Reserved an apartment on the beach and tried to add a night. After 5 phone calls, we were given wrong information and claimed nothing was available and then told there was. We inadvertently double booked because of their misinformation. They refused to correct the mistake. I don't recommend renting through vacasa. Avoid them at all costs!
Rented pet friendly place thru Expedia read all the conditions and paid non refundable rent amount to Vacasa. Two days letter received rental agreement from Vacasa with totally different rules and regulations including "pets not allowed, fine is 1K". Was told have-to sign this or no check-in information. I'm a licensed real estate agent and this is SCAM. You don't take non refundable money first and THEN ask a tenant to sign rental agreement they don't agree with. Their property management license should be suspended or reworked all together. What they are doing is illegal. I plan on filing official complaint with the state Real Estate Commission
In the past 2 weeks 03/01 to 03/10, we had booked into a Condominium located within the 5* Reunion Resort, Central Florida. To state, this has been our worst experience of renting a vacation apartment ever. The apartment was dirty, there was hair in the bathroom draws, the fridge leaked, the carpets were disgusting and stained, the property needed painting to cover all the spillages where previous guests had split food down the walls, the furniture was end of life and the bed springs on the master bed were pushing through. After complaining to both central and local guest services for 10 days, and having had no air conditioning because it was broken, we relocated to another property at our cost. Fortunately we found a property that wasn't Vacasa managed. Never again will we book with Vacasa. For all their blurb on their website, I can tell you, much of it is not true. Be warned is my conclusion.
I would not rent from this company whatsoever. It took someone 20 min to answer a text, almost 24 hours via email and 19 min on hole via phone for answers. Stick with Air BB and VRBO. AT least there you can actually communicate with the owners of the properties.
Upon arrival at your condo, you have no recourse if you find that your bedding, i.e. Mattresses, are substandard or completely worn-out. Vacasa staff may be sympathetic, but they do nothing to resolve the situation, and so you are stuck renting a unit with completely unacceptable bedding. This happened to our family at Gulf Shores Alabama the Fall of 2022. Both bedroom kingsize mattresses were completely "shot". Vacasa later offered a 13% refund but it hardly compensated for poor sleep night after night of our one-week stay. A sleeper sofa was too filthy to use.
As an owner, we have used Vacasa to rent our property for two years. Their cleaning is average at best. They don't have any contractors that facilitate repairs. We had a pipe burst in our cabin and had to cancel three rentals. Vacasa moved those guests to other properties but still charged us their 35% management fee. So we OWED Vacasa money at the end of the rental month. They made more money on our cabin than we did. They also charge your guests excessive "booking fees" often many hundreds of dollars, which is revenue the owner doesn't share in. There are better alternatives. Find them.
Our friends and us rented a property in South Lake Tahoe over summer vacations, from Vacasa. Honestly, a royal headache and total bate and switch. Complete lack of QA check. Yuck.
We left after one night because of the horrid condition of the home - peeling furniture, broken furniture, dirty, unsafe sleeping conditions for any of our kids, broken deck, broken outdoor furniture and so on. Just horrible.
They agreed to refund us (over the phone) yet when it came time to get our funds back, we were surprised that so much was charged.
They completely removed the property from their site since it isn't in good condition, but continue to hold our funds ransom by not returning the correct amount.
So vacasa when will you do the right thing?

I rented a property in Florida for the weekend. Attempted to reschedule to a different weekend due to unforeseen weather conditions that include severe thunderstorms, hail and possible tornadoes. I would have to drive from Louisiana through Mississippi and Alabama before entering Florida. Vacasa first told me to contact air bnb with my request, who told me only Vacasa could approve such a request. Vacasa has the ability to approve the request but instead declined and told me I had to keep my dates. That means driving threw extremely dangerous weather conditions, risking my life to not enjoy the beach at all. Not to mention that with the amount of rainfall that is expected, it might damage my car. They can care less about what goes on. I do not suggest you book with this company.
This condo, the location, cleanliness, comforts of home, beach & lagoon views, pools & beach access were more than we'd hoped for!
Parking, WiFi & other amenities were on point.
Check in/out & parking/passes were all easy to complete/obtain/access.
The Vacasa customer service team was impeccable throughout the booking process (we had some unforeseen changes from our original booking/ properties & dates, but the three agents we worked with were awesome & made everything hassle free & without worry!

This is my first year renting my property with Vacasa. Initially they were very helpful and responsive. Now it's getting closer to rental time and I can't get anyone to return my calls. They've charged me $869 in unexplained fees and I can't get details on when they're dropping off linens, cleaning, etc. If they don't turn around their service, I'll never use them again.
Answer: It's a monster scam. Avoid at all costs. I've rented several properties that ended up going through Vacasa - despite my best efforts to avoid them. You can't find out that it's Vacasa until after they have your money. It's a criminal enterprise.
Answer: In my experience, construction is their "catch all" excuse for canceling. Follow up to verify that it was rented, but for higher fee.
Answer: I am not sure but for the renter (not the owners) the fees may be charged without full disclosure.
