The home was not move-in ready on the day of move-in which was scheduled 3 weeks out. MSR did not perform a walk-through to prepare the home for me. The home was filthy starting at the garage and extending to the back door. Dead roaches and small live roaches were noted in the home. Started to move and had to abandon the task due to all the bedroom carpets were covered with pet hair. Since I have an allergy to cats, I immediately experienced feeling of runny nose, itchy eyes, sneezing, and hives. I had to vacate the home to prevent breathing complications. Notified MSR of pet allergies and it took almost three weeks for someone to be assigned to finally clean the carpets to rid them of the pet hair, odor, and dander. The stains remain. You have 14 days to complete the move-in checklist. Thankfully, my daughter was able to complete this for me. Uploaded list with photos documenting all the filth. MSR sent out a technician to perform a "walk-through" two weeks after the initial move-in date. No cleaning was done. The house remained filthy. I was instructed to ask for a rental concession after the move-in was completed. Once the carpets were cleaned, I was able to move in. However, the rental concession was denied because the house was "habitable." MSFR does not look at the checklist or photos or consider health concerns due to filth and allergies from unclean home. I wish I had read all the reviews before using the company. I would not recommend MSR to my enemy. Included a few photos of some of the filthy areas.
The home was decent but never maintained by MS Renewal. The HOA are literal fraudsters, it is a family of 3 that has a monopoly on ticketing residents with no documentation of the cause and the resident has zero recourse to protest! If you are depending on getting your security deposit back - forget about it! We did everything by the book and left the property in better condition than we got it - 2 months later we are still waiting for our deposit to be returned. Meanwhile their website keeps billing us rent with no valid lease! RUN DONT WALK THE OTHER WAY - NOT WORTH THE HEADACHE!
I was away at work and received a call due to my alarm going off. Viewed camera heavy set male entering my property. The key code on property has a master unlock which he used on his phone. Rent never past due and no work assignment. Van in driveway didn't have property name. Called police and inform it was someone from Main Street. A week later still no one can provide me as to why did he enter my home. It's scary and been scared to stay there in fear even if I change the code they have a master code to enter. Be careful

They do not respond to Maintenance requests in a timely fashion. Mold (I do remediation so I have test to prove it)in the shower where grout is gone (also because of no vent), termites, the flooring (laminate) is buckling and screws on thresholds are rusted from a flooding (mold under there?), it took me 3 weeks to get the front door Blue Box replaced and working. The pool pump quit working, no response yet on that, I still don't have a set of keys that work any door on the property, had to cut locks off the back lanai doors because no one could give me a code. Every time I ask for a manager they stall you and say they are requesting one but I get hung up on the transfer. They are trying to charge me $40 for a returned check fee when I paid everything by debit card. I am contacting several agencies Code enforcement, Dept of Ag, BBB, etc...if they acted like they were helping I would be as patient as Job, but this is not the case. DO NOT RENT FROM THEM. I am getting some money together to get an attorney to get me out of this lease.
I have lived next door to a rental home managed by this company for several years now. I am about to retain a lawyer! The pool in the backyard of the rental home has leaked and washed my yard out for years. It has also damaged my fence. They filled the pool in a couple of weeks ago instead of repairing it. They didn't tell me or ask me about when they would need to do that work to the pool. They have torn a large swath of my grass out, damaged my fence even more, and broke my sprinkler system. I have tried calling but cannot get anyone on the line. I can't find an email address anywhere to contact them. This is unacceptable - please do not rent from this management company. The last neighbors in that house complained for 4 years and got NOTHING repaired.
This company denied my application within 4 hours. Check my credit reports 'no inquiry' no letter stating reason for denial. Call customer support, terrible customer service. Check to see if anyone ran a background check, no inquiry. They took my 200.00 application fee and didn't run a check on me or the other applicants. After reading other reviews, I'm grateful I don't have to deal with thus company. But disappointed that I too was taken advantage of.
This company will take multiple applications and fees from multiple applicants without letting any applicant know that if another person is approved you lose your application fee. What a scam to use application fees as revenue. I, for one, would not apply for a rental knowing others are ahead of me and I could lose my application fee. Don't fall for this... Ask if others have applied, then decide if you want to risk your application fee. Simple openness is all one can ask for... Find another leasing firm.

