I rent my apartment with Vacasa. Turns out that they don't control the tenants. On one rental, there was a party with 18 people (i have the videos from my nest doorbell), all of them smoking pot, drinking, and not following the bylaws of the property. They say that they don't have a way to control what happens on the properties that we trust them to rent. These people did a lot of damage, and they charged them with an insurance (and me too), but at the beginning, they didn't want to use it (maybe they just charge and never take a real insurance). In the end, they fixed the damages, but now that we want to go out of Vacasa, they have a lot of terms in small tiny letters of the contract.
I wish there was something in the contract that penalized this company for letting people do whatever they want, breaking all the rules of the resort...
The worst part is that the main office for the area is less than a mile away...
Stay away from this company (if you can call it that).
Worst part: the apartment is 1700 square feet, 3 beds, 2 baths (8 people capacity), 15 mins from Disney, and they rent it for $69 a night, and over that, they take 25%...
It's better to have it closed just for us...
We removed pet from reservation 3 days prior and app said refund is on way in 5 days. Never got it. Called them and they said no record of change and will not refund. Obviously we did not bring them pet with us. LOL
I've had an extremely disappointing experience with Vacasa. Their management is severely lacking—communication is slow, and follow-through is inconsistent. What's worse, there are hidden fees tucked away in the fine print that were never made clear upfront, which left me feeling misled and frustrated. As a property owner, I was shocked to find out how little control I actually have over my own property. Vacasa seems to prioritize the guests over the homeowners, even in cases where the property is damaged. Guest issues are given top priority, while owner concerns are brushed aside. It's clear that their loyalty lies with collecting bookings rather than protecting the homes they manage. Overall, this company cares more about profit than people—both owners and guests alike deserve better transparency and accountability. I would not recommend Vacasa to anyone looking for trustworthy property management.
We had a place paid for via AirBnB. They reached out to us 3 weeks prior to our vacation and said the owner wanted to stay in their house the week we were going... so we were forced to find another place. We still had to pay more. Once we got to the new place, trash was piled up outside, the amenities were broken or unusable, and everything was FILTHY. We called to have maintenance come out-- not one person showed up and no phone calls came in to us about updates. We've called 18 times! Number goes to random people and you have to repeat your story over and over. Refund was requested by AirBnB themselves-- Vacasa DECLINED IT! Do NOT use them!
I hired Vacasa to manage my STR over two years ago. I recently fired them. They SUCK! NO communication, no management standards or accountability. My dishes, bedding and towels are destroyed and they did nothing. Items went missing from the house and no accountability or guest check out follow-up. Furniture has been destroyed and they did nothing. They let guest bring in outside beds and allowed more guests to stay than the place could handle. They have cost me thousands of dollars and tell me that it is not their problem. They are the worst management company. I wish I could give a negative rating.
I rented a property and was so disgusted I left early. Based on the guest book entries for a year or so ago, it seems this was once a much better property rental experience. Now the home has a pest issue, unsafe items in the kitchen, and broken appliances throughout. I get that I wasn't paying for a 5-star hotel, but I expected things to work and to have a clean place to stay.
Good luck getting a refund. You'll be send to the "local team". Better to just dispute the credit card charge and never stay at one of their properties again.
We could not check in upon arrival (it was late at night) and spent 2 hours on phone and text trying to resolve. They had given us the wrong code and could not get in touch with local managers. We ended up having to drive and check into a hotel, spending much more money. At some point in that time, we were told that "relocation experts were on it" and we should go back to the condo. They were not on it and we later recieved an email, that our home was cancelled for the night. The local manager called the next day and told us to come over. Gave us the right code and made sure it worked. He also told us that they would refund us for the one night, mind you we spend another 530 on a hotel, which they should have paid due to their mistake. They did not. Upon returning to the property, the first thing i looked for was cookware, as another reviewer had said there was "not even a pan to fry an egg". Having messaged several times before our trip, I was assured that there was indeed cookware, as checked by the local team. There was nothing except 2 greasy sort of bowls that someone threw in a cabinet. They were disgusting. The local manager did respond and sent over a new set. But clearly there was not a lot of communication between vacasa and the locals. I had asked for a 1 to 2 hour late checkout. And you would think they would want to be gracious after all that had happened, but they did not get back to me right away and when they finally did, they told me that I could purchase more time...unbelievable. And their fees are criminal. Avoid at all costs
We stayd at a VACASA managed apartment in Beech mountain NC and it was disgusting. There was poop flecks on the toilet from previous guests, food residue and smell in the fridge, and the carpets had not been properly cleaned or vacuumed in months. Absolutely disgusting. They only returned our cleaning fee, and I'm telling you now DONT BOOK THROUGH THEM. They are gross
I appreciate refunding the money, but I think it would be better if Vacasa would stand behind their credibility of your organization and offer some additional money due to the inconvenience you had caused by me having to take the time and additional money to find another place for those dates. (via AirBnB) As, we had airline tix already purchased and commitments to another couple.
This is extremely disappointing and will not use Vacasa again and ensure others are educated about the type of business your organization runs by cancelling on us basically two days before the trip and offering options that are not even close to where the original property was rented!

