Freedom mortgage sold our mortgage to Mr. Cooper end of December, since January this company has been an absolute annoyance to deal with, after forbearance all payments made on time yet we keep getting letters from Cooper stating we owe $24,000 and needs to be paid asap, this was supposed to be refinanced into loan modification with Freedom mortgage, they also state that we can sell the home, refinance, or surrender the home to them, how idiotic, this company has untold number of complaints, paid out millions in law suits, along with several class action lawsuits, wonder how CEO Jay Bray sleep's at night, I am currently filling complaint with New Hampshire Banking Commission, along with other avenues not mentioned,

Stay away! They don't use local appraisers. Appraised for $183,000 in Jan 2019, X home appraised for Mr. Cooper in Oct. 2020 for $153,000( Zillow had it for $155,000... Go figure). Zillows algorithum is off badly in many areas. 40 days later... I refinanced it on Nov. 27,2020 with Huntington. Apprasied at $210,000. X-home was off by $57,000! I know they used Zillow, because my Sqft is listed wrong on zillow. This Wrong Sqft. Was presented in my apprasial! We laughed at Mr. Cooper's apprasial, saying no updates had been done in fifteen years. When in fact the house was gutted to studs and all new in last three. Mr. Cooper would not even help appeal this terrible apprasial. You will lose your $500 apprasial money! Stay away! Stay away if you live out in the country!

Mr Cooper mortgage is a bunch of circle jerking crooks! I got a mortgage loan for just 10,000.00
After 15 years of making my payments on time, I have only paid less than 2,000.00!
There is something profoundly wrong with this company. Don't ever use this mortgage company, not even for a birdhouse! DON'T EVEN THINK TWICE. TURN AND RUN IN THE OTHER DIRECTION IF YOU VALUE YOUR LIVELIHOOD! This is a company of lying thieves with absolutely zero compassion for you and your families!
If there are any lawsuits currently or in future works against Mr Cooper, I would love to be a part of it! Please let me know! I hope this review helps some unsuspecting hard working people from being taken advantage of.

Mr. Cooper processes and communication timelines are outrageous. Attempting to sell my home via a VA Assumption. The process traditionally takes 45-90 days. Mr. Cooper, on several occasions, quoted 6-12 months. Once they receive the paperwork to start the process, it can be under legal review for 45 days. No phone number is provided rather a fax number and email. After hearing nothing back about updated timelines with the email address given, I reached out to their customer service rep for yet another update. Their legal review office responds to inquires in about 30 days. At this point, we are about to far exceed out expected close date as outline in the purchase agreement and will have to re-negotiate terms or find a new buyer. The worst part is my original loan was purchased by Mr. Cooper and I had no say in it.
Customer service reps were always nice, the company as a whole is just greedy. Once they got wind I was selling my home I was bombarded with marketing advertisements for a new mortgage through Mr. Cooper for my next home. I would recommend staying as far away from this company as possible.

I am so sorry my husband ended up with Mr. Cooper without any say in the matter. We were contacted by our real-estate agent about refinancing our home since the rates were incredible low. We discussed it and decided to follow through. Within a matter of days after completion and being contacted buy our new mortgage company, they turned around and sold our mortgage to another company by the name of Mr. Cooper. I immediately had a terrible feeling about this company because I had never heard of them. With such a stupid name how can one take them seriously and being from a state that has a history of repulsive human rights issue I knew it was a matter of time they'd show their true colors. And they did not disappoint. They were late paying our home insurance premium. Then all of a sudden our mortgage payment went up without notice. Now our payment are even higher than before we refinanced to lower our payments. What an absolute scam and predatory lending maneuver. I tried signing into my account on line and its now telling me that my user name and password is wrong. I had no problems before and now all of a sudden I can't log into my account. Yep. Shady.

Mr. Cooper is the WORST company I have ever has the displeasure to deal with. They are RUDE, DON'T GIVE A CRAP ABOUT THEIR CUSTOMERS, LIARS, UNKNOWLEGEABLE AND JUST PLAIN A**HOLES!

Do yourself a favor and find another mortgage company.

Mr. Cooper purchased my loan from Flagstar bank. I went to set up weekly payments on auto pay, not offered. Went to a bi-weekly auto payment. They charge you for this service. Unacceptable!

Incompetent thieves
September 18, 2020

Our loan was sold to mr Cooper right away and it's been drama ever since. The borrower isn't allowed to pay their own bills, which is normal of course, but Mr Cooper won't pay them properly either! So we ended up going back and forth for months trying to get it sorted out and then once we thought it was resolved they suddenly decided that they had paid the insurance twice and charged us a chunk of extra money! I chatted with them and called, but there was no convincing them that it was their error.
That's what happened last year. Now this year they still haven't even attempted to pay the insurance and it's due in just over a week. With so little time, if they mess it up again I won't have time to try to fix everything before the payment is late again.

They also would have missed a tax bill if I hadn't been nervous about them messing it up and notified them that they were missing one ahead of time.

I can't even contact them on their website anymore, the message center won't load on my phone or computer. Their page to update insurance information says it finds multiple properties when I put our information in and then when I put the loan number in it says our loan doesn't exist.

What a stressful mess.

Our mortgage got sold to Mr. Cooper, formerly Nationstar. We immediately had issues when we had never had issues, ever, with any other mortgage company. They robocalled my husband incessantly at work saying our payment was overdue, when we had not even gotten any payment information from them. This happened for about two weeks, even AFTER we made our first payment. Their message when you call is very hostile: We are a debt collector blah blah blah, anything you say on this call will be used against you (paraphrasing here). We decided to pull money from retirement savings and just pay it off to eliminate ever having to deal with them again. The information on their official form for wiring the final payment was wrong. They have not logged in our final payment, which we had to send by registered mail. This place is a disaster. You'd be better off with any other lender. Why did they change their name? To make it more "friendly". Perhaps if they treated their customers with respect, they would not have had to change their name.

I have read the reviews on this site and agree. This is a problem plagued company. Please see my review on the Mr. Cooper site (unless they refuse to publish it because it is unfavorable.) My experience with them is in the past, but it seems impossible to get an escrow balance back to me. I fear they have deep internal problems. When you call them on the phone, they pass you around, but no one seems to be able to make a decision. I believe they are in the business of supporting themselves on the interest they make on all the escrow deposits. I have been waiting about 2 years and 4 months trying to get a $600 refund of escrow owing me after the loan closed. They were unwilling to allow this credit to be applied at closing, which would have been the best thing to do. I may get my money by Christmas. I have a brother who is a lawyer. I may ask them to sue since he will do it without charge, if it does not come soon. I hope their staff reads reviews on this site. What a bunch of crooks and incompetents. I am sure there are good honest people there, but I smell rotten at the top.
