I currently reside in Browns Summit, NC. This company actually gets no NO STARS! I have had worse issues in my home since day 1. The second day I was in my home my tub was stopped up, my second bathroom was leaking water under sink and the kitchen sink was leaking water. A few months later the kitchen sink was leaking more water. All of that was suppose to have been taken care of but a few months later right when covid hit, I noticed more leaking water from kitchen sink and was told it wasNOT an emergency so they would not be coming out. The leak became bigger and filled my entire floor and was running down the back of the home. It took multiple people to come to the home before it was fixed and took 2 months. Every plumber blamed the next plumber. I also had issues w water backing up in dish washer. The main water source also had leaking water coming from in running onto my floor. Next there was leaking water from master bedroom sink. Took days to fix. I expressed my concerns that I belive mold was growing in the home due to smell... it smelled wet in my house w a strong odor. The maintenance guys were suppose to make sure of no mold but all they did was cover it up with wood. I NOW have a leaking shower with water running between the walls. This was discovered once mold began to grow on the roof of my garage ceiling and in my sons closet. They sent more people out one who went to jail the next day for stealing! Yes the next maintenance guy told me that when they returned. Over months I had been speaking with Rachel Closner in the triad area for months about my concerns and that I would like to be placed out the home because of so much water damage and due to mold. I knew there was growing mold from the start. She did NOTHING. She never apologized until I brought it up. To wrap this up, they did nothing to accommodate me for all the issues. I went weeks without being able to use my shower I lived in a home with mold for months. My kids and I being exposed to it. With this company doing NOTHING. They told me they could NOT accommodate me. Do NOT rent or buy from these people. They do not care about you and will allow you to live in harmful conditions.
For anyone who is trying to rent a home, please do not go through Msrenewal/Orlando Leasing. We found a house on the market for rent and we're able to go look at it. The house looked comply redone, we checked everything that we could. Water was running, electricity was on, ac was working, literally seemed fine. So we all decided that it wasn't a scam and to continue with the application. On July 20th we got approved and on the 21 we signed, paid (first, last, and security), and set our move in day for the 30th. After getting most of our stuff packed and ready we get a call on the 27,3 days before we were supposed to move, by them saying that they were having issues with the AC and it was gonna have to be replaced. She continued to say that it wasn't going to be a while and that we could set the new days for Aug 15th which we agreed to. To make sure this wasn't a scam I called the city of New Smyrna Beach and asked them if they could give me any information on the 23 of August, they advised me they they had been waiting for them to play fines because they got caught doing work without a permit and for the contractors information. After several phone conversations for over the past month and emails they call to tell us that it would be another two months before the house would be ready. They then had us go look at a different home and this one immediately didn't look like it was gonna pass inspections. The counter top were cut to long that the dishwasher didn't fit and the doors looked like someone used a knife to open them. It is exactly impossible to talk to anyone higher up that can explain anything further. I'm not sure what exactly what they think is okay about posting houses on the market that have not been fully inspected and ready for someone to move in but this is BEYOND RIDICULOUS! I have a 3 almost 4 year old and the townhomes that we live in now keep asking when we are moving, which obviously we aren't. So we aren't sure what to do but I just don't want anyone else to have to go through what we are going through. Playing with the roof over someone's child's head is not okay and these people should be ashamed! Just saying.
It started with a complaint my first week into the home. FOUL ODOR coming from dining area next to kitchen and living room.
Odor so bad we were forced to live in our bedrooms and order takeout food.
They took 8 weeks to finally find extent of problem which was pet urine buildup under the floor, in the baseboards and even in some of the drywall. It was so saturated even the insulation was soaked with it. They made 2/3 attempts to just neutralize the odor by pouring stuff along floorboards to no avail.
Once the severity was uncovered they put us up in a hotel for 5 days to make repairs (which shows just how bad it was).
For 8 weeks i complained/begged that it was making us sick and we were forced to vacate main living areas to hide/live in bedrooms.
NOW... they are trying to blame it on MY pets and refuse any credit for those 8 weeks! And by the way... all my new neighbors know it was the previous owner who had several pets she left unattended everyday and would never allow anyone in her house!
My pets don't cause messes and I'm home with them 24/7. They "claim" i had an unauthorized pet in the home and are trying to charge me another deposit! (i have 2 pets on lease and have just 2 pets) so they denied the credit request!
First of all... NO one pet can cause that much damage in just one week! I reported problem in my first week here!
AND... if they were right then my home would be smelling again by now, 4 weeks after repairs, right? But its not! I keep a clean home always! Odor is gone now.