I bet Ike's a place through this company. It is still two weeks away and we had a family emergency. Now only two out of eight of us are able to go. I am one day past the date they said I could get half of my refund. I contacted them today and they will not give me a refund of any kind. I will never book through this place again.
Horrible customer service, if you don't want to be disappointed don't use this company. I'm a homeowner in Florida and they never return my calls and completely ignored me. Their managers quick working with Vacasa very often.
Renter Beware: if you book an Airbnb or a VRBO property and it is managed by VACASA, you will receive a final bill that has the nightly rental, the VRBO service fee, the taxes, and then another heading "FEES" that includes VACASA's booking fee and other miscellaneous fees. The total for the nightly rental es 43 less than Vacasa's fees, and this was before the VRBO service fee and taxes. Ridiculous. It's robbery. Just avoid VACASA altogether. I wish we had.
If I could give this company a negative star review I would. Absolutely terrible to work with. Canceled our vacation and then screwed us over financially. Will no longer be able to vacation.
We checked in to our vacation rental late in the evening
The next morning we noticed the refrigerator wouldn't cool, the pool cleaner was stuck in the pool and not operating, the smoke alarm was going off every day despite no one smoking, and the screen was torn
I called every day to get these things addressed and I am in day 5 of my vacation here and have had no one come out. We can't use the pool because it is dirty, the food spoiled in the warm refrigerator, and we get woken up by the smoke detector
I hear apologies from the company but have lost all hope of getting anything addresses before I go back home

Absolutely terrible vacation rental with this company. Private equity owned. No interest in customer service. Liars. Avoid this company and wait for the class action lawsuits.
I have dealt with these people "both ways". I have rented though them ad have been on a Board of Directors that has had to deal with them. My rental was abysmal. Our issues were addressed days ito ou 7 day stay, They could ot have caed less. I will NEVER rent with these jerks agai. Customer service wqas anything but, and it too days to get a response. Backed up toilets are the worst.
The BOD of my community has had nothing but problems with the VACASA rentals. Too many people in a unit, parties at the pool, too many cars on the lot, police having to be called, they do not care. They are making a commission. If you are an owner, consider someone else, because you will be burdened with their inept and rude personnel.
We stayed in a Vacasa home called Sea Breeze Cottage in Maine. The moldy, musty smell was OVERWHELMING. You had to keep the doors open to get rid of it, which out there in the middle of no where isn't safe as the sun goes down. The downstairs is not usable at all with the smell. The back sliding glass door DOES NOT have a true handle, it is RIGGED and has been all scratched up as if someone PRIED it open! The place is dirty and the fans disgusting. The view is obscured by cloudy/fogged windows. Outlets don't work. Gross stains on mattresses. Vacasa was notified and just does not care. So this is the last stay that we have with this company. If I rent a home I expect to feel safe and breathe healthy air. I don't want to see a rigged door handles and I expect it to be clean and smell good at minimum.
Rustic River Paradise in Baring WA. Booked via Booking.com it is however a Vacasa managed property.
The place was too dirty/falling apart to stay at with kids (and massively overpriced at over 200$ a night for a quiet rural area) so we went back home - not quite the summer vacation plan we were going for.
Vacasa absolutely will not refund or come to any other agreement. As they are currently treating customers who booked rentals that may not even be standing after the Hurricane the same way I guess that's not a surprise.
They also claimed to Booking.com (and the BBB - filing a complaint at the BBB is also entirely useless) that I turned down their offers, they made none.
Avoid anything Vacasa managed.
BEWARE of BOOKING with Vacas! We planned a trip to Sugar Mountain starting the 2nd of October 2024 and due to the hurricane we were told today (9.28.24) that the property is unavailable. It's a bummer but understandable. I assumed they'd offer a refund, and I'd hear we're sorry your vacation got scrubbed. Not even close! It turns out that apparently I needed travel insurance to protect myself from Vacasa and that they are using consumers to insure them against natural disasters. My options are either to book at that property in the next 30 days (not sure how I'd do that based upon the damage they indicate has happened) or book another location. Talked to the supervisor and he had no interest in helping me and instead wanted to educate my on business and finances. Apparently his customer service training/experience didn't educate him on the lifetime value of a customer. IF everything goes swimmingly on your vacation, you may be okay with Vacasa and whoever the actual property owner is. BUT if you have any issues, you'll be SOL because they aren't there for you. I should have checked online with Yelp and others to see the 2.3 rating out of 5 along with numerous complaints about properties being dirty and/or broken fixtures, counters, doors, gates etc. That's my fault and won't be repeated. I truly hope this helps someone else avoid a potentially ruined vacation and in my case $900+ mistake.

The property listed waterfront, but until after financially committing, we were not informed that we were required to cross active train tracks to access the water. 6-7 trash bins were full existing from 2-3 prior renters based on dates inside trash. Bathroom floors contained urine and hair. Bedroom carpeting was heavily pet stained. Bedding was heavily soiled. Only noticed upon stripping of bed. Cabin unsecured for 4 years based on feedback in guest book dated 8/2020. Refused cancellation night before trip after we discovered train right of way thru property existed. See photos.
Answer: It's a monster scam. Avoid at all costs. I've rented several properties that ended up going through Vacasa - despite my best efforts to avoid them. You can't find out that it's Vacasa until after they have your money. It's a criminal enterprise.
Answer: In my experience, construction is their "catch all" excuse for canceling. Follow up to verify that it was rented, but for higher fee.