I filled out an application for 1048 Megan Cross Lane in Kernersville NC. I qualified easily and was sent a proof of income online application. I started to fill it out and it asked me to log in to my bank with my user and password on an app I never used. I called your number and talked to someone who barely talked English and informed them that I was not going to do that. They then contacted the lease department, and I was told the same thing. That was strike 1. I looked online for an office near me and found one in Winston Salem. Drove out there and found an empty locked office. That was strike 2. I then looked online for information on your company and read in black and white that you would never ask for bank information. That was strike 3. I also found out that my daughter rents through you and she just gave pay stubs for proof. I had to cancel my application for obvious reasons. I can't see anyone giving you that kind of information online, so I'll look to see if it's still available when my lease ends in July. I thank you for your attention...

They have let us go on two days without our bathrooms working. We are literally unable to use our bathrooms. They lied and said it was dispatched. Next day they said it wasn't. Prior to this. They let us go two days without AC when it was 98 outside. They lie. They do not care. Worst company I have ever dealt with. By the way, the septic still isn't fixed. So we still can't use the bathroom or use any of the sinks.
This is the worst leasing company I've ever worked with. We got this house in Oct 2022 and was told that due to the hurricane, they can't do a walk through nor did they clean it. That was fine because I would have cleaned it all over anyway but don't say you're going to do it. Then we sent proof of renters insurance and they said we were non compliant but we sent what we were asked to. Now our hot water heater is broken and has been for 3 days. Someone was supposed to come yesterday and no one showed up. I reach out to MS renewal to be told that they don't schedule maintenance orders, that's fine but shouldn't you follow up and ask why they didn't show? As a company you have a contract with these companies or should have and this house is your responsibility. My husband suffers from PTSD from the Army and this has been a huge trigger for him and I'm having to deal with the outcome. This is not ok. I'm sure if you were the one without hot water, you'd be upset knowing no one will fix this. We stopped our auto pay until someone fixes it. I'm sure at the beginning of March they will call us looking for the money!

Customers service at MSR don't do their job, they should fire all of them and hire people that really want to work. No one cares, it's been 19 days without a fridge, I text, call almost every day, last Friday MSR worker came to see the fridge said that I need a new fridge I'm still waiting. MSR keep asking me to pay my rent but refused to provide a fridge. All MSR cares about its money. I also pay my rental insurance every month and MSR still charging me for it. It's ridiculous to live in a place when you pay your rent every month on time and still can't get good service.
This is the worst company to rent from. I have 2 leaks in different areas of the house. My windows freeze on the INSIDE when it's cold outside.When it rain, I have to put on rain boots & use a push broom to remove water so I can park my vehicle due to flooding. Bugs getting in thru the front doors. I can't open windows, screens are damaged & bugs get in. One of the windows want stay up. They continue to send the same technique & he's clueless about how to repair anything. He is scheduled to arrive during the morning hours. Instead he arrives 1 hour before he's scheduled to get off only to tell me what he doesn't know how to repair & that vendor/contractor will be coming & 5 months later still no contractor. When you asked for the field supervisor's name, he refuses to give you the name. But yet they expect you to pay.

I was told I would get keys on January 23 I didn't get accesses to the property until January 25. They won't pro rate the difference. They won't give me a key. It's a code only. If the power goes out. I have no access to my home.
22 days without proper heat. I have contacted the company several times. They don't seem the least bit concerned. It's currently 19 degrees outside and we can't run our heat properly. What a joke this company is. I cannot wait to get out of this lease. I will never consider this company again. And I will steer anyone and everyone I know away from this company.
I am writing to express my deep disappointment and frustration with my recent move-in process. From the start, there were issues with system processing and a lack of communication that significantly impacted the approval timeline. Despite diligently providing all requested documents, my emails were deleted, causing further delays.
Communication with my assigned leasing consultant was challenging, leading to complications throughout the process. The most concerning issue, however, is the oversight during the house inspection. The property was deemed satisfactory despite a lack of proper electrical wiring for essential connections like lights. I had raised this concern before my move-in date, but no action was taken.
As a result, I am now in a home without lights or heat, which is particularly distressing given the harsh weather conditions in Atlanta, GA. I believe urgent attention is needed to rectify these issues. I paid a substantial amount of $2,492 to move in, and I kindly request appropriate reparations for the inconveniences and hardships I am currently facing.
Answer: Don't bother... waste of money for an overpriced house. Their customer service is terrible. They give you the run around and the techs they send out are not certified. Look like people the just find off the street and hire for a repair to do. My husband and I are currently looking for an attorney to get out of this lease. We've only been renting from them for 4 months and have had SOOO many problems with this house. Look else where.