I have an impeccable LIFELONG history of leaving rentals better than I got them! ALL my prior landlords loved me! I ALWAYS pay on time! Always have!
THIS IS OUTRAGEOUS!
They're clsim has NOTHING to do with the the problem reported!
Not to mention, being new here to an HOA was told by HOA to not park work truck in driveway so we immediately stopped, no fine, just a freindly letter. Yet this company fines me for it. They never even informed me there was an HOA!
STAY CLEAR OF THIS COMPANY! They look for reasons to charge YOU more money! And blame tenants for problems that were their responsibility!

WARNING! This company is fraudulent and the worst mistake one could ever make. I have only been here a few months and have had a negative experience from the start. The property that i am renting has had plumbing, electrical, and structure problems since the first day i moved in. These were problems that i was not able to see until AFTER i paid my deposit and rent and had my utilities turned on. After many calls and complaints to get these problems fixed, it took over a month to get someone to come address the problems. WHAT PROBLEMS? You ask? Well there were outlets throughout the house that weren't functioning. When the maintenance guy came out to work on it, he told me that the whole house was improperly wired. So i could not use half of the electrical outlets in the house for over a month. Extension cords and surge protectors became my friends for that period of time. Next, there were leaks from the kitchen sink, from plumbing between the first and second level of the house, from the HVAC system. Water was literally pouring from those places and the company did not seem concerned with sending anyone to fix those problems until i called the health department to inspect the property. Oh yes i have videos and pictures of all of this- even the mold and collapsed ceiling due to plumbing/ water leaks. And still months after the FIRST call about the plumbing i still have water pouring from the first floor into the finished basement area. None of these problems were apartment until i was already locked into a lease and the company is unwilling to allow me to break the lease nor properly maintain the property! And the list goes in and on about problems... yes and i have copies of all the maintenance requests as well... date and time stamped as proof of this company's negligence and fraud. And last but certainly not least... this company has put charges on my account for late payment... and when i call to resolve the issue... they put me off by saying someone will get back with me on the issue or try and give some BS excuse for the charges to be on he account. YET AGAIN, i have bank statements showing the dates that payments were made and none of her were late. In fact, my rent payments have been made the month BEFORE they are due. This review is not a joke. I should have read the reviews before renting from this company. DO NOT RENT FROM THIS COMPANY!
This company is a complete scam. I applied in May and was approved. The 1st house I chose they sent me to tour. There was no lock box on the house. Then 2 days later they said the house wasn't available. I switched to a different property and it wasn't a lock box to tour that home either. Then they told Me the house I orignally wanted was now available again. Went back and still no lock box to enter the home. After 2 weeks they told Me to go back and the housed was inspection ready. Now My application has been approved for 3weeks I never had to walk a rental for the inspection. They asked Me to meet inspector at home and the house was no where near ready. The lights weren't on the electrical outlets were popping out of the walls. Not 1-2 all of them in dining and kitchen. There were exposed wires in the basement. The shower in the master batheroom had a broken handle on the shower door door. There were holes in the walls from previous tenant. They didn't even paint. Then had the nerve to call Me with a attitude and tell Me that they rent homes as is and they weren't going to paint. Then they emailed Me and said everything was fixed and ready to move forward to move in Aug. 1st. 2 days before that they called and said the house is not available someone broke in and stole the refrigerator. I had been working with them for almost 2months at this point. We are set to move due to emergency and they knew that and instead told me it would take 14 to 30 days to get My $1795.00 deposit back. I explained We were schedule for a emergency move and My Mother is Retired and Disabled. They that if wanted to choose another house We would have to reapply and additional application would be required. So We paid the 1st app fee for 2 adults $100 and $1795.00. Now they want Us to pay another $100. Now We are stuck trying to figure out what We are going to do and my lease has expired and Our Voucher Expires at the end of Aug. 2023. Haven't heard anything from them since.

My husband and I moved in with our 4-year-old to find out there is a leak, and the water can't be turned on. Their response was "these things take time". We are so disappointed and upset. Run, don't walk, away from this company.
Do not rent from the company! They are terrible on so many levels. Currently, they are charging me for my pet that has been deceased for months. I can't just contact someone because they said they have to contact another department. But won't five me the contact info. There have been many issues with this company.
Answer: Don't bother... waste of money for an overpriced house. Their customer service is terrible. They give you the run around and the techs they send out are not certified. Look like people the just find off the street and hire for a repair to do. My husband and I are currently looking for an attorney to get out of this lease. We've only been renting from them for 4 months and have had SOOO many problems with this house. Look else where.
