 2yrs in and our monthly mortgage payments have increased by over $400. When I complain, they give me the number for the state regulators...
They did not disclose that I would be charged over $6,200 to refinance a $28,200 mortgage. I was originally told it would be around $3,100. Although, I did not get that in writing. That's an insane charge given my mortgage balance.
Had many issues with Mr. Cooper before I recently sold the property. Closed on the 1st of the month. Mr. Cooper took out an additional payment on the 3rd. Tried to call for a resolution buy I can't get a live human w/o an account number. My account's been closed and the numbers purged from their system so I have no "valid" account number. No way to talk to a live person.
It shouldn't take a pandemic, but during these troubling times is when a company's true color shines. If it weren't for Mr. Cooper we would have lost our home. They have bent over backwards to help us keep our home. Their staff is caring and their work-out programs are designed to help people and their willingness to work with us is a great attribute. We have currently missed six months of house payments and their first question when I call is "Is my family staying safe"! If I could give more than five stars I would!
I just received the following email indicating how much they value the well being of their customers and are willing to help (NOT!)
They have the gall to charge fees during this time just to talk to them.
Use our automated phone system. Call *******542. (A fee of up to $14 may apply.)

Terrible mortgage company. Every year the increase your mortgage event thus you offer to pay your own insurance and taxes they refused. Every year your escrow shortage couple thousands dollars. I can't wait to refinance.
This company will not work with you I have been with them because I was transferred and as soon as I go back to work I'm going to get a different company very very unhappy they would not drop my interest rate without charging me a large fee. Don't go with this company
The most awful customer service I've ever dealt with. Underwriters are the most unprofessional and organized uneducated people on the planet. I try to refinance my home it took nine months. If I hadn't already invested so much time energy and money into the refinance I would've ditched these idiots in a nanosecond
Wish I could give this company 0 stars! Our entire experience with them has been an absolute nightmare beginning with the closing! They had not processed our loan for closing and didn't bother to let us know. We found out during closing that our loan documents were sitting on someone's desk and our loan wasn't funded. The documents were finally located and, after a few hours, it was finally funded. However, we didn't know the loan was processed incorrectly until last month when we received a notice that a tax lien was going to be placed on our property for non-payment of taxes! The processor had not included one of the parcels of land in our loan so the taxes weren't paid. Now we have a huge tax bill to pay including penalties, fees and interest charges! Mr. Cooper has been so frustrating to deal with to try to get this issue resolved! I've been working on resolution for 6 weeks so far and it's still not resolved! Save yourself some frustration and do not use Mr. Cooper!
This company will literally clean your bank account out and skip town. They did this exact thing to me and now their customer service will not even pick up the phone. They literally bank drafted my mortgage 4 times in one night and cleaned my account out. Now they won't even pick up the phone.
Tip for consumers:
Do not use MR. COOPER!! They will illegally clear your entire account out on the weekend and then refuse to answer their phones.
My escrow was messed up in the loan transfer. It was very time consuming to get it fixed. Now it is wrong again and I am on hold right now. I was supposed to be transferred to the escrow department but am sure they just kicked me back to the general number. I am going to try to not escrow and just pay the insurance and taxes myself. Why deal with this bother and have thousands of dollars sitting at MrCooper, not collecting any interest.
Whether you are considering buying your first home or ready to refinance your 12th, Mr. Cooper is here to guide you through the process. Let's get you home.
